Five bedroom, three bath, farmhouse for nine in the beautiful countryside near Todi and Orvieto. Home rather than rental property - books, paintings and piano for adults; more books and toys for children. Bread oven and barbecue, hammocks for lying and croquet for playing in the lovely garden. The tower surveyed the mountain passes between warring townships before Dante. Now the house is a departure point for excursions into the exquisite Umbrian countryside - Italy's 'green heart', or into the many nearby historical towns. Todi, Orvieto, Perugia, Assisi, Gubbio, Spoleto, among them. Acqualoreto is one of the many medieval hamlets in the hills around. MonteCastello Vibio houses the world's smallest theatre, San Gemini, the Roman ruins of Carsulae. The house originally held some five families, their children and livestock. Now its bright and multiple spaces, though comfortable for two, offer quiet and retreat for those in larger groups with children. Fireplaces make for cosy evenings.

About the Owner

We are a retired foreign correspondent and an art historian. We bought this enchanting house thirty years ago when we were living in Italy, my husband as a correspondent, myself as a freelance journalist. During our peripatetic, indeed gypsy, life we have lived in Brazil, Argentina, Holland, India, Italy, Washington and finally Paris. We now are back in Italy. The house has been a wonderful center for our family of three children - who themselves are scattered all over the world - and now their children. The house has made it possible for the family to remain close. For young children it is something of a paradise, for older ones there are the extraordinary cultural and historical riches of the surrounding areas, something, in fact, for everyone.

Last year a week in your lovely house wasn’t nearly enough. Well, this year having spent two weeks here- relaxing, swimming, reading, eating and drinking - it is still not enough! We have had a wonderful, wonderful holiday; a perfect location, perfect weather and wonderful hosts. As ever, you have been kind generous and patient... Your beautiful house continues to enchant us and provide our kids with the kind of holiday memories we hope they will cherish forever. Umbrian Perfection

We have recently returned from a relaxing fortnight at this magical house. Scanning the numerous listed reviews, I realise that I cannot hope to match their eloquence but wholly concur with their superlatives. Lucky enough to have traveled extensively over countless decades, we can genuinely report that we could not have wished for a more perfect house, a more tranquil setting or indeed more charming owners.

That our grand-daughter also learned to swim in such enchanting surroundings, was simply the ciliegia on an already scrumptious cake.

A stunning property and location

We loved every minute of our week at Torre La Cupa. The house and gardens look like a film-set, yet one feels instantly at home. Everything is beautifully and artistically furnished, and there is an inviting and cosy atmosphere.

The kitchen is well equipped and very comfortable (nice for group dinners), though we ate outside most days in the greenery. The fabulous swimming pool was the icing on the cake and meant that we did not really have to go anywhere else. We enjoyed day trips to beautiful Orvieto and Todi, but the house itself is so idyllic that most days we were happy to stay put.

Characterful Oasis

We spent two fantastic weeks in july, first a week with our son (23 years) and three friends and then with a couple of our own friends. The boys played crocket, had a daily waterpolomatch in the swimminpool, cooked every evening and also spent, surprisingly enough, serious time to enjoy the cultural side of Umbrie. With our friends we visited of course many cultural, historical sites and enjoyed the pittoresk Tower House and our pleasant dinners in the garden. Lin and Carlos were great hosts and very helpful when our car broke down and had to be repaired in Todi. It was interesting to hear from the owners how they restored the property resulting in an extremely characterful house, with all the comfort needed surrounded by a large charming garden. We can highly recommend this lovely place.

True dream house in the hills of Umbria

We stayed in the house in the first week of June with our 5 week old baby and some friends. The jasmine covering the walls of this beautiful medieval farm house was in bloom and the sent drifted into our bedroom every morning. Just one of the many aspects why this house is a pleasure to stay in.

The house is as lovely on the inside as it is on the outside. It is decorated with a lot of taste and detail. The owners have collected the furnishings over the years from all over the world and it feels as home.

The house has lots of nooks and crannies, lots of little stairs, hallways and rooms of various sizes, making it easy too imagine you have not only travelled in distance, but also in time.

The views from the gardens, which surround the house from all sides, are stunning and there is a lot of space in the house and grounds. For all times of the day there is another terrace where you can sit down to enjoy these surroundings.

According to the owners the week we stayed was the first one with nice (normal ;-)) Umbrian weather. Fortunately to cool us off we could take a dip in the large and very pretty pool and lay in the sun beside the pool sipping on something refreshing. Absolute luxury!

For those looking for a beautiful house with a true historic feel this is definitely the place to stay.

magic memory maker

the week we spent at the Tower House was the high point of an eighteen day trip to four locations in Italy with two grown "children," their spouses, and four "grands" ages 12 and 10. although every stop held its own appeal, this "home" offered everything: it was an easy drive to many enticing "must-sees," it was close to a major transportation hub (Orvieto) where one could easily and quickly pop off to further destinations, and it offered a wonderful variety of near-by restaurants with easily described epicurean delights.

but its major attraction was the ability to enjoy simple family time in such a gorgeous and other-worldly environment. Lin was a delightful, fascinating and ever-helpful hostess who managed every query, concern and request with easy aplomb. One only wished one could enjoy her company after a stay. The home, the grounds, the furnishings, the books (oh, the books!!!) all presented constant delights. And of course, the big and little children enjoyed the pool and the ever-present potential for exploring the area.

there is no down-side to my review. the only caution would be that one must have transportation, and be comfortable with driving along the somewhat less than superhighway - type roads common in the Umbrian terrain . But the challenges posed by "getting there" are more than made up for by the vast variety of ancient, modern, secular, religious, historical and simply gorgeous natural attractions in the area.

would i recommend the Tower House? absolutely no question. my only regret is that i have not yet booked my next trip; but i guarantee, it's on my to - do list. And as to whether it was magic for everyone: i must not fail to relate that my twelve year old grandgirl has already announced that the Tower House will be her marriage location!

Gorgeous Farmhouse

We had a fantastic time - the house has everything you could possibly need, and more; the owners have spent an incredible amount of time restoring and modernizing the property, whilst maintaining all of it's historical charm. We didn't get to use the pool given we visited in November, but we're sure to return in the summer next year. We did however take full advantage of the gardens and the local area - Acqualoreto is a hidden gem, and the local towns of Todi and Orvieto make for excellent sightseeing. Oh and did I mention that we had our 4 month old baby with us? If you have kids, they'll love exploring the grounds. Thoroughly recommended.

While we were living in Rome we fell in love with the area. Less famous and considerably less crowded than Tuscany it is equally beautiful and full of fascinating cultural and historical attractions: museums, ancient towns - Orvieto, Perugia, Assisi, Montefalco, Todi among them - and exquisite villages.

Activity and Interests


Umbria is Italy's only region without a coastline. However, a two and a half hour drive will take you to the coasts of either Marche or Tuscany and through the many exquisite towns and hamlets on the way.

You will be a little over an hour from Rome, and an hour and a half from Florence, although these are within easy reach by train from Orvieto.


A car is essential and can be hired at either of the two Rome airports of Fiumicino and Ciampino or, alternatively in Orvieto itself. The house is also within easy reach of Perugia airport, serviced by Ryanair.


The nearest village is Acqualoreto, 5 minutes drive away. It has a small restaurant. The village of Collelungo has a small shop that is open on Sundays until 1pm for last minute stocking of the larder. But large scale food shopping is more conveniently done in the supermarkets of Orvieto or Todi. Orvieto is about 25 and Todi about 15 minutes drive away.

Further Details:

The nearby hamlets of Mellezole, Toscolano and Fiore have excellent restaurants that also make delicate pizzas, an inexpensive treat for the whole family. Todi and Orvieto have delightful restaurants both simple and sophisticated. Here you will find the banks and money machines. Bicycles can be hired in Orvieto. Orvieto sells local pottery and the ancient pottery centre of Deruta, on the way to Perugia, is only a half hour away. Shopping can be done before your arrival. Spoleto and Perugia with their summer concerts and music festivals are about 40 minutes drive away.

  • Notes on accommodation: There are fans available and central heating that can be run either on wood or liquid gas. Outside: The garden with its gated pool is a paradise for children. The pool has a small waterfall from which children love to jump. Two outside tables that seat 12, one for lunch in the shade, another for evening meals near the barbecue looks into the sunset. The garden and pool area are both supplied with benches, chairs for lounging and hammocks. Utility Room: Laundry room contains boiler, two washing machines, high chairs, playpen and baby cots if needed. Cleaning / Towels / Linen / Maid service: Two maids come together once during the week for one hour and on Saturdays for two hours for weekly change of linen, bath and swimming towels. They will come in for extra time at 10 euros an hour if desired. Other: The single room downstairs contains children's books, games, and Lego.
