Booking Notes:
Threshing Barn has discounts for partial occupancy out of high seasons to attract parties of 2-6; 4 bed priced at near to 3 or 2 bed rates! Honeysuckle caters for couples at discounts in similar times. Similarly for The Linny @ The Old Manor Farmhouse. The changeover times are 4pm on arrival and 10am on departure. To make a secure booking, a 25% deposit is necessary. The remaining balance is then due 6 weeks before arrival.

Changeover Day:
Changeover days are Saturdays during summer season and flexible throughout the rest of the year.

Notes on accommodation: The Old Manor Farmhouse was built in the 15th Century. It included a "Linny" and also three traditional barns. Maid service, baby and/ or pet sitting and on site pampering available on request. All are both child and pet friendly, with, for children stair gates at top and bottom of the spiral staircases plus high chairs and cots available on request. There are organised folders on local information, which is so important when coming to an area for the first time covering: eating out / in (30+); walks (20+); sports (you name it); beaches (22); man made and natural attractions (50+) - the combined total cater for all and helping guests find those gems. All heating, towels and bedlinen provided with the barns having easily controlled central heating and plenty of hot water. Smoking inside is not permitted. The owners live in the Old Manor Farmhouse, so are easily available to give help and advice. Outside: Secluded garden and courtyard with sun loungers, tables, companion seats and barbecue for the barns. Separate garden for The Linny to its front. Access to further garden for all, especially children to enjoy 14ft trampoline which goes down well.

A stunning haven

Tucked away in an oasis of old world charm but yards away from everything you could ask for. The Linny is both sophisticated and cozy and Martin and Kim are wonderful hosts.

Quaint property well positioned but away from heavy traffic

Overall the Linney was well appointed and comfortable once one got used to the sloping ceilings and floors which can be expected in any old property conversion.

The opportunity to holiday with 2 friends and our 3 dogs was the main reason for selection. The welcome from Martin and Kim was very friendly and we've never seen so much local information provided. There was a shortage of crockery, glasses and cutlery so the dishwasher was well used. The lack of hanging space downstairs was a nuisance.

There are issues with access to and within the cottage. The cobbled yard leading to the door would be a problem for very young and old timers especially when wet. Although there is only a short flight of stairs to the bedroom and toilet facilities these are narrow, difficult to manoeuvre with luggage and without banisters or similar support essential for older guests or those with mobility problems. They are partly open to the downstairs and a fall hazard.

We all liked the position of Pilgrim Cottages.

Constructive comments as always useful and help us improve or deal with something we hadn't noticed or heard of before. Having just been finalist in the tourism category in the English Riviera and South Devon awards for 'Best Dog friendly business' , winning Silver, allowing 3 is one reason. We also don't charge extras for them, trusting our guests to follow some simple rules and caring for the property. Wining silver for the best self-catering category was also a great success, where we were commended on our individual local information, so we are pleased you found that helpful - so annoying coming to an area and not knowing what to do - not so for our guests with the numerous gems revealed. Sorry about the cutlery issue - like the guests just after whom raised in an online review, we found that a previous group whom booked both The Linny and Honeysuckle had taken some from The Linny and I missed their no return. All is back stocked up with 2+ of everything. We would have been happy to stock up for you, if you had mentioned whilst on the stay, but assume the dishwasher did the job, but in any case sorry - we should not have missed this. With infants to over 80s staying over the last few years, the medieval court yard actually hasn't been an issue, however we always monitor comments and if we find this does change, will look at some measure to counter, but part of the joy of the Linny is it's 500 years of history, and a medieval cobbled courtyard is extremely rare and adds character that has been much enjoyed. On the odd occasion when wet, to date, all has been mastered and the cobbles dry quickly. We never want any of our guests to find anything a 'nuisance' and so have noted your comment about hanging space downstairs and are introducing an extra range to hang coats etc so that 4 walkers can put their coats up with their boats. So far we haven't had feedback about difficulty of moving luggage, although we do offer our concierge service with help in unloading luggage and would have been happy to help. It is a service you get in hotels and we thought 'why can't our guests have that when staying in self-catering'. We do check for mobility issues with guests under our 'access for all' stance and so far the uprights rather than bannisters have been effective, but we will add a question for further feedback from other guests in case they would prefer instead. Great location and lovely character holiday cottage

Had a lovely 3 night break with Hubby, 2 dogs and my Son and his girlfriend. Great welcome from Martin and chocolate cake and wine left in the kitchen for us. Very good location for the Torbay area and lots of information in the cottage for walks, beaches and restaurants etc. The cottage is well presented although could do with more cutlery, only 2 teaspoons, 2 soup spoons and 2 dessert spoons and only 4 sets of knives and forks. With having a dishwasher I would expect 8 of each so we wouldn’t have to wash up by hand during the day, personally I would have liked a cafetière for fresh coffee. My only other gripe would be that the shower attachment in the main bedroom en-suite is attached to the wall, there is a hole where it obviously has been in the past, just needs refixing- very difficult to shower and hold the shower head at the same time. Had to ask hosts for the hairdryer as apparently they have gone missing in the past, perhaps a security deposit might be an idea to avoid this? Some people might also find the cobbles leading up to the cottage a problem, very uneven and slippery at this time of the year. Sorry for the moans but they would cost pennies to fix.

All in all a great cottage in a great location and a personal touch from the hosts.

Owner's Response: Dear Heather We are so pleased you all had a lovely holiday with us and enjoyed both our historical Linny and the area; finding both great. Sorry about the cutlery issue - turns out guests staying in the Linny had a party with those in Honeysuckle and transferred some cutlery. My mistake in missing what had occurred. As we are in the old farm house, we felt the way of solving the hairdryer issue (mentioning to ask in our welcome letter) was the best way forward - it's a problem if we put £50+ quality hairdryers in the cottage, as they have gone walk about, but then guests aren't going to leave a £50 deposit on arrival. We've actually found that most guests now-a-days come with their own in the expectation that any supplied maybe poor quality (which ours aren't). With the courtyard being of medieval origins and listed of National importance, there is nothing we can do - with some rain one night, I noticed they did get wet, but its amazing how quick they dry - something those whom put them down 500 years ago may have known more of than us! Unfortunately a previous guest had an accident with the shower and caused a flood - the shower was moved from the wall attachment as a temporary measure whilst we worked on solving the issue - with 2 ensuites giving access to another shower, we felt this was the best short-term solution, but am sorry for any inconvenience - unfortunately that accident wasn't 'pennies'. In our guest folders, you will have noticed multiple ones of a scoring system with room for comments - we are very happy for any comments and don't mind the 'moans' - we aim to provide a great holiday and guests need to know they are free to comment on any issue that may detract from the perfect stay. An excellent short break!

Four of us have just returned from an excellent short stay at The Linney. Martin (we unfortunately didn't get to meet Kim!) was a super host, lots of contact prior and he met us on arrival. The unit is well kitted out and comfortable, and there is a wealth of local and other information, probably the best we have ever had in a cottage rental. While it is in a suburban area, it is close to both town and country and dog friendly which is essential for us!

When Kim and I came with the children for a holiday just up the road and then moved, we found the joys of a location with essential amenities within a short stroll of our door step rather than being in the middle of nowhere; yet able to visit countryside, coast and the main towns within minutes - our location and certain amenities such as the Coop, Fish & Chips, Bakers and Chinese have been a hit over and again with guests (and us!), and so glad, even in your short stay you found it so as well. Had a great few days break at The Linny..... Very nice accommodation in a good location .

The property was of a high standard with everything you need for a break away...situated in a good location..... I would definitely recommend the property to anyone and we will be looking to return in the future.

Nearby Maidencombe (16th Century Thatched Tavern); Watcombe Cove; Oddicombe with historic tram and chef pub of the year (Cary Arms); Meadfoot with woodland behind; Ness Beach (via smugglers cove); Torre Abbey (awarded best sand for sand castles in UK); Preston (with beach huts), Paignton (Pier), Goodrington (waterpark) and Broadsands. Wonderful!


By air - The nearest airports are Exeter (22 miles), Plymouth (38 miles), Bristol (100 miles).

By sea - Cherbourg , Santander and St. Malo reached by sea ferry crossings to and from Plymouth. A transfer by coach, bus, train or taxi will be necessary.

By train - Trains to Newton Abbott or Torquay from all over the country with a short taxi ride.

By car - Torquay is 100 miles from Bristol, 184 miles from Birmingham and 217 miles from London.

Local shops within 100yds: off-licence, Tesco, Coop, post office, cash points, bakers, fish and chips, Chinese, and pharmacy. Numerous shops, restaurants, attractions within 0-10 minutes by car. Exeter is 20 minutes drive. Totnes and Dartmoor are within 30 minutes. There is a good local bus service (50yds to nearest stop). Two train stations within 10 minute drive.

Further Details:

If travelling with children, one doesn't want to travel too far to entertain them! Two local beaches are within a few minutes; cinema, ten pin bowling, under ground caves, coastal zoo, in door play zones, golf, squash, tennis, in door wave pool are within 10 minutes; and if you go up to 30 minutes you find water park, adventure parks, another zoo and Dartmoor. Whether sun, rain or shine, something to entertain, never mind your relaxing base!

Thinking about the parents, or adults travelling without children, the surrounding area is also literally packed with shops, restaurants, sports activities, countryside, historic houses and beautiful gardens all within a 20 minutes drive. English, French, Greek, Italian, Chinese, Indian and Nepalese Restaurants within minutes of the property; similarly Golf, Gyms, Sailing, Boating, Saunas. On top there are theatres and a museum, also within Torquay.

With such a choice, we can provide local knowledge to help you choose the right place to eat or visit, saving you time, money and frustration - as a family we hate finding that great place right at the end of a holiday, so we will try not to let that happen for you!
