Villa in Petriolo, Macerata, Le Marche, Italy - Peaceful yet within Walking Distance to a Medieval Village with bars, restaurants and shops

Villa Casciano is a beautiful, newly restored villa offering very spacious accommodation and quality furniture and fittings. The house is south-facing and very private but within walking distance of a lovely medieval hilltop village. The house has magnificent views, lovely gardens, patio and a heated pool (10 x 5 metres). Accommodation is situated on all three floors of the property. The house boasts original old beams and doors, brickwork, wrought iron and cotto floors and ceilings. The house has a large kitchen, dining room, TV room, games room, 6 large bedrooms with new beds and linen, double -height ceilings and panoramic views. Bathrooms are newly fitted with quality Italian sanitary ware, tiles and taps. There is an outdoor eating area with lovely views, covered by a pergola and a large second terrace and seating area, with panoramic views of the countryside. The house has a large, flat, secluded garden with grass all around it and a large car park that takes up to 6 cars.

About Brian

I live in England with my partner and two children and fell in love with Le Marche the first time we visited it.

We decided to buy a house on our first visit and found Villa Casciano during this first visit.

The house was a major renovation project and we have lovingly restored it over a number of years. We wanted to keep all the original features and woods, which now look fantastic in the finished villa.

The house is great for parties or special occasions like birthdays or family reunions, as it is so large. There is a really big family room/kitchen so everyone can gather together. The garden is a sociable space too, with plenty of lawned areas, 2 large patios, gazebo for outside eating and private pool close to the house.

Why Brian chose Macerata

We chose this house because of its great rural views and location - near to Macerata, the mountains and the sea but also positioned on the outskirts of a lovely historical village.

This means you can have a real variety of experiences - for example a day out in Macerata can include shopping, museums and lunch and the next day you can be on the beach, walking in the mountains or sipping a drink at the local bar, enjoying the quite village life.

What makes this villa unique

The villa is within walking distance to a supermarket and the village of Petriolo, which has lovely bars and restaurants. There are also lovely local country walks and rambles for cooler days. Skiing, mountains and beach are all within 30 minutes.

The house is exceptionally large which means that a party of 12+ people can have a great time but not feel crowded. The rooms have big proportions and lots of windows making it airy, cool and bright in summer.

Furniture, fixtures and fittings are all very good quality and are tasteful and in keeping with the restored building.

2 families staying who had a great time at this well equiped house that has lots of great features internally with all the facilities that you need .

The house, the grounds and the views are spectacular and the kids were in and out of the pool all day long so plenty of time to enjoy them.

Great local town in walking distance with a few bars and restaurants and very friendly people.

A short drive takes you to a wider choice of good eating places and also interesting places to visit.

The coast is a nice journey out and worth a visit also.

Notes on accommodation: The pool is visible from the kitchen window so children can be well supervised. Cots are available for rent for a small charge. All rooms are large with panoramic views, some with double-height ceilings. The house features restored original fittings throughout - beams, iron-work, chestnut doors, terracotta tiles and original traditional windows that have been lovingly restored and double-glazed. Central heating is available in the winter months. Outside: Large garden with lovely trees, flowers, large patio with Gazebo and shade, BBQ, large parking area, 10 garden chairs, 8 beach chairs and outdoor heated private pool (10x5m). A new, large terrace has been built this year with seating and panoramic views of the countryside - perfect for early evening gin and tonic! Plenty of mature trees to provide shade if required. Cleaning / Towels / Linen / Maid service: Towels and linen provided. The property is cleaned weekly and towels and linen are changed weekly. Pool towels are not provided. Other: All rooms have original beams, terracotta tiles to floor and ceilings and original restored chestnut wood doors. Some rooms have double height ceilings. All have large windows and lovely views.

Lovely beaches can be reached within 30 minutes by car. These are located in pretty, authentic seaside resorts with shops, markets, restaurants and other facilities and activities. Local beaches have won 'Blue flag' awards - making them amongst some of the best in Italy.


Ancona airport is 45 minutes by car. Pescara airport is 1.5 hours by car. Car hire is recommended and pick up can be organised from the local airports.


Petriolo is the nearest village and is within walking distance. Macerata, a beautiful, historic city with an outdoor opera theatre is 10 minutes by car. Corridonia and Mogliano are five minutes by car. Many other medieval villages and towns are within short driving distances. Caves and other key historical sites are within 1 hour. Mountains are 40 minutes away offering wonderful walks amongst the alpine flora and fauna.

The villa is within walking distance of a historic hilltop village with bars, restaurants, supermarket, local bakery, grocers, butchers and banks. There are many other medieval villages and towns nearby with lovely restaurants, gelateria, architecture, historic places to see and summer festivals. Macerata, the atmospheric provincial capital, is within 7km offering sophisticated shopping and a market, restaurants, historic sights and the famous outdoor opera. Tennis, walking, cycling, fishing, horse riding are all available nearby.

Skiing: Skiing is available in the nearby Sibillini mountains, 40 minutes drive from the villa. Local ski resorts with child and adult ski lifts and apres ski facilities are available.

Beaches and water sports: Several typical Italian beach resorts are within 30+ minutes drive from the villa. These offer lovely shops, bars and restaurants. Some have been awarded blue flag status for cleanliness. The uncrowded sandy beaches are well-managed and a small charge is made for sunbeds, etc. Watersports, diving, etc. are available in many resorts. An impressive water park is within 30 minutes drive.

Restaurants: There are many superb restaurants in the area, from inexpensive to those for a special occasion. All food and wine is typical of the region and the service is excellent.

There are also several vineyards nearby that organise inexpensive wine and food tasting events for families and small groups and where excellent local wines can be purchased for discount prices.

There are also many hilltop towns and villages to visit within 5 miles of the house, all with beautiful old buildings and picturesque village squares with coffee shops, gelateria, bars, restaurants and markets.

Booking Notes:
At the time of booking a deposit of £350 is required. Final payment is required 8 weeks before the reservation period. A security deposit, which is refunded after your stay, is also required at the time of final payment.

Changeover Day:
Changeover day is Saturday. Guests can arrive at the villa from 2pm onwards and they need to vacate the villa by 11am on the day of departure.
