'La Prade' is a beautifully renovated farmhouse, traditional and cosy yet spacious with many of its original features all set in unspoilt countryside. At La Prade is also a one bed cottage. During the June, July and August we only rent out the farmhouse either on its own or with the cottage. For groups of up to 8, the farm house is sufficient but extended families or friends of up to 12 can easily be accommodated with the addition of the cottage for just £250 more per week. We know that exclusivity for the garden and pool is critical for families and groups holidaying in a rural location, which is why we have done this. We are very happy to discuss your needs should you wish to book our beautiful Farmhouse and/or cottage. Outside July and August we are happy to be flexible with rental rates and accommodation.

Our beautiful kept Mediterranean gardens looked after by our passionate gardener are simply stunning being south facing with amazing views of the Pyrenees, fields and hills all providing Peace and tranquility and feeling of total escapism. The private heated 12m x 6m pool is beautifully maintained and deal to relax by. The climate is that of the Mediterranean but at 330m above sea level so rarely gets too hot in the summer. People of every age have found something to enjoy at La Prade with its unspoilt beauty. Walking from the house is beautiful through tracks, fields, forests and along the hilltops which abound with wild flowers and wildlife, amble through surrounding sleepy villages with the constant amazing views with the backdrop of the breathtaking Pyrenees.The voies-vert (green-ways or non-motorised paths) are converted disused railway lines which passes near the house, this provides wonderful level walking and almost perfect road free cycle into mirepoix. La Prade ' is also just a 10 minute drive to the delightful medieval market town of Mirepoix, which has excellent shops, supermarkets and bakeries, as well as plenty of good cafes and restaurants. The regular Monday market is a must to visit, full of colour and sells a huge variety of food, traditional Provencal fabrics , locals playing instruments and singing and much more. The pretty river a short walk away is lovely for picnics and paddling where everyone of every age finds endless pleasure.

We have been fortunate to be booked up in July and August this year but there is still plenty of weeks available in June and September. June can be a wonderful month especially for those people and groups that can travel outside the summer holiday/school holiday period. the weather is fantastic to enjoy all that France has to offer in a less crowded post-summer holiday environment.

During the peak periods, we either let out the farmhouse on its own or, for larger parties, let both the farmhouse and cottage together.

We rent out the farmhouse with the cottage during the peak season to ensure exclusivity but flexibility.

Outside the peak season when exclusive use of the heated swimming pool is less critical and perhaps La Prade might become more of a base from which to explore the area, we will rent out the cottage separately. The cottage is ideal for couples that can holiday at off-peak times and families with pre-school children.

There is also ample opportunity to taste some of the many excellent local wines and to buy them direct from the local vineyards (we would ecommend trips to Limoux and Montreal for their local degustation so)

The Mediterranean is easily accessible (1¼ hours). Carcassonne and all the main Cathar chateaux are within easy driving distance. It would also suit those looking to ski on a daily basis (the resort of Ax Bonascre is just over an hour away; Mont D'Olmes is just over 30mins away) or to walk the GR7 or one of the many local routes. A perfect place to relax in and explore from.

La Prade is a fully updated 4 bedroom farmhouse. We have also a cottage on site, that used to be part of the old farm outbuildings. The latter is a one bedroom property (see separate details) that we will rent out in addition to the farmhouse but only together with the farmhouse to ensure exclusivity to our guests. This combination with be ideal for extended families, such as groups including grandparents and/or two sibling families coming together. This gives the option of increasing the capacity from 8 people to 12.

Alongside the farmhouse is also a one bed cottage with a large integrated living room with wonderful views of the garden.

In the past five years in which we have rented out our farmhouse, exclusive access to the gardens, pool, bbq ,swings, slide and games on site has been a critical issue for almost everyone that has asked during the peak season. By extending the farmhouse to include the cottage, we can offer the same level of privacy and opportunity to extended families and friends in this wonderful setting. We hope but believe you will enjoy holidaying here.

What have we done while being here that we would recommend to others? A visit to the coast (Leucate plage, for example) and then dinner within the old city in Carcassonne is a wonderful day out. A trip to Sigean wildlife safari park is amazing for adults and children. In addition to the huge drive-through settings, there is also a large zoo. The underground river near Foix is amazing - it takes the boat about an hour to traverse the cave. Friday nights at the street BBQ in Leran is a great evening. A day boating/picnicking on Lac Montbel is really fun - the lake is full in the Summer noting it is a reservoir so tends to be at a seasonal low level in Winter. For the more adventurous, there is canyoning from about May until midsummer and then rock-climbing - we can provide the details. There is also a championship gokarting track, which is seriously fun. I was recently well beaten by a friend's 15 year old son. We had to have a return match as a result - and he still beat me. Such is life. Mirepoix's Monday market is an absolute must - cheese, specialty sausages, olives, fresh veg and fruit, meats and wonderful local wine are all on offer. The offerings during the summer months can include lots of artisan-type stalls in addition to the regular food stalls. There are many walks from the house - its hard to get lost as the views from the top of the hills are so good. Clearly, though a key reason for staying at La Prade is to relax at the poolside with family and friends and perhaps the odd glass of wine. And we will always be just a telephone away if you need advice, help or to address a problem.

La Prade is simply a wonderful place to be. We bought the place a few years ago and it has brought great happiness. It is a great place for entertaining with friends and family. We lead hectic lives based in London; La Prade gives us the space and tranquility to recharge my batteries. The views of the Pyrenees from the upstairs windows are breathtaking. The views across the valley are wonderful. Combine this with the intensity of birdsong and the smells of nature and it creates a fantastic sense of wellbeing. At some stage we plan to live there but the time is not yet right for this. La Prade is set in three acres of gardens with the gardens set in a small agricultural valley. Relaxing outside over lunch or by the pool gives us immense pleasure and we would hope you would enjoy this just as much as we do.

Why Andrew Benson chose Caudeval

We bought it because we fell in love with it. It is close to Mirepoix and this is a fantastic little place with a lot going on. La Prade has been renovated to a very high standard. The original farmhouse (gite) is about 350 years old. the farmhouse extension is about 160 years old. The walls are about a metre thick so in the summer, even on the hottest days, it tends to be cool inside as long as the shutters and doors are kept partially closed. The cottage was created from old farm barns and has been in its present form for about ten years although we only started renting it out two years ago, it is secluded but close to so much. It has wonderful views, lovely walks, amazing cycling is from the door. It is a great place to relax and recharge. To be completely honest, the reason we love La Prade is because it is so well situated - it is set on its own with the nearest neighbours at least half a mile away. The gardens are great and well maintained and the pool is big enough to keep the biggest set of family and friends happy. The complex is basically three separate units - our main house - which was the old cow barn 15 years ago - the four bed farm house and the cottage. So it is just wonderful for us and our friends and family - we all get to be close together but there is enough space for us all to have our own downtime if needed. And there is so much to do from the BBQ and dining to table tennis, petanque and swimming.

What makes this farmhouse unique

There is strong demand for privacy and for the exclusive use of the facilities. For this reason,we have chosen to offer the farmhouse with the additional option of including the cottage as a single rental unit over the summer months, which means it is suitable for up to 12 people. These two units combined would be ideal for an extended family or for close friends to share. ( The middle building barn conversion with the arches is our private holiday home, we do not stay when guests are staying.) The swimming pool is heated - which is the case for less than 10% of the farmhouse properties in the Languedoc that are advertised on this website. A heated pool really does make a massive difference especially at the edges of the main summer period. But it does also make a big difference as it is a pleasure to swim no matter the weather. The combination of its peaceful isolated positon (it does not have any near neighbours, yet its proximity to Mirepoix and the short drives to Carcassonne and Limoux, create a fantastic blend of privacy and peace and yet access to restaurants and other important holiday amenities. The house is also south facing, which gives sun-lovers what they crave but also gives great views of the Pyrenees and its foothills. Lastly, it has been renovated to a very high standard. In short a wonderful place to relax, have fun and recharge.

We lead such a hectic lives and just being there and relaxing is of huge value to us. The weather is considerably better than in London - it is hot in the summer and it snows in the winter. The woodburning stoves give out huge amounts of heat making a great place to be in during Winter. The garden is simply fantastic whether hanging out by the pool, playing badminton, cricket or drinking a glass of wine and talking with family and friends.

Notes on accommodation: The farmhouse has gas central heating and a wood burning stove with logs provided. Guests can take their meals according to the weather – either in the traditional farmhouse kitchen, on the terrace or at their own table in our landscaped gardens. A barbecue is available for outdoor cooking. There is internetaccess. For small children there is a child’s cot and high chair. The garden has swings and a climbing frame/slide also suitable for children up to 8 years of age. The gardens are very special with wonderful mountain views, ideal for playing and relaxing in. There is table tennis and darts covered games area, also plenty of equip for boules, badminton, swingball,etc .The swimming pool has a generous paved area surrounding it equipped with sunloungers. It is incredibly private as it is surrounded by an 8 foot laurel hedge and is set in a separate garden, with trees, shrubs and even vines with edible grapes! Outside: The rear terrace is most pleasant for eating breakfast or lunch outside but out of the heat of the sun. Guests also have exclusive use of two large tables in the garden (each sits 8) with umbrella from which you can enjoy the uninterrupted views over open countryside. The swimming pool is a generous 12 x 6m and has a shallow access area ideal for toddlers or basking adults. Parents remain responsible for the safety of their children at all times. The gite adjoins the main house, which is used as our holiday home. The pool is for the exclusive use of guests for the whole of July through September. For the rest of the year, the gite and cottage are rented separately and is shared between guests. A barbecue is available. The table tennis is situated in a covered lit area along with other games to enable playing at any time of the day

A Wonderful Experience

La Prada was just perfect for us in every way. We awoke to blue skies and birdsong, breakfasted under the hanging wisteria alive with the hum of bees, before playing rugby, table tennis, darts and swimming in the gorgeous pool. The house is wonderfully renovated and very comfortable with every thing you might want. The grounds are just superb - lots of space and interest and safe for children to run around and explore. The trees and bushes were full of blossom when we were there and the early mornings rich with the scent of lilac, rosemary and apple blooms. There is lots to do in the area and we barely touched it during a lazy week where we just enjoyed the sunshine. Mirepoix is a great place to hang around - great bars and cafes and there was a jazz festival on for easter weekend which was fun. The small bar on the corner of the road out of Moulin Neuf is a great local - watched rugby and had a beer and 20c of nuts! La Prada's owner Andrew, was incredibly helpful throughout and had prepared things to ensure we had a good time. We have rented many places in France and elsewhere and La Prada rates among the very best. Just don't book it when we want it again!! Thank you!

La Prade is beautiful, comfortable, and a great place to relax.

The house is very private, surrounded by farm land almost as far as the eye can see. That being said it is also an easy drive into the town of Mirepoix, which is lovely. The house is comfortable with a nice living room that includes a TV with a DVD player and a fairly large selection of movies. The kitchen is reasonably well equipped with the basic needs to do some cooking. We did a few simple dinners without a problem. There is a large farmhouse table in the dining area that could comfortably seat eight. The bedrooms are all comfortable and spacious. There are two full bathrooms upstairs which are both attractive, functional and clean. There is also a full bath on the lower floor that was very good as well. The yard and pool are gorgeous. It is a perfect place to spend a summer afternoon. My only quibble with La Prade is the WiFi hotspots were spotty. We managed to get it to work for the most part, but it took a fair amount of fiddling. I had to do a hard reset of the hotspot pretty much once a day. Other than that minor inconvenience we had a fabulous stay and would recommend the house and the area to anyone. We loved it.

We have just return from a week at La Prade. We stayed in the cottage section of the property but we able to use the grounds and pool which were beautiful, large and well - maintained. It was a superb week and we would highly recommend it. The area is quiet but there is plenty to do. The owners were most willing and helpful in every way, we just wished we'd booked for another week.

Wonderful stay at La Prade

We had an amazing week at La Prade - the farmhouse & cottage were well equipped with everything we needed for our stay, and set in such an idyllic location. The grounds are huge and extremely well kept - the pool area was spacious and clean, the tables and bbq perfect for long lunches and dinners, and great to have the huge lawn for garden games. Was perfect for us as a group of 8 adults, but would also be a great place to bring kids. Andrew was a great host who gave us lots of information about La Prade and the surrounding area which was really appreciated. Great location for exploring Carcassonne, Limoux and Mirepoix - the Monday food market is a must for an amazing selection of fresh fruit, veg, cheese, meat and more. We would love to come back again in the future. Thanks for a great stay!

Stay here - it's great!

The property is just as the owner describes it. The gardens and pool area are lovely, the views are amazing and the farmhouse is very comfortable. It is well located for day trips to Carcassonne, Limoux, Foix, and beyond. It is also a great place to just chill out and relax in the beautiful surroundings. Don't miss the Monday markets at Mirepiox for great fruit and veg and other gourmet delights.

Special interest holidays:

A number of outdoor activities are available nearby, including horse-riding, rock climbing, canyoning and acro (adventure) parks. For smaller children, local interests include a butterfly farm, a buffalo farm, reptile centre and the wolves at Orlu. For all ages, there are caves, underground rivers and even dinosaur skeletons. The Pyrenees has some of the best preserved pre-historic caves. Boats can be hired on a daily basis on the Canal du Midi, just half an hour away. And there is the wonderful Medieval City Castle of Carcassone and many other relics of the Cathar era, most notably Montsegur. For those with a need for speed, there is a full scale racing go-kart track on the way to Levalanet. At Sigean, there is huge wildlife safari park - Reserve Africaine de Sigean. There are 8 drive-through areas and then a Zoo that includes additional views of a savannah scene. It is about an hour's drive. And for those that want to travel, Barcelona is three hours over the pyrenees.


The Mediterranean is just 1 ¼ hours away (Narbonne Plage or Leucate) which are wonderful sandy beaches with many restaurants on the fronts. The beautiful lake of Montbel, just 10 minutes away, offers the opportunity for fresh-water swimming and sailing and there are some shore side restaurants/cafes


There are regular Ryanair flights from London Stansted, Liverpool, East Midlands, Dublin, Shannon and Charleroi (Belgium) to Carcassonne airport, which is just half an hour away. Toulouse airport (Blagnac) is 1¼ hours away and has flights from London (British Airways and Easyjet) and Bristol (Easyjet). Other possible airports with good access to the house by motorway include Beziers and Perpignan. The nearest railway stations are at Carcassonne, Castlenaudary, Pamier and Limoux.


Mirepoix is 8km away. Limoux and Carcassonne are each about half an hour away and the centre of the beautiful city of Toulouse just over 1 hour.

Further Details:

The excellent Monday morning market at Mirepoix attracts visitors from far and near. Although small, Mirepoix is a very active town and has a summer programme including concerts (some free), a puppet festival, a potters’ market, an art competition and a historical procession (details from the Tourist Office. All this is quite apart from the beautiful medieval buildings around its Cathedral and central square.

We keep a large folder of tourism leaflets in the farmhouse. We are happy to help you book restaurants or activities if required.

During the summer months there is a street BBQ in Leran on Fridays from about 6.30pm. This is a wonderful way to spend an evening. Take your cutlery and crockery and the local vendors and residents will do the rest!
