My husband and I met as students at Edinburgh University and have always loved the city. We moved back to Scotland 7 years ago and now run a small property rental and development business.

We now live on a sheep farm north of Edinburgh with our young family but regularly visit the city to enjoy all it has to offer.

We enjoy finding flats in Edinburgh that we know to be in excellent locations and which we enjoy staying in ourselves.

We buy good quality furniture and fittings that we enjoy using and looking at ourselves and strive for very high standards of cleanliness from the firm of professional cleaners we employ.

We started renting to holiday makers in April 09 and have had extremely positive feedback about how lovely our flats are to stay in.

When deciding how to pay please be aware that if you book and pay via Owner's Direct you will be charged a 'service fee' which is about 6% of the booking. I also pay a 'service fee' too if you choose to pay via the website. I only enabled online booking last year - prior to that guests paid via bank transfer directly to me. If you chose this method it will save us both money and will make your stay cheaper. Feel free to call me and discuss how to save money on your stay.

Why abbey arkotxa chose Old Town

We felt that The Park is an ideal tourist flat. It is on the doorstep of all the major tourist attractions - Holyrood Palace, Parliament, Royal Mile, Castle, Grassmarket are all 1-5 mins walk from the front door.

Despite it being in the heart of all the action you get a really good night's sleep in this flat due to it's situation within a small private development and facing onto Holyrood Park.

The area is packed full of bars, restaurants, shops etc. You don't need to walk far for anything.

We have young children and being on the doorstep of Holyrood Park is brilliant for giving them all a big run around first thing in the morning.

What makes this apartment unique

We like the fact that it is so easy to stay here. Allocated parking, lift access and quick to warm up in the winter. It is a really cosy place which is a real bonus given Scotland's weather reputation.

We adore being in Edinburgh during festival time and love the fact that this flat is in the heart of the action. After a long day's festivalling and coming out of a show in the early hours of the morning you can be in bed within a few minutes. Perfect!

The apartment is a 7 minute walk (£3-5 taxi ride) from Edinburgh Waverley train station. A taxi from the airport will cost approximately £18 or you can take the airport bus for £5 return which drops you outside Waverley train station.

The flat is ideally located for walking all over the City. A hop on/hop off sight seeing bus has a stop outside the flat. All that Edinburgh has to offer is literally on your doorstep.

Superb location for the Edinburgh Festival - within minutes walking distance of the main venues yet really quiet location which gives guests a peaceful retreat from the crowds and noise.

PERFECT location

We had a group of 5 (one child) stay at the apartment for 5 nights in August. Checkin is at the hotel next door, and was so easy. They stored our bags during the day, which was super convenient. The concierge at the hotel was one of the best things about the apartment. They're there 24/7, knew we weren't hotel guests, and were just phenomenal. Tip them well, though they were treating us great before we did.

The apartment itself is modern, clean and well laid out. It is on the small side for us suburbanites, but probably right on the money for a center city flat. The location could not be better. You are a block off the Royal Mile, just next to Parliament. Almost everything on the mile is uphill from the flat. But the good news is that on your way home from the Castle after the Tattoo, when it's impossible to find a taxi, it's all downhill! Many Fringe venues are nearby, and each of the hop-on/hop-off buses stop either across the street or around the corner.

The kitchen is well-appointed. We really only used it for breakfast and didn't do much cooking. Both bathrooms have showers, which had good water pressure. The beds are on the small side. We slept in the master, with the bed separated into 2, and they were smaller than normal twin beds. Fine for us, but maybe difficult for someone very tall.

Great location, perfect for our family of 4 with two teens. Immaculate accommodation.

We will highly recommend to friends. A 5 pound taxi ride from the train station got us here. We could have walked but we had too much luggage. So convenient to shops, a grocery store, and many restaurants. Very safe. Lovely view from the balcony.

Beyond my expectations

From the beginning of the reservation process to our last day, The Park flat and Edinburgh was beyond our expectations. My mom and I could not have asked for a better experience. Abbey is very accommodating and allowed us an early arrival. The flat is exactly what is pictured on VRBO. It is very spacious, clean, warm and inviting. The helpful books describing how each appliance worked to where to visit and dine is very well thought out. We felt comfortable from the moment we entered the door. The neighborhood is very quiet. Not what we expected in a city.

The Macdonald Holyrood Hotel, next door, is also quite helpful and friendly. They helped me print out tour tickets and our boarding passes. Always with a smile.

I would not hesitate to recommend Abbey's flat. It felt like we were coming home at the end of each day. Thank you so very much!
