Farmhouse near Tolentino, Le Marche, Italy - In the Heart of Italian Countryside with Easy Access to Beach and Mountains

Podere dei Tordi (The Farm of the Song thrush) is a fully restored traditional farmhouse in the hills above Lake Grazie and the historic town of Tolentino. It is a 10 minute drive from the town and lies midway between the beautiful Adriatic coast and the Sibillini Mountains. The house sits in its own grounds with fine views across rolling farmland with olive and fruit trees providing a natural boundary at the rear. It has been restored with all modern amenities whilst retaining the traditional Marchigiani style. There is a large private swimming pool with sun beds and parasols. The large terrace sheltered by a pergola is ideal for dining alfresco and is equipped with table seating up to 10 people.

About the owner

My wife and I live in the north east of England and having worked in social work for many years still work as self-employed social care consultants. We both love Italy and spend as much time there as work permits. We have a grown up family who have spent many holidays with us relaxing at Podere dei Tordi. Our eldest son had his wedding there in 2011 and we surprised ourselves with the success of an ambitious "festa" for 100 people!

We like the idea of the house being used and enjoyed by people and provide some rental availability so that more people are able to enjoy it.

We fell in love with le marche after a holiday in the area with friends. On impulse we bought the house because it was in a beautiful location and offered access to shops, towns and main roads. We wanted tranquility but not isolation. We restored the house over a couple of years and during that time fell more in love with the authenticity of the area including the local wine and food and friendly people. We may be off the main tourist routes but there is much to see and experience of interest and beauty across the whole of the region.

Activity and Interests

Special interest holidays:

The house lies on the edge of the Sibillini National Park and has opportunities for walking, cycling, and horse riding. Nearby Lago Grazie has fishing. The Strada de vino wine trail is on the doorstop and takes you to the source of the renowned Vernaccia wine of Serrapetrona.

Macerata 10 minutes away boasts an open air Opera Festival each summer mid July to August. Urbs Salvia (Urbisaglia) just a short 5km away has 1st century Roman remains and is an important archaeological site with an amphitheatre. The historical renaissance capital of Urbino is a little over an hour away and Assisi just over the border in Umbria is a 2 hour journey.


The beaches of Civitanova Marche are within a 30 minute drive and give a wealth of fish restaurants and bars. The coast provides tourist facilities, where you can practise water sports such as sailing, windsurfing, kite surfing, or just relax and enjoy the sun. The coast has a number of interesting resorts within easy reach from the cliffs and coves of the Conero peninsula in the north to the palm strewn beaches of S. Benedetto del Tronto in the south.


The nearest Airport is Ancona and is less than an hours drive to the house. Alternative airports are Pescara (1.5 hours); Bologna (3 hours); Rimini/ Forli (2 hours) and Rome (3 hours). All 5 airports are served by low cost airlines Ryanair and Easyjet and all have car hire services. Civitanova provides access to main rail links should you wish to travel further afield and the port of Ancona has ferries to Greece and Croatia.


Tolentino is 10 minutes by car. Civitanova 30 minutes by car. Sibillini mountains 30 minutes by car. Bologna 2 hours. Rome 3 hours.

Tolentino has a number of restaurants, supermarkets, banks and a wide range of shops as well as a weekly market.

All rates are priced per week for the property and all facilities. 10% deposit must be paid on confirmation and the balance paid 8 weeks prior to arrival. A security deposit of £250 is required to cover any damage of property/facilities, the security deposit is to be paid with the balance and will be refunded 14 days after end of stay. Short breaks and daily rates are given on request.

From the Owner

You do need a car to come to our property as we are up in the hills but easy to find and not far from airports or trains. We are equi-distant to lovely beaches and a popular lake and mountains. We also have a good road linking us to both just 5 minutes down the hill from our property. Our house is family friendly and well-equipped, including beach towels. We have a great pizza oven and large bbq as well the usual delights of a swimming pool and good outside eating area. We don't overstate what there is. We just want people to enjoy the simple pleasures on offer. Many guests comment that the place is much more beautiful than they expected and some have returned year on year.

  • Notes on accommodation: While the house is suitable for a family stay there are natural hazards accompanying country life and a traditional style of house. Small children will need to be supervised particularly around the pool and upper terrace. The farmhouse has full central heating ideal for winter breaks. There is no smoking inside of the accommodation. Hair dryers are available for use by guests. Outside: The house stands in an acre of land including mature olive and fruit trees. Guests will have sole use of the 12m x 5m swimming pool with ample surrounding sun terrace equipped with sun beds and parasols. The property has a large terrace covered by loggia (roof) with a table and chairs (can seat ten). This is ideal for dining out and offers uninterrupted views over the valley. There is pizza oven and BBQ. The upper terrace has a table and chairs ideal for breakfast or a quite break. Lago Grazie 5 minutes drive down the hill is a lively spot in summer offering 3 eating places (Trattoria and pizzerias) and the occasional festa and live music. Utility Room: Washing machine. Clothes horse, ironing board/iron. Cleaning / Towels / Linen / Maid service: Bedlinen, bath towels and pool towels included. Property and linen cleaned before and between bookings.
