Apartment in Palazzo Lucovic in Prcanj, Kotor, Montenegro - 10 Minutes from Heritage Town of Kotor

The apartment occupies the entire ground floor of an old Venetian palace. It is situated firstline to the sea in the historic fishing village of Prcanj and benefits from its own private terrace and a punta (jetty). The latter has mooring for a boat up to 48 foot. There is also a small pebble beach suitable for children who prefer not to step down into the sea from the punta. The palace has been extensively renovated and is furnished in a luxurious contemporary style whilst the historic character is maintained. There is a large open plan sitting, dining and kitchen area. There are two bedrooms and two bathrooms. Pranj is sandwiched between the crystal clear water of the Boka Kotorska and its fjord mountains. It is approximately 10 minutes from the UNESCO heritage town of Kotor which can be reached from Prcanj by either boat or road. There is a mini market approximately 50 metres from the property and a number of splendid cafes and restaurants within a short walking distance.

About the Owner

We are a professional couple with two children who fell in love with Montenegro when we first visited in 2007.

We wanted an old property first line to the sea and were very excited when we found the ground floor of our palace as it was a shell and working with the builder we suggested how we wanted it. We wanted to create a baroque/modern feel with the best quality building materials we could find locally. We scoured the area for tiles and furniture.

We hope you like the main bathroom with the marble walls running into the original stone.

The bed in the main bedroom came from Italy and our daughters call it the Princess bed.

What do we most love about Montenegro? Being picked up in the morning by Nikoli in his boat and having a day swimming in the Boka!

We had a glorious week with our two boys this Summer - we totally chilled. The apartment is glorious and the decor is stunning. We chose to eat out most evenings at local restaurants especially the one next door. But relaxing on the punta was best of all

huge apartment and great location

This is a lovely big apartment with some of the best views of the Bay of Kotor.

Great location - between the Old Town at Kotor and the more glitzy bars and restaurants at Porto Montenegro in Tivat.

The apartment is simply furnished but well equipped for self-catering. The main living space is impressive with a pretty courtyard to the side for eating breakfast (good bakery a few doors down) and a cold glass of wine in the evening. It's also surprisingly quiet unlike many places in the Old Town where the bars tend to blast out the music all night!

We are regular visitors to MNE and this was a great place to spend a few nights.

Mediterranean Paradise

My family and I enjoyed a luxury (interesting etymology of this word from Medieval 'luxurie' - See Chaucer) 7 day stay in this coastline haven. Situated in a small village just outside of Kotor, I was wanting for nothing in my stay here. The apartment standing between a class A family-run restaurant and a mini market, and just a 5 minute walk from the local bakery, all essentials are provided for. With the friendly, neighbourly atmosphere here provided, I was able to enjoy a break from the hectic (and often soulless) city life, with views of mountainous, unpolluted countryside and sapphire-blue waters replacing my usual (and somewhat more mundane) habitat of tower blocks and the dank Thames.

Despite the historical exterior, we enjoyed the chic modern facilities within this stylish building, treating ourselves to some easy and enjoyable home cooked meals, with the fully-provided-for kitchen utilities and fresh food purchased from the Kotor market. After having swum every day in the cooling waters, we felt we were deserving of this gastronomic indulgence. Sitting, sun-drying from our morning swim on our punta, we enjoyed homemade mojitos and raspberries freshly picked from the mountains by a local selling baskets of wild fruit that morning. From what I remember, it was a marvellous time - would highly recommend to any hesitant travellers.

Sunshine and sea in the bay of Kotor

A glorious week in this lovely property right on the Bay of Kotor. Wonderful restaurants and cafes very close by and Kotor itself a short drive away. The property is steps away from the sea in an idyllic setting. Spacious apartment with 2 double bedrooms and 2 bathrooms all brightly decorated in a historic characterful period building in the heart of the village

A magical place -- we will be back!

We stayed here for a week last year and couldn't wait to get back -- it really is a magical place!

The setting is spectacular, and the apartment has everything you need for a great holiday. The designer decor is beautifully integrated into the full character of this historic palace, the rooms are spacious and very comfortable, and the sea is right outside the front door. We spent lots of time relaxing on the punta, soaking up the views and going for swims, and we really enjoyed exploring Kotor and nearby villages. Highlights for us were kayaking in the bay, climbing the city walls of Kotor, a boat trip to Perast, a hike up to deserted village near Prçanj, and sipping drinks on the punta as the sun set behind the mountains every evening.

We cooked some wonderful meals ourselves (the kitchen is very well equipped), with fresh seafood and vegetables from local markets (I can still taste those tomatoes ... and the berries we bought from an old man selling them along the street each morning ... and the croissants from the bakery down the road that stays open from 6 am to midnight!). And there are plenty of restaurants nearby, but the best restaurant around is right next door (Konoba Boka Bay -- check out the reviews online!).

We highly recommend this property!

Special interest holidays:

Nature lovers check out Skadar Lake and Lovcen National Park. Foodies will enjoy the local food which is fresh and mostly organic. Fish is particularly good and some local wines are excellent. There are a number of other activities that can be booked such as sailing, white water rafting, forest and lake hikes, kayaking. Details can be sent on booking.

Coast/Beach:

Apart from small beach directly beside the property there are a number of other beaches close by. Most can be reached within 20 -30 mins. Further afield there are Budva and Sveti Stefan resorts.

Travel:

Dubrovnik is approximately 1 hour from Prcanj (the journey comprises a short ferry crossing). Flights from the UK are usually 2 hours and 20 mins and are available from a number of airports and airlines. Flights are also available from Dublin and Knock in Ireland. Tivat Airport is within Montenegro and is 10 minutes from Prcanj. You can of course arrive by boat from the Adriatic sea and navigate around the Boka Fjord)

Distances:

Kotor is 10 minutes away. Budva is approximately 35-40 minutes.

Further Details:

There are numerous leisure activities available such as sailing, mountain climbing, white water rafting, tennis. Boats can be chartered for use during your stay.

The historic UNESCO heritage town of Kotor is 10 minutes away and Perast is approximately 30 minutes away by car or boat.

Most definitely the view. Then breakfast on the terrace, being able to dive off our own punta (jetty) the friendliness of the people, the amazing food, the weather. Having the mini market just within a few yards is also great and if we have friends with young children they can go into the shallow water just beside the jetty and paddle.
