Apartment in Venice, Veneto, Italy - Romantic, Typically Venetian Residence, Quiet yet Central

The windows of this unusual fifteenth century palazzetto all face south over a crossroads of canals, just behind the famous Ca'd'Oro on the Grand Canal, of which it is a copy in miniature. The palazzo is situated in a quiet but central area of the city just round the corner from Tintoretto's house, and from the 18th century Jesuit church with Domenico Rossi's famous interior with its sumptuous folds of damask rendered in grey-green and white marble. This house is by no means the richest or the most magnificent building in Venice but it must be one of the most graceful in the world. The balcony is planted with varieties of flowers drawn from the sculptures in St Stephan's cathedral in Vienna which was finished in the same year - well before Columbus even thought of setting off for America. Plumbing and electricity however is updated and the appartment has been completely renovated.

We only administer our own family properties and try to keep the atmosphere as comfortable and personal as possible, leaving our own possessions, books pictures etc for guests to enjoy, but at the same time also providing ample, adequately equipped space for guests to live in, wardrobes, storage, garden etc. Our tastes are simple: we do not attempt or pretend to run Grand Hotels with fitted carpets, Jamie Oliver kitchens, or marble bathrooms with power showers whence the water issues from gilded taps in the shape of swans.

We find that more and more guests love this atmosphere and we now have a 35% rate of return visits. We are delighted abut this because it make the whole enterprise more family than hard business.

Why valleycastle estate ltd chose Venice

It was not bought, it was bequeathed. We love the aera as, although very central- seven minutes from Rialto bridge which is the point of the compass centre of the old town, it is definitely the Venice of the Venetians, well away from the touristy Disneyland which much of Venice in particular St Mark´s, has become.

What makes this apartment unique

The palazzetto overlooks a busy, wide canal. From the balcony and from all the windows you have a front seat view of local life: the comings and goings of the boats, the fruit boat, the delivery boats, - even the rubbish collecting boat is picturesque.

The balcony itself is planted with the same flowers and herbs as those you find sculpted in any Gothic cathedral. The house was being built around the same time as St Stephans, in Vienna, and was finished just before Christopher Columbus set off for America If he returned today he would not find the facade changed at all.

Inside our furnishings and wall hangings have been left for visitors to enjoy. Here, you could not be anywhere else than in Venice.

Notes on accommodation: Fans for each room supplied in summer, heating regulated by the guests, thermostats in the apartment. Children should be warned about climbing or trying to, on the balcony. Outside: Pretty but delicate wrought iron balcony, please see photograph of south facade, for seeing the world (boats) go by which is a performance in itself. Utility Room: Iron and ironing board. Cleaning / Towels / Linen / Maid service: All bed bath and kitchen linen supplied, thorough spring clean before arrival and after departure of each guest, for longer stays we arrange weekly change of laundry and quick clean round included in the price. Other: Interesting typically Venetian entrance hall and marble floor.

Perfect location; peaceful neighbourhood but near enough to the centre of everything. We took the apartment for a girls weekend but it would also be suitable for a family. It was very clean, spacious & well appointed. The meet & greet service was excellent. Nothing to fault!

Très agréable séjour, une atmosphère vénitienne

Conforme à la description, impeccable à l'arrivée, la propriétaire a envoyé les clés immédiatement à la réservation, on peut donc arriver à toute heure sans inquiétude, les explications étaient complètes et claires. La situation est parfaite pour un séjour de plusieurs jours, près du débarcadère de la ligne bleue de l'aéroport. C'est très calme et en même temps très vénitien et beau. L'église des Jésuites est proche et superbe. Le quai Fondamenta Santa-Catarina est beau et calme. 10 minutes de l'embarcadère Ca de Oro, 15 minutes du Rialto. Nous avons apprécié le calme car pendant le week end du premier mai la Place Saint Marc et la strada nova sont très encombrées à partir de 11 heures. Il y a des magasins Coop à quelques minutes dont un très grand sur strada Nova. Le marché aux poissons du Rialto n'est pas très loin. La propriétaire conseille plusieurs restaurants. Nous avons essayé deux fois l'osteria Giorgione, assez cher mais très original et gouteux (cf "le Routard") " nouvelle cuisine" pour la présentation mais aussi petites portions.

L'appartement est confortable surtout pour deux, le chauffage est parfaitement régulé, l'eau peut être très chaude (patienter deux minutes) et sans limite; pas de micro-onde mais un vrai four , 4 feux à allumage électronique. Enfin la propriétaire qui parle plusieurs langues est d'une politesse et d'une amabilité d'un autre siècle. Je recommande chaleureusement pour un couple, un couple avec des enfants raisonnables , pour quatre jeunes aussi, mais de la chambre il faudra traverser le salon pour accéder à la salle d'eau. C'est en rez de chausée un peu surélevé, nous n'avons pas eu de hautes eaux. Nous sommes restés 8 jours, on peut rèver de rester plus longtemps.

Il faut aussi aimer une atmosphère un peu ancienne, ce n'est pas ultra moderne et notre hote prévient qu'il n'y a pas de télévision il y a une bibliothèque très fournie au dessus du canapé. Deux quartiers peu visités sont très proches Cannaregio et Castello. L'embarcadère pour les iles est à 100 m.

Owner's Response: We are so delighted that this couple seem to have enjoyed themselves .As to old - world courtesy I can definitely return the compliment- such cultured refined persons- beautiful French manners - you knew that your house was going to be in good hands as it was. Such a pleasure to have guests who really appreciate and understand Venice. Most just take a cursory glance around and then go feed the pigeons in St. Mark´s (which is actually forbidden) We just hope they will come back again soon

Our Terms and Conditions are identical to those of the Landmark Trust. We require a deposit of a third of the cost of your holiday at the time of booking. Should you cancel more than ninety days before start date you lose the deposit. If you cancel 89/60days before the start of your holiday, you lose 50% of the total rental. If you cancel 59/30days before the start of your holiday, you lose 75% of the total rental. The total rental to be paid 90 days before arrival.

Changeover Day:
Absolutely flexible compatibly with other bookings. Arrival time 3pm, if the apartment is ready before that, of course, one can take possession. Departure time of necessity strict at 10.am to fit in with staff schedules. N.B Minimum stay three nights

Our prices are per person per day, based on occupancy by four persons, but they are only indicative. It much depends on when you come, and how many of you there are .
