Benaulim, South Goa, India - Peaceful Location, Clean +well managed Complex, Less Than 5 Mins to Beautiful Beach

The property is approx 5 years old, along with the complex is beautifully maintained and offers superb relaxation and privacy. The pool is heated, clean, large and first class! The property is 1 minute away from the pool and only a 5 minute walk to the beach! Also the flat is situated only 1 minute away from the complex shop and restaurant and only 3 minutes from the nearest external restaurant! All of which, are quite superb and I can thoroughly and personally recommend! The sea is beautiful (and warm), the beach is clean! Towards the right of the beach entrance point there is an arrangement of enticing beach bars/restaurants, (Johncis, being my personal favourite) but there are plenty others deserving recommendation.

Born in Chester, England, 27/5/1961, living in Leicester, UK. Have worked in a major clearing bank for the last 35 years. Have been married to wife, Rita for the last 25 years. Three children, Carly, Jess and Sam. Rita, is actually the owner of our properties...I merely advertise and manage on her behalf! Rita's Grandfather, (fathers side) and Mother were born in Goa. We first visited Goa in 1989 to pursue Rita's ancestral roots and have never looked back! have visited most years since then! My interests are travel, most sports, fishing and not obsessively so!

Bowled over by the beauty of the area in general, and the management of the complex, in terms of maintainance and gated security also impressed.

A truly beautiful part of the world! Warm sea and fairly unoccupied beaches which are only 7 mins walking from the appartment...(that is you dont get distracted by the excellence of Leanoras, Bar and Restaurant, whilst walking along the way)

What makes this apartment unique

We took ages whilst waiting for the opportunity to buy this property....It's a very large complex and too many of the properties are a distance away from the pool, a further distance away from reception, so therefore much, much further away from the beach!

Bearing in mind that "Lotus" is an extremely attractive and peaceful resort anyway, I wanted to ensure that clients still had prompt access to 1) The reception 2) The pool 3) The beach and restaurants and 4) Taxi's!...I believe that I have achieved this!

Accept that the majority of our clients will be attracted by the tranquility of the resort, but with the need to obtain food provisions at best price advantage....This is most economically done by visiting the capital of South Goa..."Margao" embark upon some serious shopping

Notes on accommodation: There is a front facing downstairs patio area Generally a very safe and secure environment, so Ideal for children who will love the close proximity to the beach and pool! . No heating provided or considered necessary! The property has a beautifully tiled floor throughout. Lotus Suites is quite an open complex and also being close to the sea, there seems to be constant soft breeze. By utilizing the room fans and opening windows where appropriate it is easy to maintain the rooms temperature to an appropriately cool level. The cost of electricity, gas and water are included. Outside: No specific garden area but there is an attractive patio area. The pool area itself is attractively landscaped with secluded areas. The pool is large, heated, and with a separate children's pool. Use is restricted to owners and guests. Regarding shops and shopping, the reception stocks a limited amount of provisions. Better to take a taxi to the village centre where most needs will be catered for. The taxi drivers are invariably prepared to act as 'guides'. There is a slightly higher concentration of shops in the larger adjacent village of Colva, only 5-10 minutes by taxi, here you will find not only grocery shops, but ice cream parlours, barbers, tailors, beautifully stocked fresh fruit and veg stalls, furniture shops, boutiques. There are beautiful indoor and outdoor restaurants at the complex, a large first class restaurant opposite and a magical array of beach restaurants. Our favourites are Leonoras and Johnci's where the service, taste and value for money are qute excellent! Utility Room: No utility room. No equipment considered necessary other than brush/broom provided. If you feel the need to purchase extras then please contact us first. We'll probably offer proportional reimbursement if items can be left for benefit of others. Cleaning / Towels / Linen / Maid service: There will be clean sheets and towels provided upon arrival. The washing machine provided will take care of most, if not all of your ongoing laundry issues. An external and economical laundry service can be arranged directly with the complex reception. Other: Equipped kitchen, seperate from living area. Dining area within kitchen

All perfect, we were met as arranged, everything was in good working order so would recommend it.

Dirty, dangerous electrics, uncomfortable

This apartment is in our opinion was dirty and dangerous, the electrics need replacing, the bathrooms dirty and one leaking sewage, the beds uncomfortable, dust and cobwebs falling on the beds, Rusting mouldy furniture- I’m struggling to find anything good to say!

No we would not stay again or recommend it.

Owner's Response: we are just coming to the end of our main letting season and the place will then undergo it's annual "brightening up" I will certainly review all cleaning standards and other aspects, but I believe that the health and safety aspects of the wiring etc are as high as can be obtained locally. The furniture isn't of the construction type that would rust I do engage a day to day managing agent, whose contact details are made available to clients, and indeed in this case my agent was contacted to provide outdoor seats and beer glasses...These were promptly provided., so a little difficult to see why my agent wasn't called to deal with other shortcomings at the time. Thanks

The beach is golden, sandy, clean, rarely over-crowded, and is a 5 minute walk from the complex. There is a very slight gradient across the sand-dune. There are several attractive beach restaurants nearby.

The Arabian sea is warm and clean. Fair to say appreciably warmer than the Med! The waves can be fairly strong but without dangerous currents in this area. If you are feeling fit, then a rewarding activity is to walk along the beach to the adjacent Colva beach, (approx 1 hour).


The nearby airport is at Dabolim, approx 25 mins away from Benaulim. Taxis of all sizes are always available from this airport to Benaulim resort. Car hire not essential and not particularly recommended as a cost saving exercise as taxis are relatively cheap!

Fair to say that there is not a massive car hire culture within Goa, however you should have no difficulty in finding a car hire firm in the larger villages and towns. Vehicles are driven on the left hand side of the road, same as UK!


Benaulim village centre, the Maria Hall area, is approx 15 minute walk, 5 minutes by taxi. Colva village is 4 miles away, a 10 minute taxi ride.

Margoa, the largest town in South Goa is 5-6 miles and less than 15 mins by taxi.

Panaji, (Panjim) is the capital in Goa and 45 minutes away by taxi. A reliable public bus service runs from Colva to Margoa, (passing through Benaulim) and Margoa to Panjim.

Old Goa, the original capital and cathedral town is 45 mins by taxi.

Further Details:

Local "corner shops" and bank are in the Maria Hall area of Benaulim. Shops, bank's, cash machines, money exchange bureau's are plentiful in nearby Colva. Traditional tailor's, travel agencies, hairdressers etc also in Colva.

Street stalls selling fruit/veg and fish, within a short taxi journey away.

Craft stall's, clothes shops, ice cream parlours, again within a very short taxi-ride.

Everything else can be purchased from Margoa!

In Colva, there are outlet's providing expertise on aromatherapy, accupuncture, massages etc.

Medical facilities, medical store, doctors, are close-by. Main hospital in Margoa.

A concentration of beach restaurants and bars are within a 5 to 10 minute walk, and at Colva. Both villages host a many and varied selection of bars and restaurants.

Restaurant types are vegetarian/ non-veg. Cooking styles have Traditional Goan, Portugese, Punjabi, Hindu, south Indian influences. Goan dishes include fish and prawn curries. Most restaurants have excellent chinese dishes on the menu. The quality of beef and beef steaks is high.

Fresh lime soda's are a favourite soft drink. bottled coke, sprite, mineral water, are ever available.

Cold bee available everywhere! "Kingfisher" being the most common. Traditional "Fenney" and "Urak" are the local spirit. Chilled port wine can be very refreshing.

Water activities such as dolphin cruises, para-gliding, fishing trips, jet-ski hire are emerging, and provided for at both Benaulim and Colva.

It can be said that South Goa offers more unspoilt beauty than the more heavilly commercialised North, (most of the very top hotels are in the South) However if you fancy a days excursion, then the Northern beaches of Baga, Don Paulo's, Calangute and Vagatore, will be reached within an hour in the taxi, crossing the impressive Zuare and Mandovi rivers along the way. Nature/wildlife reserves including elephants, birds, tigers, etc, have emerged.

Local trades include Rice and Sugar production, even salt extraction.
