For those who have visited Turkey before they will be pleased to know all the WC's are to UK standard - so no need here to put used toilet paper into separate bins to dispose of later!

Another feature is the large, outdoor wooden terrace, which leads directly off the kitchen making it perfect for alfresco dining!

The private pool is a decent size and fitted with underwater LED lighting to let guests enjoy use of the pool during warm summer evenings. The pool can be accessed from the kitchen terrace on the first floor (via an outside spiral stairway) or directly from the two ground floor bedrooms.

The spacious layout of the villa offers plenty of seperate areas to spread out, whether its sunbathing around the pool, a quiet read sitting on one of the balconies or lunchtime drinks on the roof terrace to enjoy the panoramic view over Kalkan Bay and the surrounding foothills of the Taurus mountains.

We spent two weeks in early August 2016 at Villa Abri and had a wonderful Holiday. It was the second year running we had stayed in Kalkan and the Villas excellent location was ideal. Supermarkets just round the corner and a 10 minute walk into town. The Villa on three levels has fantastic views of the bay the town and the mountains and you can be in or out of the sun from dawn till dusk. The two large downstairs bedrooms with en suite bathrooms opened up onto the large terrace and good sized pool with beautiful flowers and trees all around. The well equipped kitchen opening onto the covered balcony was a great setting for breakfast or lunch out of the sun. The large roof terrace was an added bonus and watching the sun go down with a beer on the comfy garden suite was a real treat. The water cooler was well used and replenished when needed by the ever helpful pool man, wifi was good, important with our teenage children. The Villa is a good size and very well maintained with everything you would need to compliment the delights (superb food) of Kalkan. We would have no hesitation at staying in Villa Abri again or recommending it to family and friends. Daniel (Manchester)

The Perfect Holiday Venue

What you read on the website and subsequent comments is exactly what you get in this truly well maintained high spec villa with numerous restaurants/supermarkets/local shops all within close walking distance, and lots of interesting places/beaches/archaeological sites to visit either by boat or by car (easy parking). The spacious, well furnished and equipped villa boasts a variety of directly accessible terrace and balcony areas for dining or sunbathing to ensure that you can follow the sun all day long, as well as offering privacy to do one's own thing in the many areas of the cool interior. Our dealings with the owner and his local agent were straightforward and friendly - we will definitely be back!

Lovely Villa

This is our second visit to Villa Abri and we have already booked for 2015. Situated within walking distance of Kalkan centre the villa is very well presented, has a super pool and roof top barbeque.

We have stayed in a number of places since coming to Kalkan and Villa Abri is by far our favourite.

Villa Abri

A superb villa in a lovely quiet location and a short walk to the Old Town centre of this lovely Town. The interior is modern and spacious with plenty of room but not too large for a couple such as us to feel at home and very comfortable. The owners have thought about just about everything and the choice of sunny seating and lounging areas is ideal if you want to laze around the villa and chill and no need for a car if you like that sort of a break as we do. Easy access to supermarkets for all the essentials and that lovely walk down into the town for your amazing choice of places to eat on an evening? this will be our 3rd visit in as many years.

An Easy Choice

This was our third stay in Villa Abri in three years. My family have never returned anywhere before as we always wanted to experience something different but we have found a perfect combination of Kalkan and Villa Abri . The Villa is well located halfway up the hill so it gets great views but no noise from the town. It is 100 metres from a good restaurant and it has two supermarkets nearby and you do not need a car. It is well appointed with quality fittings and a really decent sized swimming pool. The roof terrace is fantastic for watching the boats return to the harbour each afternoon or for having a barbecue as the lights come on in the Old Town. Tamer, who looks after the property for the owners is always on hand if anything is needed and nothing is too much trouble. The terrace outside the kitchen has a spiral staircase down to the pool and small children may find it difficult.

Overall I can thoroughly recommend Villa Abri and have already booked for next year!

Location

When buying any property everyone knows its all about location, location, location! Back in 2002 we were lucky enough to still be able to buy a plot of land within close walking distance to Kalkan's main shops, restaurants etc. and yet still be relatively secluded with good sea views.

Activity and Interests

Nearest Airport : Dalaman International at 135 Kilometres Nearest Barpub : Nur at 150 Metres Nearest Restaurant : Sultan at 150 Metres Nearest Beach : Kalkan at 1 Kilometres Car: not necessary

Coast/Beach:

Spoilt for choice - nearby, Kalkan's small beach and various beach clubs/activities are available. On the stunning coastal road to Kas is Kaputas Beach, a secluded cove and rated one of the 10 best beaches in Turkey-Guardian 2010. The world famous 12km beach at Patara is a 20 minutes drive away, and, as it is part of a national park, it's totally unspoilt. Both of these beaches are about 10kms from Kalkan and are regularly served by local Dolomuses (a shared minibus service - fantastic value!).

Travel:

Dalaman Airport is about an 1hr 30 mins drive from Kalkan and we will be pleased to book, on your behalf, a private airport transfer. Your uniformed, transfer driver will greet you at the airport and take you direct to Villa Abri in a comfortable, air conditioned car.

2016 private airport transfer prices:

• Car for up to 3 villa guests = £50 each way

• People Carrier for up to 5 villa guests = £65 each way

Distances:

Kalkan's Old Quarter, the main supermarkets and shops are all within close walking distance to the villa so car hire/taxis are not essential.

Kalkan neighbours many important Lycian sites (Patara, Xanthos, Kekova-Simena) which all make for great day trips. The nearest town of any size is Kas - approx. a dramatic 25 minute drive along the coast and offers a variety of outdoor activities including para gliding, horse riding etc.

Fethiye, the largest town in the area, is a 45 minute drive and has a wonderful, permanent outdoor fresh seafood market. For a nominal fee, the adjacent restaurants in the market will be pleased to cook the fish you have chosen - delicious!!

Further Details:

Kalkan is well served with a large number of restaurants, shops, pharmacies, banks, post office etc, which are primarliy located at the same end of town as Villa Abri.

At the harbour, you can join larger boats (GBP 35.00 per person) or hire your own (£150.00 with crew) for the day to take you out to secluded coves for a swim. In both options, the price includes a decent lunch and afternoon tea with drinks being charged seperately.

Another must do is Saklikent (Turkish for Hidden City) Europe's second-largest river gorge, and about a 40 minutes drive from Kalkan. It is a spectacular place, with sculpted granite walls soaring high above, offering leisurely river wading to river tubing for the more active.

Changeover Day:
During July and August the preferred Changeover day is Monday otherwise it is flexible. The standard arrival time is after 3pm and the departure time is by 11am. Subject to the arrival of other bookings alternative timings can be agreed.

The rental rates are inclusive of all electricity, gas and mains water. Also included is a full clean of the villa, fresh linen, towels etc are all suplied before your arrival and again each week thereafter. Beach towels are also provided and our English speaking property manager is available to handle any local issues that may arise. A complimentry Welcome Pack of basic food supplies, including a chilled bottle of wine, will be waiting for your arrival.

25% deposit on booking. The remaining balance is due 8 weeks before departure. An additional £150 returnable damage/loss deposit is also required when the remaining balance is paid.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 7 days before check-in date.
  • 100% refund for cancellations more than 14 days before check-in date.

From the Owner

One of the main benefits of building your own villa is that it allows you to design the property to suit your priorities. For us that meant the general layout had to be spacious, with numerous balconies and terraces to let people spread out and enjoy the sun. Also important, for any holiday home, it had to have a decent size swimming pool!! In addition, as we wanted people to come and share the villa with us, each bedroom had to have its own bathroom. With those design essentials taken care of the rest was down to equipping and furnishing the villa to a quality standard that we would want for ourselves. We are now in our 4th season renting the villa out and it's a real added bonus when paying Guests tell us how much they have also enjoyed staying at our wonderful Villa Abri!!
