Ideal relaxing beach holiday location.

The villa is approximately halfway down the beach road which joins one of the best regarded beaches in the area (Fireman's Bay) to the center of Kapparis; so 250m to the left is the beach, 250m to the right are a good selection of 10+ restaurants, cafes and bars. A local supermarket open 8am to 8pm is located at the top of the road, 5 mins walk, perfect for everyday items, food, beer/wine, toiletries. Kapparis is a quieter, family friendly area popular with locals and ex-pats hence is open all year round. Easy flat 10-15 mins walk to a local bus stop which runs every 20-30 mins along the coast to the larger, more touristy resort towns of Pernera, Protaras and Ayia Napa which are 5min, 10min and 15-20min respectively and offer an increasingly large variety of entertainment during the day and late into the night. Last bus back 3am. Airport transfers can be arranged with a local family company hence a car not necessary, although car hire for all/some of your stay with delivery to the villa/airport possible from the same company.

The villa is also suitable for two families wanting to share as 3 bedrooms (one double with private en-suite and two twin-bed rooms sharing a bathroom) are on the top (3rd) floor, with a fully-equipped open plan kitchen/dining/living room and additional bathroom on the middle (2nd) floor.

On this level a full size balcony overlooks the pool area and has views to the sea. The balcony is gated either end so children can play under supervision having no access to pool area.

At pool (1st) level, included in the price, is another basic poolside kitchen with 2 fridges, kettle, microwave, sink etc. Another 2 bedrooms, a bathroom and shower room with 2nd large living room/dining area seating 6 internally.

This pool level accommodation is great for everyone to use during the day and nights around the pool and has a large pergola with 2 large outside dining tables and outside seating for 10

As this pool level is accessed by the external staircase from the middle floor it can also double as a self-contained apartment for a family of 4-6 or even to keep noisy teenagers separate!

Why Richard chose Famagusta region

Having traveled on holiday regularly to Cyprus I decided the mixture of weather, friendly English-speaking locals and old-world safety where the locals rarely lock their cars, was right for me.

As for choosing an area, I wanted somewhere to eventually retire to where the beach, restaurants, bars and village amenities were within a short (5 to 10 mins maximum) relatively flat walk of the villa as my father has trouble walking against a gradient.

Unlike Protaras and Pernera, which virtually shut down between October and May, the Kapparis area is open all year round due to a high number of local ex-pats who use the facilities all year long (currently in 2016 there are 11 bars/restaurants and 7 small supermarkets/shops)

Again unlike Protaras and Pernera, the smaller town of Kapparis doesn't have any late night venues (music and karaoke stop around midnight and most bars close between midnight and 1am) seeing that my nightclubbing days are over, I also didn't want to be woken up by noisy groups roaming the streets into the small hours.

What makes this villa unique

I chose to buy this Villa as for the price it had the best blend of position relative to amenities and the beach, plot size, outside space and size of pool.

My family stayed at the Villa Pandia for 1 week at the end of May. We are a well travelled bunch with high standards and this villa did not disappoint us in the slightest. In short, the Villa was excellent with a larger than average pool in a garden that gets sun all day long.

The Villa is ideally situated literally 3 minutes from a beautiful clean beach with good swimming conditions. In the other direction its a short walk to the Supermarket, shops and good restaurants - really its not essential to use the car. I would recommend it as an ideal place to stay and we will certainly return next year for our fifth visit to Cyprus. Regards Paul & Pauline Goddard.

Booking Notes:
A 25% non-refundable deposit is payable to confirm booking with the remaining balance due 90 before arrival. A refundable breakages/damages deposit of £250 is required which will be refunded within 7 days of departure, less any deductions for losses, damage or breakages as fairly assessed by the managing agent. No male only groups.

Changeover Day:
PLEASE NOTE -we request that you vacate the property by 11am on the day of departure as we often have new guests arriving later the same day and it takes a minimum of 4 hours to clean, launder and prepare the villa.
If nobody is arriving on the day you leave it is usually possible to stay until your flight departs, please ask.
Access to the property on the day of arrival will be from 3pm for the above reason. Again earlier entry may be possible by arrangement.
We have a combination locked key safe outside the villa to collect and return the villa keys. So you can just let yourself in when you arrive and just leave the keys back in the key safe when you check out.

Notes on prices:
Prices shown are for 7 nights. For rental periods over 7 nights the price is worked out pro rata. e.g. if the weekly price is £1400, the price for 10 nights would be 10 times the nightly price i.e. £2000.
The Villa is looked after by friends of mine who live in the village. They can arrange extra cleaning, customized welcome packs, extra cot hire etc
I also advertise through a few other agencies so their prices/terms may be different to mine on this site which are 'direct' with me the owner.

Notes on accommodation: The villa has 3 floors. The top floor can sleep a family of 6 in three bedrooms with 2 bathrooms. The middle floor has an open-plan kitchen/living/dining area with separate bathroom/WC. The lower pool level doubles as a self contained apartment (as not connected internally to the rest of the villa) and normally sleeps 4 people in 2 separate bedrooms partitioned off to the rear of the living area. Each of these bedrooms has 2 single beds and fitted wardrobes. In the living area there is also a double sofa bed for 1 or 2 smaller children if needed hence a max sleeping capacity of 5/6 on the lower level. It has it's own basic pool-side kitchen and a shower/wet room, WC, TV, DVD One travel cot and high chair already in the villa for guest use. The local British couple who look after the villa for me can arrange for the hire of extra cots(£25 per week),high chairs (£15 per week)and camp/z-beds if needed (£25 per week). Payment would be to them directly when at the villa Outside: Private pool 9.5m x 4.5m is 3ft shallow end and 6ft deep end (the deep end has sloping sides for safety). As well as a fully tiled pool area, there is also a large decked platform at the bottom of the garden. Loungers are provided for sunbathing around the pool. Under the stairs is a large charcoal barbecue. There are 2 large outside dining tables (in addition to the ones inside) with seating for 10 under a pergola which gives a permanent shaded area to dine or sit. The whole of the pool and garden area has outside lighting so you can sit and enjoy a drink and the Cypriot weather after dark. To the front is a secure gated driveway for parking. The whole of the perimeter of the property has 8ft fencing giving extra privacy whilst providing a secure containment area for any younger children. Obviously children should be supervised at all times. Guests are responsible for their own travel insurance. Utility Room: Washing machine, clothes drying rack. Cleaning / Towels / Linen / Maid service: Linen and bathroom towels are provided. A mid-stay change of linen and towels is included for bookings of 2 weeks or more. Mid-stay cleaning and/or linen/towel changes for shorter bookings can be arranged at additional cost. Other: Lower level has bedrooms 4&5 within a self-contained apartment with its own kitchen,shower room and WC. The pool level living room also has a double sofa bed, TV/DVD/hi-fi. Useful for separate groups/families sharing who want their own space

What a great place for a holiday

What a great place. The house answered all the expectations. A nice quiet place and everything what we needed was close by. In our holiday, we were ten people in villa, and space was enough for everyone. I put four stars out of five because the house was a little dirty when we came there and bedding was dirty.

Incredible Villa!

Perfect location, just minutes to the beach and to some nice restaurants! Booking was very easy and fast, Richard replied immediately to our requests, and arranged a transfer for us as well. The place is really spacious and very well-maintained. We'll surely be coming back next year!

Perfect villa

Our family group of 8 adults stayed at Villa Pandia in the first week of June. It is exactly as it looks in the photos and it was perfect for our large family as there was lots of room to spread out. All the rooms are a good size and there are 4 bathrooms. It was definitely the best equipped villa we have ever stayed in with lots of sun beds and garden furniture. Everything was clean and in excellent condition. The pool is lovely and is serviced twice a week. We hired a car for a few days but everything is nearby so a car isn't essential. If you do hire a car, Cape Greko is worth a visit, where cliff jumping proved popular with some of the braver members of the family! The beach is a 5 minute walk away from the villa and is clean with crystal clear water. You are missing a real treat if you don't visit Villa Pandia - we are already planning a return trip and we don't usually return to the same places for holidays.

Ellesmere Port

Villa Pandia - outstanding!

We were travelling to Cyprus to attend a family wedding and needed accommodation for a party of 9. We found Villa Pandia on the Owners Direct website and found dealing with the property owner Richard a pleasure. Aside from processing our booking in an efficient and friendly manner, he also helped us with transfers from the airport and arranged to have a food pack waiting for us when we arrived. The villa itself is superb, just as it looks on the photographs. It's absolutely spotless and equipped with everything you could possibly need, including tons of crockery and cutlery - plenty for large groups of people. The pool area is beautiful and spacious, with plenty of sunbeds, a bbq and a lovely shaded area with two large tables. It's surrounded by secure fencing, meaning we could relax in the knowledge that the kids couldn't escape! Location-wise, the villa couldn't be better. Approximately 250 metres to the right of the villa is the village centre, which is pretty quiet when compared to Ayia Napa (thank goodness!), but has plenty of bars and restaurants to visit during your stay. In actual fact, The Cove pub is just across the road from the villa and does a superb breakfast for 4 euros, so you'd never go hungry! There's a lovely beach literally 2 minutes walk to the left of the villa, with calm, shallow, crystal clear waters and sunbeds for hire - that's if you can be bothered tearing yourself away from the pool. All in all, we had a fabulous stay at Villa Pandia and would recommend it to anyone.

Fireman's Bay beach is just 5 mins stroll (250m) from the villa. It has clean sand and safe swimming. There are loungers for hire and a hot/cold snack, drinks kiosk. Passing through Fireman's Bay is a coastal path along which you will find a number of other coves and beaches within easy walking distance. Malama bay beach has water sports and hotel facilities open to the public. It's a 10 min walk along the coastal path which then passes through Pernera, Protaras and ends in Ayia Napa.


Direct flights to Cyprus are available from a number of UK airports with recent announcements increasing the number of budget airlines now operating flights to Cyprus. Cyprus has two international airports although Larnaca airport, which is 65kms (50 minutes drive) is the closest. The other airport at Paphos is two hours drive away but still very accessible. Hiring a car is not essential as there are amenities within easy walking distance of the villa and local buses to Protaras and Paralimni.


The central area of Kapparis offers a good selection of bars and/or restaurants and is literally just around the corner from the villa approx 5 mins stroll (not misleading holiday brochure Olympic sprint 5 mins) Same 'real' 5 mins walk to the beach at the end of the road. Paralimni is 2 kms inland with historic squares and churches and shops. Protaras is a lively town, both day and night, 5-10 mins bus/drive/taxi. Ayia Napa and the large water park are approx 15-20 minute drive/taxi/bus ride.

Further Details:

The Famagusta District has much to offer holiday makers as it encompasses Kapparis, Paralimni, Protaras, Cape Greco (nature conservation area) and Ayia Napa. Kapparis is a quieter, family orientated resort, yet has a good choice of restaurants and bars for those nights that you want to stay close to the villa. Every one of the restaurants/bars in Kapparis is within an easy 10 min walk of the villa. At the top of the road is a traditional Cypriot restaurant (Falliros) further along the high street other restaurants include a 'Pizza Express' style Italian (Just Italian), a traditional Cypriot kebab/charcoal grill restaurant/take away (Magazaki), a Chinese restaurant (China House), Tony's Cyprus Tavern , Karas Fish Taverna and the Pig & Whistle Pub. There are another 4 or 5 bar/restaurants which serve meals day and night. 90% of the amenities are open all year round, useful outside traditional peak season when much of the tourist orientated resorts such as Protaras and Ayia Napa is closed.

Airport transfers can be arranged to and from the villa if required and hiring a car from the airport, or even in Kapparis itself, is easy. The Cypriots drive on the left and all road signs are in English. Hence the villa is ideally located for those who want to escape and relax, maybe never leaving Kapparis, yet it is close enough to larger resorts to benefit from all that they have to offer should you want something more lively to visit. The long white sandy beaches at Protaras, including the famous Fig Tree Bay, are just 5-10 minutes away by car/bus/taxi. Protaras is a popular resort offering a wide choice of restaurants and bars, family entertainment options, including mini-golf, a sea aquarium. Evening entertainment at the popular Eden Square is available long into the night. Ayia Napa ,15-20 minute drive/taxi/bus, offers a wide range of options on a larger and even livelier scale, including the famous Nissi Beach and Water World, one of the largest water parks in Europe
