3 Lamanva Barns is a converted granite barn, converted and extended to provide a spacious, character home, the Barn is fully equipped for families and has well stocked gardens, patio areas and parking for several cars/boats/trailers. There are 5 double bedrooms, two of which have en-suite bathrooms and there is a larger family bathroom upstairs. There is an open plan kitchen, lounge and diner, with additional sofa seating in the hallway, plenty of space to spread out. There are two downstairs loos and there is a also a 'snug' with sofa creating extra lounge space. Close at hand is the pretty village of Mawnan Smith with its thatched pub and popular cafe and Italian restaurant. There is a farm shop stocking local fruit, veg, bread and dairy products 400 yards away. Local and nearby golf courses include Budock Vean 9-hole course (4 miles), Falmouth links course (3 miles), Mullion and 40 minutes away; Trevose. 3 miles from the popular sailing resort of Falmouth and within easy reach of Helford Passage, close to the exotic gardens of Glendurgan, Trebah and Carwinion.

About Sally Read

This is our family home and we have been moving out for the summer holiday rentals for over 12 years now. We pride ourselves on the fact that this means that all furniture and equipment is comfortable and homely and that you have everything you need for your stay. We have three children and know from experience that there is ample room for running around and playing, both inside and out. We have lived in Lamanva for over 18 years and it is a lovely quiet area, with other families living close by, but without noise, disturbance or noisy traffic.

Why Sally Read chose Budock

The space around the barn is plentiful, parking for a number of cars, boats or trailers and although only a few minutes from villages and Falmouth town, you really do feel you are in the country. Helford Passage is a short drive away, there is a lovely pub serving great food and a safe beach for children to swim, go crabbing, jump from the pontoon. The rooms are spacious and there is plenty of space for families to spread out. There are two gardens, one a deck and one is lawned with a patio and so the sun can be enjoyed all day.

What makes this barn unique

Loads of parking space and a good sized garden for playing, barbecuing, sunbathing, eating out. Plenty of rooms inside to have space to yourselves, with good social areas in dining, kitchen and lounge. All rooms are good sizes with 5 loo's around the house, so no queuing!

Outside: There is plenty of room for parking and boat storage. 3 Lamanva Barns has a sunny decked front garden, large rear garden with trampoline, swings and slide, patio area with barbecue and seating. Utility Room: Washing machine, tumble dryer, access to front garden drying. Cleaning / Towels / Linen / Maid service: House towels and bed linen are provided. Other: Hall with shoe rack and coat hooks, small wc. A further 'snug' provides playroom/additional room with sofa and 'en-suite', wc.

Wonderful family home from home

Beautiful family home from home.

We all felt totally at home from the minute we walked through the door.

The house was perfect for our large family of all ages.

Really good location, close to Falmouth and also close to some lovely beaches as well as the Helford River.

Will definitely book again.

Stunning home ideal for large family groups

We stayed in this lovely barn for 1 week - a large family group of 7 adults and 3 children were very comfortable accommodated. The house exceeded our expectations and was more impressive than the listing indicates. Spotlessly clean for our arrival, with the unexpected treat of strawberries and prosecco in the fridge!

The layout is ideal for families, plenty of bathrooms/ WC's and very well equipped kitchen and the "snug" is a perfect indoor leisure area for children.

The garden was also a delight for the little ones- and the sundeck a perfect place for adults soaking up the sun or enjoying a drink in the evening. The owner and the key holder made themselves readily available should we have had any problems.

I would absolutely recommend this property to anyone wanting accommodation for a large group, it is situated in a lovely quiet village but with easy access to all the attractions and resorts in the South West of Cornwall. We loved the beach at Church Cove just past Helston, and Helford for the views and walk, but there are so many lovely places within a short drive of this property we were spoilt for choice.

I would definitely return in the future if we wanted a large holiday home again.

Brilliant !!!!!!!!!!!!!!!!!

Great from start to finish dealing with Sally the owner , house was spotless , well laid out , everything we required for 10 of us , lovely garden , areas etc , if you book it baggy the master bedroom and watch the deer through the French doors on a morning !!! Would highly recommend and we will definitely book again , only downside ....... there wasn't one at all ..........Jon and Tina and family ( Selsey )

Excellent Spacious Property

Our expectations were totally surpassed when we arrived at No. 3 The Barns. The photographs really do not do the property justice, they don't show the space, and not all of the lovely aesthetics are represented; the stunning bathroom en-suite, doesn't even feature on the gallery and the Master Bedroom is much bigger than it looks. We actually wondered if the owner may have done this on purpose, to keep it a bit of a secret!! There is large private drive, a separate decking area at the front and patio/lawned area at the back with tables and chairs. It is very clean and appliances are labelled, where necessary, to assist you with usage. I would highly recommend this property to anyone who is looking for plenty of space, a lovely interior and all the mod cons. We cooked large meals each evening, and everything we needed was to hand. To top everything off, I left two brand new towels at the property and, without a second thought, Sally agreed to send them to Cardiff for me, so great customer service as well - No. 3 The Barns is a hidden gem - we had a brilliant time!

Our stay at 3 Lamanva Barns

Everyone in our mixed party of 13 (with an age range of 87 years) was impressed with this property. The location was good in a quiet hamlet - perfect for a variety of excursions in this part of Cornwall.

We found the spacious interior, both upstairs and downstairs, perfect for our 1 week stay. The traditional furnishings, fixtures and fittings all top class with some nice modern touches, particularly the super bathrooms. Also most welcome were the information leaflets, variety of books, games, indoor and outdoor toys and jigsaw puzzles available to use.

The children couldn't wait to get into the back garden each day and made a beeline for the trampoline, swings, slide etc straight after breakfast.

The downstairs snug with its own ensuite provided a perfect facility for our mother (90). Although this could sleep two if required.

The driveway was huge and allowed plenty of space for our 3 cars and a boat trailer. The large front garden was also ideal for drying off the wetsuits and other boating bits and pieces.

We were lucky with the weather all week but if we hadn't been and forced to spend time indoors, there would have been plenty to do and space for everyone to enjoy.

We really looked forward to getting back to the property at the end of each day...............can't wait to return next year.

Falmouth, Helford Passage and rural beaches are all within 5-10 minutes drive. Helford passage has an excellent beach side pub, the Ferry Boat Inn, serving food there is also a ferry service to Helford Village (and The Shipwrights Arms) and along the coastline. Town beaches all have excellent facilities and direct access to restaurants for lunch and evening meals. North coast surfing beaches are from 20-30 minutes drive away. Trebah, Glendurgan and Carwinion Gardens are all within a 5 minute drive, Trelissick Gardens is 20 minutes away.

Travel:

Newquay airport is a 45 minute drive away, Truro mainline station is 25 minute drive, Falmouth Town and Penmere Stations are 10 minutes drive.

Distances:

Mawnan Smith is 2.5 miles. Mabe Burnthouse is 2 miles

Falmouth Town is 3 miles.

Truro 10 miles.

Further Details:

From 'Lamanva Barns' you have easy access to the bustling harbour town of Falmouth, which is home to the National Maritime Museum, sandy beaches and a large selection of restaurants, bars and cafes. The main roads to Truro (20 minutes drive) and North Cornish Coast are close at hand and to the west the Lizard peninsula, Land's End and St Ives (roughly 40 minutes drive). Trebah, Glendurgan and Carwinion Gardens are all within 5 minutes drive. The Lost Gardens of Heligan and the Eden Project are both within an hours drive.
