Holiday Home in Zaton, Near Sibenik, Dalmatia, Croatia - In the Centre of the Village, Just off the Harbour Side

The Stone House is steeped in history. As well as being a family home, it has been used as a village wine store and a partisans' hospital in the WW2. Positioned in the centre of a tiny bay, the Stone House offers views of both the picturesque harbour below and the olive groves surrounding the village. The Stone House comprises: Four double bedrooms, individually designed and each with an en-suite bathroom. Elegant dining room seating eight people. Spacious kitchen, including original stonework and wood burner. Cosy living room with curved walls, built into solid rock. Spectacular roof terrace catching all-day sun, furnished with a gazebo, and sun loungers. Decorated throughout with decorative arts and antiques. Property is fully air conditioned.

Fantastic house - beautifully decorated and really well equipped.

We had a great time staying in this beautiful house in Zaton. It's a lovely place with a couple of bars and restaurants. There's also a couple of small supermarkets, a bakery and every morning a few stalls selling local veg and fruit, making self catering very easy.

We did both the boat trips on offer (although had to abandon the trip to the waterfalls as it was too windy). It's a good way to see a bit more of the coast.

There were plenty of places nearby to visit. Sibenik was about 15 minutes away - although be careful of traffic at the weekend. Trogir was a bit further - an hour's drive and is very pretty but our favourite place was Primosten which was about 40 mins away. We found a gorgeous restaurant right on the water and had the best icecream in the little square. Krka National Park is easy to get to and worth a visit although very busy - go early in the morning or later in the afternoon to miss the crowds.

We really enjoyed staying in Zaton and exploring the area but the house definitely made the holiday - we loved it.

The Stone House Zaton

We were lucky to stay in this lovely property several times. It is situated in the delightful village Zaton which is at the head of a deep inlet forming a picturesque harbour used by sailors and fishermen. Beaches are quiet and safe and the sea is crystal clear. From June to Sept(inc) the water is perfect for swimming.

The property is tastefully furnished and equipped. The 'meet and greet' team do an excellent job and were helpful with any queries or requests. All the facilities are of a high standard. Bedrooms and bathrooms are immaculate. Living accomodation including kitchin/dining area, lounge and rooftop terrace are comfortable and have all facilities you may need.

Zaton is enchanting and all essentials can be purchased from local supermarkerts or market stalls.Good restaurants and bars are in the village. The famous city of Sibenik is easily accessed. Here are many famous buildings including a beautiful cathedral. The Krka National Park is worthy of a visit.

Brilliant Holiday

We stayed in the house for two weeks in August. The house was beautifully appointed with first class bathrooms and kitchen. Whilst only a couple of minutes stroll / stagger from the delightful harbour with its cafes, restaurants and convenience stores, the location was very quiet. The village also had an ATM. We were looked after by the housekeeper and his wife who live locally. Nothing was too much trouble.

The facts

The Stone house is a well appointed house over three floors, however the owners description is considerably embellished.

The bedrooms were boiling hot making it very difficult to sleep, even with the fans provided. If anything the walls kept the temperature high at night when the ambient temperature dropped a few degrees. For us somewhere with A/C would have been far better. Therefore we had to sleep with windows wide open, hence got well bitten my mossies and had to listen to the loud church clock chiming every hour throughout the night. The living room on the ground floor does stay a few degrees cooler.

There is no BBQ but owner provided an electric grill when requested.

The fish market is actually 2 or 3 old ladies selling vedge from their garden each with a tray of small fish (not on ice and covered in wasps) - not very appetising.

When we were there, Zaton was not a sleepy fishing village, it was noisy with very few places to park and one night held a loud concert until 2am. Also a lot of noisy motor cycles.

The kitchen was adequate, but lacked work surface.

The bathrooms are nice, with good showers and plenty of hot water.

There is a decent TV with many cable channels and a good WiFi connection

Zaton has 2 nice restaurants (the more expensive needs a reservation to guarantee a table) and 2 small supermarkets.

Zaton is situated on the Krka river, not far from the mouth at Sibenik, and is therefore brackish. The water temperature was pleasant for swimming. The "beach" is actually a concrete promenade. Better spot, but still not great, is a 2mile drive to where the road that runs along side the river ends.

Best beaches are at Murter Island, 25km away. Cold sea but clear water so good snorkelling for the hardy. Terrain is rocks but shade to be found under occasional pine trees. Best beach we found was at 43.775231,15.624229. Unfortunately where ever you go there is the likelihood of stumbling over a naturist.

The property manager was ineffective - Place wasn't ready when we arrived - the cleaner told us they had only just been notified. The manager initially refused to contact the owner about the BBQ and couldn't buy a fan for the one that was missing from one of the bedrooms. He told us you couldn't rent a boat without a license. In fact you can, for 450KN plus fuel a day on Murter, it just needs to have a limited engine size. Overall nice enough place at the right time of the year.

Activity and Interests


From the house you can walk to the various village beaches, where many of the locals congregate mid afternoon to relax in the water. As with most Croatian beaches, these are stone or concrete platforms. A five minute drive from the house is the village of Raslina on Lake Prokljan. A ten minute drive away is the tourist resort of Vodice with its busy beaches and nightlife. As you are located on the coast, you are spoilt for choice for beaches, just explore a little.


The Stone House is 45-60 easy drive from either Split or Zadar airport. The village is self contained with a good local market, shops and restaurants. However you will need a car to explore and get around. Driving from the UK takes approx 18 hours with breaks.


The City of Split take about 1 hour and 30 minutes to drive and park in the centre. Trogir is a 45 minute drive. Primosten is a 30 minute drive. Sibenik is a 10 minute drive. Krka National Park is a 30 minute Drive. Vodice is a ten minute drive. Zadar is a 60 minute drive to it's centre.

Further Details:

The village has a small fresh produce and fish market each morning from 7am. Produce is very fresh and cheap. Zaton has two mini-markets where you can buy just about everything. On the harbour side there are a number of cafe bars and an ice cream parlour where you can laze away the hours. Konobar Feral by the quayside is a great place to have a few beers and eat some simple but great food, it is hard to run up a significant bill here. Next to the church overlooking the harbour is Konobar Porat which is famous for it's fish and steaks. They have a great selection of wines and don't charge for deserts.

  • Notes on accommodation: The house has thick stone walls and does not need air-conditioning, as it maintains a even temperature throughout the summer. Young Children need to be supervised at all times, as most of the flooring is stone. Additional heating is provided through freestanding radiators and the log fire in the living room. Outside: The house is actually two houses built on top of each other, which have been connected to form one residence. On top of the main house is a large terrace, over-looking the harbour, village and church. This terrace is a sun trap all day long and is an ideal place to spend a lazy day. A large wooden pergola provides welcome shade to eat. The swallows constantly fly by at eye-level and you can watch and listen to the sounds of village life. A gas barbecue on the terrace allows you to take advantage of the locally caught fish or meat from the local butcher. A one minute walk from the front door and you are at the harbour side, 5-10 minutes further and you are at a selection of village beaches where you can swim in the beautiful water or sit in the shade of the aromatic pine trees. Cleaning / Towels / Linen / Maid service: Towels and linen are all included, as well as a separate pile of beach towels. If rented for two weeks, cleaners come by arrangement to change the bedding, towels and clean the property mid-rental. Baby sitting, massage and additional services by request. Other: The whole house has been renovated and decorated to provide an escape from the 'real world'. The bedrooms are fitted with antique French beds, walls have been stripped back to reveal natural stone and bespoke furnishing make this a very special place.
