This casa colonica offers you a wonderful home to enjoy your summer holidays. The spacious and comfortable farmhouse has, besides the big roof terrace, a nice garden, an olive-orchard, a big swimming pool and several terraces and loggias. This farmhouse perfectly suits the wish to spend a joint holiday whilst having some privacy as well, as the house can be separated into a main house and a separate apartment (second floor). The main house consists of a large living room, a fully equipped modern kitchen and a bathroom on the ground floor and two big bedrooms, an open study and a bathroom on the first floor. The separate apartment can be accessed internally through the main house via a door that can be locked as well as externally via a separate front door. The apartment consists of a large bedroom, a bathroom and a living area with a small kitchen. The living area, wich opens to a big roof terrace with a splendid view on the lake, may also function as an additional place to sleep.

About the Owner

We, my wife and I, are in our sixties and retired as pediatrician/oncologist and insurance manager. My first experience with Italy and the Italians is dated to the end of the sixties when I, as a student, have worked for two month in northern Italy. A real great time! We both love Italy for many years and have spent quite a number of holidays with our children on several locations in Italy, but most frequently in Umbria at the Lake of Trasimeno. So we know this environment for a long time and decided in 2006 to buy our own (second) home near Passignano sul Trasimeno. At the end of 2008 we have finished our swimming pool, garden. Now we spend 4 month in a year in our home San Vito. In the summer, July and August, normally we are back in The Hague or are travelling somewhere else.

The Lake Trasimeno has several nice beaches (the nearest are Torricella and Tuoro). The lake side town Passignano offers water sports, boat hire and ferry trips to the beautiful islands of the lake.


The closest airport is Perugia 30 mins away. The airports Roma Fiumicino, Roma Ciampino, and those of Bologna, Pisa, Ancona and Firenze are within a 2 hours drive away. To explore the area of Umbria and Toscana the disposal of a car is highly recommended.


Within 5-15 mins drive: the lake side towns like Passignano, San Feliciano, the beaches of Torricella and Tuoro. The property is very well located to visit the beautiful cities of Umbria and Toscana like Perugia, Assisi, Todi, Cortona, Siena, Montepulciano and so on, all within reasonable distances: 20-60 mins drive. Cities as Rome and Florence are less than a two hour drive. In Terontola (15 mins drive) you also can take the train to Roma and Firenze (resp. 2 and 1,5 hours).

Although the property is restfully situated, shops and supermarkets for daily shopping are nearby (Magione, Passignano).

There are a lot of festivals in the summer, such as:

-for lovers of classical music: The Trasimeno Music Festival (organised by Angela Hewitt in Magione), Festival dei due Mondi (Spoleto), Festival del Sole (Cortona).

For those who prefer jazz music: the Umbria Jazz Festival (Perugia) and Trasimeno Blues (all around the Lake Trasimeno).

It seems like every village and city in the neigbourhood has its own traditional event in summer: e.g. Le Infiorata in Spello (13 -14 June) during which the whole town is covered with tapestries of flowers or the Festa dei Barbari, Castel Rigone (30 July -2 August).

Very well known is the Palio of Siena (2 July and 16 August) but the Palio delle Barche in Passignano (20-26 July) is also a special event.

The area provides for a numerous amusement possibilities, such as sailing and windsurfing on the Lago Trasimeno, shopping in the outlet center of Valdichiana and playing golf on one of the near golf courses (e.g. Perugia, Lamborghini at Panicale and Antognolla).

  • Notes on accommodation: Safety: the property is well-fenced. The windows and doors are fitted with wire-gauzes and shutters. Parking: there is a covered parking space on the house/street level. A garage for two cars is located on the lowest level, well accessible via a separate road. Outside: Besides the roof terrace, the property is enriched with a number of additional terraces and loggias on several levels in the garden. Next to the main entrance, a loggia completed with a 4-seater table is situated. One level lower, one can find two additional loggias as well as a well paved terrace completed with a 8-seater table. The terrace provides for a beautiful view on the Lake Trasimeno and the private swimming pool which is located a level beneath. The recently built swimming pool is 14x6m and up to 2.2 m deep and is surrounded by a wide paved terrace, well-lit for evening use. The water is treated with an up-to-date saline system. Three parasols, 6 comfortable sun beds and other outdoor furniture for use near the swimming pool are provided. Utility Room: Washing machine and tumble dryer in utility room next to the house. Cleaning / Towels / Linen / Maid service: The house is cleaned weekly. Towels and linen are changed weekly. A gardener / poolman takes care of the garden and the pool. Other: First floor study with wireless internet access. The living room of the apartment (sec. floor) is furnished with a 4-seater dining table.The kitchenette of the apartment is equipped with some cupboard space, gas cooker, oven and a regular refrigerator.
