Holiday Villa near San Ginesio, Le Marche, Italy - The Perfect Romantic Hideaway

Designed with care and flair by its interior designer owners and filled with hand crafted furniture and lovely pictures, Casa Carina was named by their lovely builders because they think it's the dearest house they've ever built. Using all reclaimed materials, the house looks like it has been there for years, but inside is delightfully modern, chic and romantic. The 10 x 5m kitchen/dining/sitting room has large double doors leading onto the veranda with outside fireplace for cooking and romantic winter evenings. Steps lead to the 2 bedrooms and 2 bathrooms. The master bedroom has a stunning hand made 4 poster kingsize bed and is the perfect spot to admire the sunrise. Outside the garden is large and private with a swimming pool and boules court for year round fun. Reached via a tree lined white road, Casa Carina lies just 10 minutes from San Ginesio, voted one of Italy's prettiest villages. The sea and mountains can both be reached in 30 minutes and Ancona airport is 1 hr 15 mins away. There is WIFI for guests use.

About Louise Brook

Simon and I spend most of the year in Edinburgh, Scotland. I own a company Dickins: for your Edinburgh home from home, where we let special and unique Edinburgh apartments and houses for holidays and short lets. So I know the self catering business inside out and understand how important customer service, good quality and value are. We love Italy and all things Italian and first discovered and fell in love with Le Marche in 2002, when my mum decided to buy a house there. Little did I know then that I would end up building a little villa there too. My mum now spends nine months of the year living just across the valley from Casa Carina and so that first visit to Le Marche has changed all our lives. Le Marche has been such a joy to discover and all our guests seem to agree.

Why Louise Brook chose Province of Macerata

My mum spends nine months of the year in Le Marche, just across the valley from Casa Carina. One trip whilst we were doing up her villa, we turned left instead of our usual right and discovered this little overgrown site with pig sheds, a big garage and just visible through all the overgrowth, a perfect little well. The large garden was full of trees, there was an old, strong vine and something magic in the air. I decided to find out who owned it and if they would be interested in selling.

Sitting at my desk in Edinburgh and hearing that the owners had been found and that they would sell was an exciting moment. Even though I had no idea how I would pay for it, it felt that fate was playing a part and that if I didn't go ahead and buy I would always regret it. I've no regrets now!!

What makes this house unique

Casa Carina is pretty unique as it is a smaller detached private house with its own large garden and pool. In Le Marche the houses are normally much bigger so most of the two bedroom properties are apartments within a large house. Our nearest neighbour is around 700 metres away and Carina is not overlooked by anyone, so it is completely private. It is in a wonderfully rural location, with the most lovely views over the rolling Italian hills and yet one of Italy's prettiest villages is just 10 minutes away by car. It is so quiet and at night you can hear nightingales singing, or watch the fireflies and see all the stars. Casa Carina is our Italian home and we hope that it feels like a home from home for all our guests who stay there.

Notes on accommodation: The house isn't really suitable for toddlers due to the quality of the furniture. Babies and over 5's are very welcome. As the villa has been recently built, it stays cool in the summer and warm in the winter. We have a wood burning stove which really heats up the sitting room, central heating and the outside fireplace is perfect for cooking grilled meat all year round. Outside: We've planted a young orchard with pomegranates, apples, pears, cherries, peaches and quinces and some young olive trees and have a wonderful old vine. The area in front of the house has four sandstone raised beds with lavender, flowers, topiary box and herbs set into gravel. Around the garden we've created some beautiful walls using the left over old sandstone from building the house and gravel paths leading to the above ground (4.6 m wide by 1.2m high) round pool and the boules court looking out over the stunning rolling countryside, fields full of sunflowers and olive groves. The large veranda has an outside fireplace for grilling meat and quality table and chairs seating 6. Furniture is available for lounging in the garden, taking in the sun and watching the sun go down. Utility Room: Washer/dryer in the kitchen. Cleaning / Towels / Linen / Maid service: Quality linen and towels are included and changed once a week. The villa is cleaned once a week. Extra cleaning can be arranged on behalf of guests if requested.

Lovely property

A beautiful little house in a lovely location. It was beautifully decorated with everything you could need. One tiny point was that the shutters on the front door were a little swollen and therefore difficult to open. Apart from that it was all great - we had no children with us but loved the giant jenga!

So picturesque and we absolutely fell in love with it!

I didn’t get time to right in the guest book as I just don’t know where our time went but thought I would write to say what an amazing time we had.

As I had mentioned previously we booked the cottage after our hotel in San Ginesio cancelled and we were coming out to get married. The cottage was perfect, so picturesque and we absolutely fell in love with it! We were perfectly located for San Ginesio and everything we needed.

We have already decided we would like to come back next year. We had guests who had come out for the wedding and came to visit and they too have all commented on how beautiful it was.

My 3 year old nephew absolutely loved picking fruit from the garden albeit he would not actually eat it so we got that privilege!

I hope it is okay but we did leave quite a bit of food behind. We did a shop before realising what was already there but found it so helpful that there were things already in the cupboards, fruit and essential things that we forgot or thought we would go without. We thought it would be helpful/nice for whoever was in next to have the other items we had brought rather than throw them away – apologies if this was actually more of an inconvenience than helpful!

There was absolutely nothing that you had not thought of and we had everything we needed.

Thanks again and we cannot wait to come back x x

Stunning views, cute relaxing villa

My family and I really enjoyed our stay, it was just the holiday we were after. We had days we didn't leave the villa, just relaxed and enjoyed the calm and beauty of rural Italy. Then other days we ventured out and imbraced the Italian culture. The villa had everything you would need for the whole family, plus all the fresh fruit growing in the garden to gorge yourself with. A car is a must and you must be brave to handle some of the mountains roads.

Absolutely beautiful place to stay!

This home is superb. It is private and secluded, but close enough to San Ginesio, to ensure that you get the true Italian experience.

We stayed for just under a week with my family (2 adults and 2 children) and it was one of the most relaxing holidays we have ever had. The children loved exploring the gardens, swimming in the pool and eating pasta in the courtyard. It was a great place from which to explore the surrounding hilltop towns and coast and felt like a real indulgence. Casa Carina has been lovingly built and the interior is tastefully decorated with art and artefacts from around the countryside. Not only do I highly recommend a stay here, but we very much plan to come back. Thank you, Louise for creating such an idyllic place for others to enjoy!

Absolutely Perfect

We had an absolutely fantastic time at Casa Carina! The grounds and the view are absolutely stunning and the house is beautiful. The pictures online do not do the property justice.

Casa Carina is truly unique. A lovely setting, totally private, great size for a small family or couple, beautiful interiors and a very well equipped kitchen that we loved cooking in (and we love cooking!). The nearest town, San Ginesio is beautiful with stunning views of the Sibillini mountains. There are some fantastic shops selling lovely local produce and the gelato in Bar Centrale is amazing!

We spent most of our time in the house and garden and made full use of the pool, the amazing paddling pool (!), the terrace, the outside fire, the kitchen and the indoor fire and cozy sofas (we had a couple of days of rain at the start of the week but the week ended in 30 degree heat!).

In summary, we wish we were back at Casa Carina now! Unfortunately we were on holiday when the news of the referendum hit us so we sincerely hope that this doesn’t affect Louise and Simon’s enjoyment of their home of negatively effect the rental business. We will be back, no matter how much the visa might cost us in the future. It’s worth it!

The nearest beach is in Civitanova Marche, circa 40 min by car. Civitanova Marche offers the full range of a typical Italian beach resort; public beaches, clubs, sandy beaches and pebble beaches. Portonova on Monte Conero is one of Italy's most stunning seaside spots with some sophisticated fish restaurants and is 70 mins away.


Ancona Airport (Ryanair from Stansted) is an hour and a quarter away. Pescara is just over 2 hours as is Perugia. Bologna is a 3 hour drive and Rome Ciampino is around 3 and a half hours hours. Having a car is vital as Le Marche is so rural.


Charming San Ginesio, with its excellent local shops (veg and fruit, butcher, baker, supermarket) restaurants, bars and delicious ice cream is a 10 minute drive away. It's one of Italy's prettiest villages and known as the balcony of the Sibillini mountains. Discoveries are to be made everywhere. Crivelli paintings in Monte San Martino (35 mins), stylish factory outlet shopping like Tod's, Prada and Armani (35 mins), walking in the Sibillini's, finding wild narcissi, orchids and peonies 1-2 hrs.

Further Details:

The area around San Ginesio has many good, great value restaurants. San Ginesio itself is a great village with all you could need, shops, restaurants, bars, banks, pharmacy. There's so much to explore and discover in Le Marche and many local towns have a treat waiting for you, a Crivelli painting in it's original church, a Lorenzo Lotto painting, superb factory outlet shopping at Tod's, Prada and Armani, wonderful wild flowers, narcissi, orchids, peonies etc. The Piano Grande near Casteluccio will take your breath away and you can eat some of the best fish you'll have tried in restaurants on the coast. Yet it all feels so friendly, rural and undiscovered. A real gem.

The area also offers year round interest too with warm days in November, skiing is possible in the area over the winter and spring starts to show itself in February. By April and May the wild flowers, especially in the nearby Sibillini mountains are at their best. May can have superb weather and June is starting to get very warm. In August there are almost month long festivities with a patio, outdoor cinema etc. in San Ginesio and the open air opera in nearby Macerata, September has lovely weather and there are many food festivals in October. Christmas is a charming time of year with the local towns decorated with lights and there's a lovely real life nativity played out through the town in nearby Sarnano. At New Year all the locals eat lentils and zampone to bring them good fortune throughout the year and at midnight the rolling countryside comes alive when everyone lets off fireworks.

A 50% initial payment is required to confirm your booking. The balance is due in full 8 weeks prior to the let starting. There is a £200 refundable damage deposit. The refundable deposit will be returned within 2 weeks of your departure.

In the high season normal the normal changeover day in Saturday but outside high season we will try and be flexible.

Notes on prices:
The above quoted prices are for 3-4 guests, prices for 1-2 guests are £100 less per week. The villa is available all year round, please contact us for prices for dates not shown above. We will also consider shorter lets i.e. a long weekend but not from June to September unless we have last minute availability. Part weeks i.e. a booking of 10 days will be considered outside the peak season. Central heating will be charged according to use in the colder months.
