About this property

Villa Katya is a stunning detached villa set in its own landscaped split level grounds, surrounded by olive and banana trees and not overlooked so very private (a rarity in Kalkan)! Beautiful bougainvillea draping over walls and canopies give you a private retreat where you can swim in the glorious pool taking in the wonderful mountain backdrop. Enjoy drinks by the pool, dine alfresco under the pergola, or just relax in the swing, watching the sunset over the pool and the secret walled garden. The Villa is large with a modern open plan, split level layout, furnished and equipped to the highest standard to provide you with a home from home! In fact this is our home and we only rent it out for a few weeks a year to cover the costs of owning it. It is a much treasured property and our pride and joy! Set over 3 floors, all rooms have a roof terrace or balcony, air-conditioning and is tastefully furnished. Free WiFi, a smart TV and a soundbar for those who like to keep connected to the outside world although we recommend winding down and enjoying our beautiful Villa and Kalkan. We hope to see you soon!

Wow .. Beautiful in all respects.

Where do we start, I had to book this villa at the last minute due to work commitments, we regularly visit Kalkan and tend to stay in the Kalamar area as it is close to all amenities and the bay The owner Michelle was exceptional in maintaining a seamless communication and arranging the transfers to and from the airport, Michelle is an absolute credit to the whole process of booking and that extends to Seçkin ( the agent in Kalkan who arranged a rental car amongst other requests. The villa .. absolutely fantastic for my family including 2 adults and 2 teenagers.. the pool was a good size and private so not overlooked, the adjoining gardens and various patio seating areas were clean and well positioned to enjoy the sun or shade as you required. The villa itself is a credit to Michelle, an exceptional size and in a beautiful location.. it does not have the high rise steps some villas have in the area so is excellent in that respect, internally there is more than sufficient space and amenities including air con etc .. just wonderful and well thought out. The kitchen is well stocked with utensils and very clean and modern.. now to the views … wow I sat on the terrace above and watched the Kalamar bay for hours it is just tranquil and lovely to have that time to yourself and relax.. all the bedrooms have large balconies so everyone can have their view, without hesitation this has got to be the best Villa I have stayed at in several years, Michelle .. Thank you.

Lovely villa well located however please update pics as pool overshadowed

The villa is bright, clean and spacious. The welcome pack was much appreciated as was the filtered water. A fresh loaf of bread was delivered daily free of charge, another nice touch. It is about 20 minutes downhill walk to town but at least 30 minutes back up the hill and quite steep so we opted to get taxis back, well worth it at 20 lira. However there are quite a few bars and restaurants on the way, some do a full takeaway service geared up for self-catering, we recommend Cafe Vita which is also the nearest. The gardens and outside space are very nice, However the trees have really grown since the pictures on the website were taken and overhang the lovely pool, leaving it in shade for most of the day (at least in September) meaning the water was a bit too cool for us which is a shame. There is a large kitchen but it could be better equipped, eg: only a couple of mismatched wine glasses, no tools for the BBQ. Be aware that the villa management company routinely book taxi transfers for visiters, and you need to make it clear beforehand if you don't want this.

Good Holiday destination

We stayed in Villa Katya with our young son for 10 days and overall found the villa very spacious and well kept. The pool and patio area/ grounds were lovely and very well maintained. The owner also provided great assistance in helping us arrange transfers, car hire and was very friendly and knowledgeable about the local area. There are just two factors that prevent me from awarding 5 stars - firstly the villa was described as a 10 minute "gentle stroll" from town. My boyfriend and myself (although I was a few months pregnant) are pretty fit and fast walkers and we timed the walk as more like 20-25 minutes into town, the walk back in the blazing sun up a steep hill with a buggy and a heavy 1 year old was challenging. My mother came for a week of our time there and would certainly have struggled with the walk, therefore we needed to extend the car rental. Not a huge problem, I just feel like this wasn't communicated as clearly as it could have been. The only other thing we struggled with was the air conditioning - despite being advertised as being "fully air-conditioned" once we'd booked we discovered this was only on overnight. In a very hot climate for a baby, it was hard at times to keep him cool during the day, for the price you are paying you would expect to be able to be able to have the air conditioning on for a couple of hours in the midday heat if required. Other than the couple of points above we had a lovely holiday!

Villa Katya is a fairly unique Villa in that it offers almost total privacy! With extensive gardens and a private swimming pool that isn't overlooked, it allows guests to sunbathe in peace!

What makes this property unique

The Villa has a small supermarket a 3 minute walk away and a choice of several cafes and restaurants in the other direction, also about 3 minutes away. Great if you want to pop out for provisions or a bite to eat without having to go into town. If you are enjoying the VIlla and don't want to go out to eat, there's a Villa Eats app that can be downloaded with numerous restaurants that will deliver a wide range of food (Turkish, English, Chinese, Indian etc).
