2 bedroom character cottage situated in the centre of Barmouth. 1 double bedroom with 4-poster bed and sea view. Second bedroom with 3 single beds. The cottage is 600 year old Grade II listed building which when first built housed 3 separate dwellings on 3 floors. The ground floor and basement now accommodate a small shop selling fancy goods and the first floor and attic conversion house the cosy holiday home. There is a private courtyard garden set below street level and ideal for summer evening BBQs. An ideal base for family beach holiday and walking/mountain biking in Snowdonia National Park.

Everything was as described. Cottage was cosy, comfortable and very conveniently placed in the centre of Barmouth.. Thoroughly enjoyed our stay.

Acceptable but not great

The property has such great potential and is certainly well located (parking can be a challenge and inconvenient) but just seems to be neglected. Website is misleading and is easy to misunderstand as we thought the property had a shower but it doesn't. I showed the web page to several people and nearly all agreed that it was easy to interpret the facilities as including a shower. The facilities in terms of useable space were fine but the place just didn't seem clean, with cobwebs everywhere and the bathroom smelled of urine as soon as we walked in which is not great considering I'm sure it was supposed to be cleaned before our arrival. The chairs in the lounge area were old and saggy and felt a little damp. The garden area did have a table and chairs but they were in desperate need of jet washing as I'm sure they haven't been used for a very long time as they were very green and dirty and it was clear that they have been like that for a long time. I did notice that the property was for sale and in fact a sold sign was put up during the course of the week so I can only assume that it has been neglected due to pending sale. I would summarise by saying that it is in a fabulous location and it could potentially be a really great place to stay but desperately needs care and attention which may happen if the property has indeed been sold and continues as a rental property.

Cottage remains as charming as ever, but lacks a bit of TLC.

Information about parking is out of date. It took quite some time to resolve this issue. Once sorted we enjoyed the rest of the holiday.

The side patio really needs tidying and the plants could do with cutting back.

Owner's Response: Thank you for your feedback. It helps us to improve on things for future guests and hopefully future stays for your self. We have not been over to Barmouth for several months before your stay and would agree the garden needed a little attention. This has now been done. In addition we were unaware that the small car park we have always used now belongs to the Tilman. We were also not aware that the parking costs had increased so much this season on the seafront car park. I have updated our instructions to reflect this new information. We have also been since your stay to do some decorating and have painted the front gate as well. I'm glad overall you enjoyed your stay and thank you again for the feedback. Regards Dave

lovely old property

The bathroom situation was a bit odd, if there had been anybody staying with us we would have had to have gone through their bedroom to get to the bathroom which is not very good at all, also the stairs, although there was only 7 or 8 they were very narrow and VERY steep,my husband and I are in our 60's and struggled with them, especially in the night, an en suite in the main bedroom would be great. All the other facilities were good and Dave the owner was very helpful.
