Luxury 4 bedroom villa near Sunny Beach on the Black Sea coast with own private pool

Large luxury 4 bedroom villa covering 176sq.m with capability for sleeping 8-10 people. The villa was built in 2009 and is fully furnished, with its own 6 x 4m private pool, patio area and parking space for two cars. With four large bedrooms and three bathrooms, it makes it ideal for families sharing as well as couples. The main living room and bedrooms are equipped with air-conditioning, along with a wood burning stove and central heating making the property suitable for all year rental. It has a commanding view with the breakfast terrace facing towards the sea, and a south facing pool area that maximises the sun throughout the day. It is situated on the Hill Top Villa complex overlooking Sunny Beach and the old town of Nessebar. 5 minutes by car from Sunny Beach and the traditional Bulgarian village of Kosharitza. Transfer time from Bourgas airport is 25 minutes. WIFI Internet is provided within the villa.

We bought the Villa in 2006 and chose Sunny Beach as it is an area with much to offer to holiday makers. People can enjoy the cafes and bars in the livelier area of Sunny Beach or opt for the quieter, more traditional feel of Nessebar with it's cobbled streets and fantastic restaurants. I am Lucy and my husband is Graeme and we have two children called Charlie and Eve who also enjoy holidaying at the Villa with us. We have tried to ensure that the villa can cater for all types of people. After numerous villa holidays we know what is needed to make sure the holiday is enjoyable! Therefore we have tried to provide things that will make your stay easier if you bring young children. We also hope that if you holiday without children that the villa caters for your every need.

Sunny Beach has over 7km of fine golden sand with a gently sloping sea bed and calm tides making it ideal for children. The Sunny Beach resort has mountains to the north, providing cooling air at night time and gentle sea breezes during the day. Temperatures range from the low 20 degrees in May and October, rising to 29 degrees in July and August. Sunny Beach is a short car journey of 5 minutes, with a number of quieter and equally impressive beaches within easy reach along the Black Sea Coast.


Loc - The nearest airport is Bourgas which is situated 25km to the south and served by Wizz Air from Luton throughout the year, and charter airlines during the main season of May to October. Varna is 95km to the North and is served throughout the year by British Airways from the UK, and the charter airlines during the main season. The Hill Top Villa complex overlooks Sunny Beach and is served by a local bus from the village of Kosharitza to the beach resort. The old town of Nessebar, which is a protected UNESCO site, is one of the oldest towns in Europe and a further short bus journey or walk along the coast line from Sunny Beach. Local taxis are also available from the villa to the beach. There is a small supermarket on the main road near to the villa, and larger supermarkets in the Sunny Beach area.

Local Activities - Sunny beach has numerous water based activities for rental such as water skiing, wind-surfing, para-sailing and hang-gliding.

There are also a number of water parks, go-karting and horse riding attractions adjacent to the main resort. The local area also has excellent mountain walks, mountain biking routes, and has areas for wildlife conservation and bird watching. The Black Sea is also well known for its holistic spa treatments and there are a range of facilities offering various therapies.

For the more adventurous the strip in Sunny Beach is home to numerous night clubs, bars and casinos.

Restrictions - The villa is non-smoking only, and the complex is family orientated. It is advisable to seek car hire for sight seeing, local shopping and more regular visits to the local beaches.

Security - The villa is equipped with an alarm system with link-up to a local security company, and the villa has small valuable safe in the master bedroom.

Cost of living - Since 1991 Bulgaria has developed as a free market economy, and recently gained entry to the European Union in 2007. Its currency is pitched at 1.96 lev to the euro, and the UK pound varies accordingly. The cost of living in Bulgaria is approximately 50% of that of the UK, though imported goods have similar costs. The cost of fuel is similar to that of mainland Europe, and a litre of petrol is approximately 80% of that in the UK.

It has a breakfast terrace facing towards the sea and a south facing private pool area, of approximately 6x4m, that maximises the sun throughout the day. Within the complex there is a large communal pool also for residents use. Patio furniture and barbecue is provided for use on the patio. Utility Room: Washing machine, ironing facilities and clothes airer. Cleaning / Towels / Linen / Maid service: Clean linen and towels provided. Additional mid week cleaning is available on request. The property will be fully cleaned and beds made before you arrive. A welcome pack can be provided upon request for your enjoyment on arrival, at a cost of 30 euro.
