Villa in Dalyan, Turkey - Quiet Location, 5 minutes walk to the Town

Villa Rosa is situated in the outskirts of Dalyan in the province of Mugla, on the South-Western Mediterranean and is set in the centre of a broad delta whose natural beauty is completely unspoilt. This is one of the surviving corners of paradise, an area of outstanding natural beauty and historic interest. With its ancient history still continuing since ancient Kaunos, you will be amazed at the breathtaking views of the lake and the famous Turtle Beach and marvel at the many local attractions such as the 5000 seat Roman amphitheatre and the legendary Lycian rock tombs. The area boasts over a 100 rare species of birds, thermal springs and natural healing mud baths. As well as spectacular channels weaved like a labyrinth, surrounded with reed beds and endless golden sands. How well this all fits in with an array of relaxed bars and traditional restaurants is something you will want to sample again and again.

A really lovely villa. Very well equipped. Fantastic big swimming pool. Pool table a great source of entertainment, bikes really handy and fun. Good location. Owners very easy to contact and helpful when booking and prior to holiday. Highly recommended. Keely and Ian and family.

Thought I would write to let you know we had a wonderful time in Turkey. Your villa is fabulous, within easy reach of all amenities, but still nice and quiet. We hired a car and travelled all over the place, into the countryside, the beach and up into the mountains. We are birdwatchers and photographers so had plenty of opportunites for both. Well worth the slightly higher price as everything in the villa was done really nicely. Lovely big white towels and good quality bed linen. Also not having to take beach towels was good for our luggage allowance! Sue Christey, Essex.

Wonderfull holidays

We had a great time in the Villa. Everything was fine and clean. We missed nothing. The kittchen is well equipped with all you need. Contact with the owner was very kindfull. We´ve been the second time in Dalyan but the first time in this villa. Also the large pool is great to swim. This was not our last stay in this lovely house.

Very well appointed villa. Perfectly placed. 5 min walk from the river and the town. A "a home from home". Our 2 boys in particular loved the pool, the bikes and the available tours. We booked 4 excursions with Kaunos which were fantastic value and brilliant days out. When we needed help they were very attentive too. The country side is unspoilt and very diverse. The locals all very friendly. Up there as one of our top 5 holidays! The Tates.

An Simply Outstanding Villa

Our family have been regular visitors to dalyan since 2002 and have stayed at many villas. We have to say that our stay in the Villa Rosa surpassed all our expectations. The villas location offers a pleasant 5 minute stroll into town but is set back enough to allow for a peaceful environment. The swimming pool is superb and extraordinarily long! Great for a proper swim. The internet is of great benefit for the kids (and adults) and the owners have really given a great deal of thought to the entertainment side of things with the addition of a Smart TV. The "corner shop" really is only 2 minutes walk, while the 4 bikes make shopping and sightseeing a breeze. I could go on and on here, pool table, hot water vendor, extensive library etc etc but at the very realistic rental rates offered, it doesn't get much better than this.

Oh, and we have already booked again for 2016

Lovely villa

This was our first visit to Turkey and our first time using owners direct. The villa was very easy to book and communication with the owners was great. The villa had everything we needed plus more, the pool table was a hit with the kids and so was the pool although the water was cold as we went before the best of the weather the kids still went in it most days. The villa location was very convenient to the local amenities and the town.

There is plenty to do within the area but it's still ideal if you just want to relax and take things easy. All the locals were very friendly. We enjoyed the villa and the holiday so much we recommended it to my parents who have now booked the villa for later this year.

This was our first but definitely not our last trip to Dalyan, and we would love to come back to this villa again in the future.

Brilliant holiday

We recently got back from a fabulous 10 day holiday at Villa Rosa where the owners really have thought of everything. The pool table was great as was the huge swimming pool.

The location is brilliant. It really is just a five minute walk into town. There's a handy corner shop and an excellent restaurant at the bottom of the road.

We would definitely recommend Villa Rosa and Dalyan. It's a beautiful place!

Wonderful holiday

Just got back from two weeks staying at the Villa Rosa in Dalyan. I just wanted to say what a brilliant time we had. The villa was absolutely perfect in every way - very comfortable, great location, wonderful pool and pool table, the facilities were excellent and Kaunos Tours provided us with very unobtrusive support - they were there if we needed them but not at all pushy so it was a very private holiday. Really really wonderful holiday - our second time in Dalyan, it won't be our last. Thank you so much x

From the Owner

A holiday at Easter 2002 with both children, each accompanied by a friend, was so fabulous that we were back in the May sourcing our villa. By September it was ours and we have had holidays there at least twice a year since – joined by many friends and family who all love it too. It is a sleepy village that comes alive in the summer with a little nightlife if so desired. We never tire of the boat trip to the beach and often just stay for a beer before heading straight back! The local people are very friendly and we have made many Turkish friends.

Activity and Interests

There is an abundance of activities suitable for all tastes.

For those who want to be totally active we can arrange through our local guides, a full one week "activity" package.

If you like the water you can hire sailing boats, or join an organised cruise to explore the local bays or lake by day or night, under the stars.

Try your hand at a Turkish cooking course.

Be escorted by a local expert, to glide slowly through the lake to spot the local bird and wildlife.

Learn to paint in wonderfull natural light, the local splendid scenery.

Guided walking and hiking available.


Iztuzu beach is a 20 minute relaxing trip by water taxi. It can also be reached by a local bus or taxi, this also is 20 minutes journey.

The beach is a protected area due to the fact that loggerhead turtles hatch their young there. It is also very unique with fresh water one side of the sand and sea the other, it is over 7km long and reputed to be one of the best beaches in Turkey.

It is very gently sloping and quite safe for swimmers of all standards.


Your destination airport would be Dalaman Airport which is served throughout the year by many well-known airlines.

Private transfers from the airport direct to Villa Rosa can be arranged on your behalf and journey time is no longer than 25 minutes.

Please feel free to ask for assistance when booking flights or arranging transfers from the airport, as experience has shown us where best to look for the cheapest prices!


Larger town such as Marmaris (1 hour), Fethiye (45 minutes) and Olu Deniz (1 hour) are accessible by car, bus or taxi.

Further Details:

Dalyan is well served with all the amenities you may need.

Within a 5 minute walk you can reach supermarkets, a bank, post office, doctors and chemist and an array of restaurants, cafe's and bars, many with live music.

Luckily there are no Nightclubs in Dalyan!

Our local agents Kaunos Tours are office based in the middle of town and are on call for our guests 24 hours a day to help and assist you in anyway. They have fantastic local knowledge and just as importantly are our friends and they soon will be yours.

Trips can be arranged from the Villa to include:

White water rafting, mountain biking, sea or lake kayaking, jeep safari, canyoning or trekking, microlight flights.

Day or night cruises. Diving, sea fishing and crabbing which is a must. Try the local thermal springs and mudbath or a traditional Hamam or Turkish Bath.

Market day in Dalyan is a Saturday but is also found in other surrounding town and villages (but be prepared to haggle).

Dalyan is also well served with shops selling local produce, cheap leather, jewellery and other goods.

From the Owner

The villa is well equipped and over the years we have tried to add everything that we ourselves would like to find in a rented property. Things like plenty of large bath and beach towels, nice sheets and duvets, nice glasses and crockery, a good stock of DVDs and books, bikes and the odd candle! The pool table is always a hit with the teenagers! It is in an ideal position only 5 minutes into the main town but its surrounding area is tranquil and quiet. The garden and pool are private and secluded. One of the best restaurants is at the end of the road together with a small corner shop that seems to stock everything! We are proud of the villa and keep it well maintained. Kaunos tours who look after our property are on hand for trips, transfers and any emergency.

  • Notes on accommodation: The owners also provide the use of four bicycles, a safe, alarm, wireless internet connection, hairdryers, a well-stocked book shelf, board games, DVDs, small charcoal and a large gas barbecue. Outside: The private pool is 13 x 3 metres and at a constant depth of 1.6 m. There is ample sunbathing area on the marbled terraces with eight sun beds all with cushions. There is also a small children's pool and it is all set in a lovely private lawned garden with flowers and fruit trees. Utility Room: Automatic washing machine, ironing board and iron. Cleaning / Towels / Linen / Maid service: The garden is well maintained and secluded. All linen and towels are included (including beach towels). A weekly clean is provided and further cleaning or a daily maid service can be arranged. Pool and garden maintenance is daily. Other: A further enormous living room, galleried by the upstairs landing and patio doors on three aspects, contains further seating, a mountain of floor cushions, a stereo (to which you can attach your ipod) and a full sized pool table.
