The Homestead (Sleeps 6, 3 Bedroom studio)

As you come in through the front door, you enter the spacious kitchen, which is fully equipped with cooker, microwave, fridge, freezer, dishwasher, microwave, washing machine and tumble dryer. The kitchen sink has a view over the garden, and the Vale beyond, and there is also a kitchen table with three chairs. There is also a dining area in the sitting room.

The sitting room has a dining table with six chairs, and two large three seater sofas. The flat screen television has freeview and there is also a DVD player.

There is a ground floor bedroom with twin beds, a chest of drawers and a view over the garden. There is also a ground floor bathroom with a bathtub with power shower over.

Upstairs there are two bedrooms, a double and a twin, both with chest of drawers and wardrobe. There is also an upstairs shower room, with shower, toilet and sink.

About the property

Ground floor barn conversion

Town Farm is a working farm nestled at the foot of the Chiltern Hills and has been run by the Leach family since the early 1930s. About 1000 sheep are farmed on the Beacon Hill and surrounding high ground, while the lower fields are used for crop cultivation. The 'pick your own' opens in June and guests can take a picnic and stock up on fruit and vegetables. The farm enjoys fantastic views of the surrounding countryside including the local landmark - Ivinghoe Beacon, which marks the start of the famous Ridgeway Walk.

About Angie Leach

I originally come from Cape Town, South Africa, and my home is now on the farm in Ivinghoe. We now have 17 cottages on site, which we started converting from barns in 1995, and I also now look after the bookings for other properties in the immediate area. Many of our guests have enjoyed staying with us from all parts of the world and appreciate the beautiful countryside around us and there is always plenty to do.

Why Angie Leach chose Hertfordshire

We love the area because you can be in the middle of the countryside one minute and hopping on the train for a 50 minute ride to London the next.

We are also close to the Grand Union Canal which stretches from London to Birmingham and which offers leisurely walks and boat hire. We are also only around an hour from Stratford on Avon, a little further to Oxford and Cambridge, and is a good basis for sightseeing.

Viewers of the "Midsomer Murders" series will also find a wealth of film locations to visit, from red brick Chiltern villages, to medieval churches.

Whether it's shopping or sightseeing, we have it all on our door step. Bicester Outlet Village is only 40 minutes away, or you may prefer to head to Milton Keynes, with its undercover mall with all the high street shops and more!

You can do everything from skiing on indoor slopes of snow, to playing golf, crazy golf, skate boarding indoors, sailing, fishing and more, all within an hour of us.

What makes this barn unique

All our properties are comfortably furnished and offer all the convenience of your own home, all with fully equipped kitchens, some with dishwasher, washing machine and tumble dryer. Linen and towels are also provided, together with an information pack in the property, with a list of local activities and things to do.

Booking Notes:
Please email to book and ask for availability.

We ask for one third of the rental to confirm the booking, unless it is within 8 weeks, in which case we ask for payment in advance. There is also a damage deposit of £100 payable, and this is fully refundable after your stay. This deposit increases to one week's rental if your stay is over 28 days.

There is also a £25 booking fee.

We accept credit and debit cards. (2% fee for credit cards, 3.5% for Amex, no fee for debit cards)

Changeover Day:
Changeover days are flexible. Arrival from 3pm and departure by 10am.
We do ask for a minimum of one week bookings.

Please note that although we try to update the availability, it may not be accurate, so please email us. We have seventeen cottages on site, and also look after bookings on others in the area, so hope to be able to offer you another property.

Great experience

I regularly use the cottages managed by Lets Unlimited over the course of the past 9 years and this is one of my favorites.

The property was exactly as described (and illustrated on the website) as it was clean, spacious and well presented. This particular cottage is very peaceful, it has great views over the surrounding countryside and stunning sunsets in the spring and summer months. There are good facilities on site for younger children including tennis courts, soft play area, climbing frames and swings.

The Lets Unlimited team are on site and will be as helpful as is required without in any way being intrusive.

(PS - If you stay at Town Farm make certain to visit the Kings Head restaurant in Ivinghoe, the Aylesbury Duck has to eaten to be believed !!
