Main Villa (Sleeps 11, 5 Bedrooms)

The main house has one master bedroom with dressing room and en-suite, one double bedroom with en-suite, two double bedrooms and one triple bedroom sharing 2 bathrooms. There is an extra toilet on the ground floor and all are modern design with great showers and limestone finishes.The snooker room has a wood burning fire and leads into the split level dining room with a table for 12. A modern open plan fully equipped kitchen and overhead mezzanine area with sofas for quiet times. The TV room has a plasma TV, DVD and video recorder and lots of choices of what to watch. The kitchen has fully fitted Boffi units with built in appliances, Bang & Olufson stereo and plenty of lovely crockery and glassware for the guests.There are 2 extra fridges, 2 washing machines, a large wine store and cloakroom. Outside are several terraces for alfresco dining and 2 barbecues.

Should guests wish to have Mama Gigi as their housekeeper then this reduces the bedrooms by one double as she remains on site.

About the property


Casa Baldelli has been lovingly and sympathetically restored to provide a peaceful holiday home away from the crowds but with easy access to shopping, restaurants and local attractions.

The villa, tobacco barn and apartment are fully equipped with top quality bedding and towels, crockery and glassware.

The pool area has 12 sun loungers, a gas BBQ, honesty bar and a table for alfresco dining.

The children are not forgotten as there are also swings and lots of pool toys to keep them occupied. Giant Connect 4 , giant Jenga, archery and more. There is also a toy box, tree house, a vegetable garden and lots of areas for exploring. Mama Gigi can also do childrens cooking classes if the parents want a bit of peace!

The villa is fully stocked with all the basics on arrival with a replacement as you leave, so you can arrive and relax without having to worry.

The tobacco barn and apartment will have all the basic necessities in and also shopping provided should the guests wish for arrival.

A cleaner is provided as well as cooking, babysitting, massages, wine tasting or whatever service the guests require for a relaxing time details of which can be discussed at the time of booking.

About Gilly Carey

Mama Gigi and Don Gordioni, as we are affectionately known, welcome all our guests as if they are friends and enjoy spoiling them. Gilly loves cooking and entertaining and Gordon loves the dishwasher!

The house reflects our love of art and interior design whilst it maintains a relaxed, comfortable atmosphere for guests.

Gilly is very house proud and is always making sure everything is up to her high standards and loves pottering in the garden or giving diving lessons to the smaller guests.

Gordon enjoys his jeep with the roof off in the summer and smaller guests love a trip up the hill on the rough roads.

With 7 grandchildren of our own, DVDs, toys, books, swings and the tree house are very popular.

Why Gilly Carey chose Umbertide

Green Umbria was the perfect choice for our holiday home, stunning countryside and amazing landscapes. Although we are at the top of a hill, we are only 10 minutes from the supermarket and a range of restaurants to suit all tastes.

There are lots of interesting towns and hilltop villages to explore and in the summer many local festivals to enjoy. There are some great wine areas nearby as well as great cycling and walking for those not wanting to spend all the time next to the pool

What makes this villa unique

We are very particular about making sure our guests' needs are fully met and will do our best to fulfill their requests so they leave well relaxed.

Children are most welcome and Mama Gigi keeps a great stock of crisps, ice creams and biscuits as well as baking great cakes and buns to spoil them.

The house is fully stocked with shopping on arrival so the guests can relax, should they wish a full service of meals this can be arranged with menu discussions beforehand or food prepared for them to cook.

The area around the pool is great for barbecues and cocktails, although the six o'clock rule sometimes gets forgotten!

Notes on accommodation: The property is 500 years old so stays cool inside during the summer months but fans are provided in all bedrooms if the going gets too hot. All the windows have integrated fly screens which enables the house to get the breeze without the bugs. In the winter months the wood burning stoves and the central heating keep the house warm. The villa is located at the top of a hill so there are some lovely walks nearby and also in the grounds through the woods and olive groves. At the furthest point of the garden is our tree house and a flat area as a football pitch, archery area or badminton for the children. The pool is gated for childrens safety, and most of the garden is fenced but there are some steep sections so children need to be kept an eye on. Outside: The villa is nestled in 10 acres of landscaped gardens, chestnut woods, olive and fruit groves and a vegetable garden. The pool is 8 metres by 5 metres and has a shallow end as well as a deeper section however a ridge runs all the way round the inside edge the same as the shallow end. The pool is a salt system which is lovely to swim in. The terraced area around the pool has 10 sunloungers with removeable towelling covers as well as a table and chairs for outside dining. A pergola sits over the dining table so there is plenty of shade should anyone wish to avoid the sun. There is a gas barbecue by the pool as well as another outside the kitchen area of the main house so should there be lots of guests the two can be combined. The stainless steel units by the pool have 2 fridges as well as storage cupboards for towels, glasses, suncreams etc. There are plastic glasses stored here for use by the pool to ensure the safety of the guests.

Stunning home, perfect for a family getaway

We stayed with Gilly and Gordon for three nights in April and had a fantastic experience. First off, the home is one of the most beautiful places we have ever seen. They restored the original house and did quite a bit of work to modernize all properties and the landscaping. It's truly gorgeous.

Gilly and a Gordon were wonderful wonderful hosts. Two British expats who fell in love with Italy and really welcome you into their homes. Gilly was so thoughtful as to load up our fridge with essentials, and prepared an incredibly delicious meal for us on night one. It was so nice to just sit and talk with them, we even got a tour of their personal home (which is gorgeous).

We stayed in the farmhouse which was perfect for our family of five- two young kids included. Since the home is a bit remote, Gilly has plenty of wine for purchase so you don't have to worry about driving into town, can cook any meal you'd like and helped us arrange for a car to take us to/from dinner in Montone one night. They were full of recommendations for where to go and what to do for the day as well.

We highly recommend this beautiful home in stunning Umbria. You also can't beat the views!

Finding the right words to describe our holiday will not do justice to how absolutely fantastic it really is.

Our accommodation was beautiful with great attention to detail, providing everything that we needed, and more.

From the moment we arrived the welcome we received was so warm, that we knew it was going to be a holiday that would be special.

The apartment for the four of us was just the right size, the modern kitchen had everything we needed, lovely bathroom with a fantastic powerful shower. All linens were provided, even towels for the pool area which meant more space in the suitcases.

The patio and especially the pool area were great for chilling out and the view across the valley took our breath away time and time again.

The main house of Casa Baldelli and the Tobacco Barn are simply stunning. Gilly and Gordon's hard work in renovating the three properties are an absolute credit to them, you cannot be anything but impressed at the style and detail, yet each one has a warmth and ties in beautifully to its surroundings.

We would not hesitate to recommend you stay here, you will not be disappointed, and will most certainly want to return.

Gilly, your hospitality was so generous, and the meals fantastic, thank you so much, and having the gorgeous happy, gentle dogs around made it feel more like home. This was a holiday to remember.

As good as it gets…simply stunning!

We just returned from a 3 day stay in the barn as the property had been recommended by friends as a potential venue for a 40th birthday party. We visited in January, so it was obviously too cold to swim. But the sunsets were amazing, the fire was warming and the company and food spot on.

Of course the real star here was Gilly…she was exceptional : nothing was too much trouble, she is a wonderful cook, a gracious host with a great sense of humour who can also recommend the best local haunts if you want to eat or drink outside, personal trainers, wine tastings, etc (you won't want to leave).

As she and Her husband live there, the house is cared for in a way that you don't see with other rental properties, everything works and looks immaculate and Gilly and the delightful dogs are always on hand, but the property is big enough for complete privacy if you want it. Near to Perugia and surrounded by beautiful villages, it is a little slice of paradise, and we'll definitely be returning as often as we can.

And yes, I booked it for my 40th in the summer!

A little slice of Italian Heaven!

Wow, we have just enjoyed a wonderful holiday at Casa Baldelli. Gilly and Gordon are the perfect hosts. They are so very kind, thoughtful and so accommodating.

Casa Baldelli comprises of 3 separate dwellings, each having their own outdoor terrace areas.

All dwellings are beautifully decorated to a very high standard, Modern, contemporary, comfortable furniture and furnishing, luxury bedding and towels are provided. Lots of areas inside and outside for relaxing, including a beautiful lounge with wood burner, TV room, with plasma tv, dvd player and lots of dvd.’s.. The main house kitchen dining area is quite simply stunning with high ceilings and a mezzanine floor above that provides an additional place to relax. All kitchens are fully equipped kitchens with everything you could possibly need, including lots of lovely crockery and glassware.

The main house also has a snooker room and is a great place to pass away an hour or two on a rainy day. There is also a table tennis area just below the main house too. Both the Main House and the Tabacco Barn have Wood Burning Stoves.

The swimming pool is available for use by all guests, with it’s panoramic views over the beautiful Umbrian countryside, plenty of sun loungers with comfortable cushions, a BBQ, wet bar and dining area. A wonderful place chill out during the day or watch the sunset with a glass of wine as you dine alfresco under the stars.

Whether you are coming here as a group, or renting one of the dwellings you will not be disappointed. This is a very special place…a real slice of Italian Heaven! We cannot recommend this place or it wonderful hosts enough…Thanks for a wonderful, relaxing holiday…we’ll be back!

Wonderful place with an outstanding view and host

We had a wonderful stay at the tobacco barn. The place is designed with style and taste. Everything one can need is there. Gilly is a great host and was very helpful, from concierge to being our local baker and butcher:) We will definetly want to come back.

Heavenly Holiday!

Just had the most relaxing break at Casa Baldelli. This was my second visit and I would go back again and again! Gilly is the perfect host and has thought of every last detail to make this a really special place to stay. She made incredible gluten free meals (including a sunday roast!!) which we enjoyed on the terrace... along with several bottles of presecco! I cant recommend this place highly enough, the house is STUNNING and Gilly (aka Mama Gigi) is a wonderful host.

Perugia airport is a half hour drive from the house and Ancona one hour and a half both of which are serviced by Ryanair from Stansted airport London. Rome, Bologna and Florence airports are a two hour drive and Pisa airport would be 3 hours drive. Car hire is necessary. Flights are also available from Gatwick to Florence.


The local towns are Umbertide and Trestina both approx 10 minutes drive away. The local market is held every Wednesday in Umbertide and nearby in Citta di Castello on Thursdays and Saturday. Perugia, Assissi and Cortona are 30 mins by car and Citta de Castello is 20 mins. Florence is about 2 hours and the Mall for Designer label shopping is 1 1/2 hours away.

The area is rich with historical attractions and hilltop towns as well as Lake Trasimeno where there is canoeing and kayaking as well as a ferry to the islands.
