House in Coustouge, Nr. Lagrasse, Aude, Languedoc-Roussillon - Small Winegrowers' Village Amongst Vineyards, 30 Mins from Sea

Set in peaceful location in a village amongst vineyards. 4-bedroomed house has lounge with French windows leading onto a sun terrace, 2 bathrooms, guest WC, kitchen with French windows opening onto a leafy courtyard. All rooms are airy, light and spacious with high ceilings and exposed wooden beams. The large walled garden, planted with flowers, shrubs and trees, contains the 12 x 5m private pool and awning. 2 tables with umbrellas are provided for eating outdoors. The house is laid out so that 2 families can live more independently of each other on separate floors. All bedrooms are large with king size beds in the master bedrooms and singles, bunks - cot bed in the other rooms.French TV, and DVD in lounge, wood-burning stove for winter lets. Internet connection and WiFi.The stainless steel fitted kitchen is fully equipped and has a large dining table which seats 10 plus a high chair. Both bathrooms have bath, shower and WC with 3rd WC on gnd floor. Linen/towels and cleaning provided on request.

My name is Nadia and my family, and I use the house for a few weeks during the Easter break and sometimes at Xmas. I have been letting out the property for ten years and it is managed for me by my son and daughter-in-law as I am now retired.

Why Sam chose Lezignan-Corbieres area

Very small and quiet village in picturesque surroundings. Great for walks. Not far from the sea and local amenities but rural enough to appreciate the countryside.

What makes this house unique

The garden has a large awning providing shade where one can sit and have a drink overlooking the pool. The pool itself is 12 x 5m so one can actually get a decent swim and the first four metres are shallower so children can play around in the pool safely. There is a security gate with a childproof lock as you enter the garden and pool area. There is a table with umbrella for dining in the garden and an additional one downstairs in the courtyard leading from the lounge. The house has many books and toys for keeping the children happy. The house also has a wood-burning stove for winter lets.

Notes on accommodation: The house is laid out with bathrooms serving two bedrooms on each floor. Both house and pool are for sole use and not shared. Toys, books, games and some DVDs are provided for use during the stay. For those with minor mobility problems there is a downstairs WC. There is a gate with a childproof lock leading to the garden and pool area and the pool has a security cover. There is an awning by the pool for shade, as the garden gets full sun most of the day, with another small table and chairs for sitting in the shade by the pool with drinks. Sun loungers and a barbecue are provided. Table and chairs with umbrellas are located on the garden terrace and in the courtyard for dining outside. The house is very cool downstairs and fans are provided for the upper floors. Outside: The large walled garden, which gets the sun all day long, has been planted with flowers, shrubs and trees and contains the 12x5m private pool and pool awning with small table and chairs for drinks in the shade. The pool is for sole use. The back courtyard, planted with jasmine and vine, leads up to the garden and has table, chairs and umbrella for eating outdoors (a barbecue is provided) in the shade. There is also a long teak table with chairs and umbrella in the garden on the terrace overlooking the pool. There are sun loungers on the pool terrace for sunbathing. The 12 x 5m private pool has a depth which starts at 80cm for the first four metres, making it a safe playing area for children, and then gradates to more than 2m at the deep end. There is a security cover for the pool and a child-proof lock on the security gate on entry to the garden to prevent children from entering the pool area unsupervised. Cleaning / Towels / Linen / Maid service: Optional services: linen and towels at £10 per person per week and an end-of-stay clean is £60. A mid-week clean is £10 per hour.The pool is cleaned and serviced weekly on Saturday mornings. Linen and towels are changed every week. Other: There is a large storage area under stairs for suitcases etc.

There is a high ropes climbing activity centre, O2, at Lac De Cavayere, just before Carcassonne.

Coast/Beach:

Situated between Lagrasse and Narbonne the house is a 30-min drive to sandy Mediterranean beaches at Gruissan with its fabulous beach and beach huts and Narbonne. Many watersport activities are available at both. 40 mins drive to the vast sandy beach at Leucate with walks to grottoes and over the cliffs to the lighthouse. Lake swimming with 'beach' and lifeguard 35 mins away at Lac de La Cavayere, just before Carcassonne, along with O2 high rope activities over lake.

Travel:

Direct daily flights to Carcassonne (40 mins), Perpignan & Beziers (under an hour) and Montpellier are served by Ryanair from Stansted, Liverpool, Leeds, Bristol, Manchester, Birmingham, East Mids., Shannon, Cork and Dublin. Other airlines include bmibaby, and flybe and easyjet. Girona airport (Ryanair), just over the border, is an hour and a half's drive away. Narbonne is available for autorail. By car, the village is 15 minutes from the A61 motorway exit at Lezignan Corbieres.

Distances:

There are fantastic walks in the vineyards and hills on your doorstep and the village is very popular with ramblers and cyclists. Neighbouring villages with shops, bars, restaurants, cafes, pharmacy, doctors' surgeries, post office, bank etc. are a 5 minutes' drive away. Narbonne is 30 mins away and Lagrasse 20 mins - both worth a visit. For river swimming, tennis, fishing - Fabrezan, Ferrals both under 10 mins. Horse-riding in Lezignan. River fishing is also available locally by Coustouge.

Further Details:

Situated between Lagrasse and Narbonne, Coustouge is a small village perfect for long walks in the surrounding vineyards and hills. It is easily accessible to local Cathar castles with the Cathar trail being a particularly popular route with cyclists, ramblers and bird watchers. Tennis, fishing and horse riding are 10 minutes away. Local places of interest include the medieval village of Lagrasse with its cobbled streets, restaurants and artisans' boutiques and Dominican abbey, and the medieval Cathar castles at Peyrepertuse and Queribus with fantastic views over the Pyrenees. Also local is the abbey at Fontfroide with its rose gardens, as well as the charming villages of Homps and Bize Minervois and Le Somail with cafes and canal walks.Carcassonne, of course, is a must with its walled 'cite' - a fairy castle with ramparts, great for walking around and with many places to drink and eat or the Lac de Cavayere with beach, supervised swimming and high ropes activities over the lake just after Trebes. Beziers, Carcassonne and Perpignan are all under 45 minutes, with the Pyrenees mountains and the Spanish border not far away. Tennis, golf, horse riding and watersports are nearby. Ski resorts, for winter lets, are an hour and a half's drive away. River swimming and fishing available locally in village or up the road at Fabrezan or Ribaute.

For fresh bread and croissants, the bread van visits Coustouge daily with the grocery van coming several times a week. The local Corbieres wine is available from nearby Domaines as well as local produce. The nearest shops, cafes, bars, pharmacy, bank and post office are 3 miles away at St. Laurent. A Michelin-starred restaurant is 2 miles away at Fontjoncouse. A large supermarket is 10 minutes' drive away at Lezignan where there are excellent fishmongers, greengrocers and a market.

Neighbouring villages with shops, bars, restaurants, cafes, pharmacy, doctors' surgeries, post office, bank, are a 5 minutes' drive away.
