Perfect as a tranquil getaway for small groups or for an extended family, the accommodation is arranged on 2 levels which you can use together or independently - each level having own entrances and shaded portico/pergola. You can rent the whole molino, or for a more economical rate you can rent just the upper portico level alone (3 bedrooms) which is ideal for couples or for up to 7 people. Exclusive use assured.

An ancient mill house, renovated in 1990, making a welcoming home while keeping its traditional chestnut beams, terracotta floors and ceilings.

About the Owner

We found this wonderful place in 1989 and spent many years slowly and lovingly restoring it. Three of the 4 of us are architects, so this was a fascinating pleasure, from which we learned a great deal about Italian building traditions.

This project has cemented our friendship and our love of Umbria, and our families have grown up to love the culture, people, cuisine, and wildlife here during our annual visits, when we have worked together on the restoration. It is a great place to consolidate friendships and families, as it has a special calm and beautiful magic all of its own.

We live and work in the north of England with our families, and visit our haven whenever we can. Occasionally we have spent longer here - to write, to design, and for our children to appreciate Italian ways.

If you are looking for holiday where Peace, Quiet and Rustic are your first three keywords then Molino Meocci should come high on your list. We, three generations, seven months to seventy plus years old chose to holiday here and we were not disappointed. This 18th century water mill, lovingly restored, is actually split into two apartments which are interconnecting.

The mill itself is situated a couple of kilometres outside the small town of San Giustino in the foothills of the Apennines on a road that goes nowhere for motor traffic but is an ideal starting point for hikers and bike riders. The river, easily accessible from the mill provides for an adventure playground for the youngsters, (supervision needed!). Ours would have been willing to spend every day there, but the adults had other plans. We hiked up the hill following the clearly marked hiking trail quickly finding ourselves in open farmland with harvest in full swing. Wherever we went we were greeted warmly by the local folk. The trail took us back down to San Giustino. Just right for our group with babes and toddlers through to eight years old. For keen hikers the possibilities are endless. San Giustino, an unflustered and sleepy little town offered all we needed. A good supermarket and several restaurants happy to cater for a large group with kids. Further afield many gems of hill villages wait to be visited.

However back to the Molino, situated in the Umbrian foothills of the Apennines, we found everything in good order. The kitchen is a little small but there are masses of pots, pans, crockery and cutlery. We asked the owners if there was a high chair. There was not but they immediately had one organized. Any concerns we had regarding traffic were unfounded since the few cars that passed did so very carefully. There are quite a few stairs inside the building but our young ones coped well and we had no accidents. Apart from a single residence across the road one is completely alone. We ate outside nearly all the time and should the fancy take you there is a large wood fired pizza oven and BBQ. The deck built over the old mill raceway leads naturally into the forest, again a great adventure playground for young kids and away from the road. Umbria seems less on the tourist track than Tuscany but still with all the natural beauty and fantastic summer climate, warm clear days and cool nights. We left all feeling that this is a place to be revisited as many have done before us!

Full of character, comfortable,relaxing mill house

The property was very comfortable, relaxing and spacious. There’s a well equipped kitchen – we dined al fresco on the back patio, where there’s a pizza oven - one evening we made stone baked pizzas! A 20 minute walk will take you to the local restaurant, good food, fantastic views.

The rock pool is just 3 minute walk from the back of the house – its private and we were able to lie in the clear water and enjoy the warmth of the sun.

San Giustino a small local town is around a 20 minute walk from the Moliono. There is a post office, shop, friendly bar, train station, town square. The market town of Sansepolcro is around 4km away, there are buses, however we chose to cycle. Both are interesting and worth exploring. Sansepolcro has a great open swimming pool.

Each evening we enjoyed spectacular firefly displays, lighting up shrubs, trees and around the terrace.

Walkers and cyclists will find plenty of opportunity to explore the surrounding countryside. Bikes can be hired from Sansepolcro – they will bring and collect the bikes from the house.

We visited Gubbio by car and Perugia by train – both as day trips.

Would definitely recommend and will be back to stay again (I hope!).

Beautiful, carefully restored, mill in Umbrian countryside

The molino was a lovely place to stay, full of historical character, beautifully restored, emphasising the original features and structure whilst providing creature comforts of a high standard. There was lots of room for 9 of us, over the two floors. The little, well-kitted kitchen got congested with dishwashers /cooks occasionally, but there was plenty of room to store food over two kitchens, and never a shortage of hot water in both kitchen and bathrooms. A very nice touch was the thoughtful food package left in the fridge for us on arrival, including a very welcome bottle of wine. Lovely space to sit and eat outside, and relax on hot days in the sun. It was very quiet. The river pool provided a refreshing dip, and the surrounding countryside offered endless runs and walks, plus wildlife. The neighbouring town of S Guistino was very convenient for food shopping and quite charming, whilst Sansepolcro was positively lovely, and had a good swimming pool. Lots of interesting places to visit within short distances and good local bike hire. On the whole a fantastic place to relax in a beautiful part of Italy.

October at the Molino

We had a lovely restful week at Molino Meocci, located in the beautiful hills on the outskirts of San Giustino (about 15-20 mins walk), Ideal for day trips to local market towns of Sansepolcro and Citta di Castello. Further afield Assisi and Florence can be visited in a day and other historic towns. I loved Lake Trasimeno including on a previous visit the boat ride to Maggiore an island in the middle of the lake.

The Molino its self has a very homely feel, full of rustic charm and original features such as window shutters. The beds were clean and comfortable, the large central living area lends itself to an evening enjoying the local produce with the wood burner taking the chill off the autumn evenings. The Pizza oven is an unexpected bonus and there was an evening of entertaining competitive pizza making. There is plenty of local tourist literature including some left by previous guests and a book swapping library.

The kitchen is simple but sufficiently stocked and downstairs bathroom quite something,

Plenty of restaurants to try particularly Pizza Dedalo in San Guistino and Osteria La Ghiand in Sanseplocro.

We had no need to contact the local agents as our visit was problem free and the booking process was seamless, would definitely recommend to friends and family.

A peaceful sun blessed retreat

We have been several times and love every minute of it. The beautifully restored home was spotless and with welcoming food on arrival. It is a calm and peaceful place near a stream and waterfall. We saw a wild tortoise in the wood just by the house. We hire bikes which are delivered to the house and each time make new discoveries. Fantastic places to eat nearby and someone on hand if there are any problems with the house. Great customer service.We flew to Venice and took train and bus to Molino - a lovely trip in itself. It's on the Umbrian/Tuscan border and surrounded by beautiful and interesting places. There is a visitors book with interesting restaurants and places to go. We have been at different times of the year and although it's usually very hot in July, it's still good to cycle early or late - and such a lovely place to cycle. Will definitely go again.

We love the beautiful hills, the drama of the hilltowns, the exquisite cultural traditions of the walled city of Sansepolcro, and the quiet discoveries of nature on the pathways of St Francis. Family life is slow and gentle here, and there are few overseas visitors, so we find a warm welcome is extended to us. We are also able to learn from the rustic crafts and traditions, and the agrarian way of life. It's a place we love to return to

Tranquil rural location between valley and hills, a pleasant 20 min stroll from restaurants, shops and bars in San Giustino.

Rockpools and waterfall within 1 min walk.

Located where the foothills of Alpe de la Luna meet the Upper Tiber Valley, it's a perfect base for walking, painting or cycling, and for enjoying the unspoiled life of historic cities and hill towns. Nearby medieval walled town of Sansepolcro (Piero della Francesca's home) is 10 mins drive, and has a lovely large summer outdoor swimming pool set in a wooded park, with bar. It has festivals of music, archery and medieval crafts, plus twice weekly market and a cinema. Horse riding can be found nearby at Il Violino.

Michelangelo's birthplace and Franciscan monasteries are close by. Hilltowns such as Anghiari are just 10-30 minutes drive, and it is also a great base for visiting Urbino, Gubbio, Florence, Siena, Arezzo, Lake Trasimeno, Perugia and Adriatic Coast.,

Waymarked footpaths can be found in the hills - you can start from the door of the molino.

Cycling is a very popular local activity - you can hire good bikes and explore the hills on winding roads. See link on our website to local family company offering route itineraries, and also guided walks.

Citta di Castello - another historic walled town - is also nearby, having a wonderful variety of restaurants, shops, theatre, markets. The hills and the valley are very fertile and the farming traditional - the aromas and flavours are everywhere, and most produce is grown and distributed locally. Truffles, olives, vineyards, fruit trees, local honey, cheeses. There are festivals of chestnuts (Caprese Michelangelo) truffles, wine, flowers, lacemaking, archery, music of all kinds - chamber music (Sansepolcro), jazz (Perugia), chocolate (Perugia) and flag throwing and medieval crafts (Sansepolcro). The property is let fully furnished and equipped, and the rent is inclusive of lighting, hot water, linen and cleaning.

Deposit and balance
A deposit of 50%is requested at the time of booking.
The balance of fees, together with a refundable deposit of £100 against breakages, is due six full weeks before the start of your holiday. If a booking is made six weeks or less before the date of the period of the rental, the full hire charge will be required at the time of booking.

On receipt of the full hire charge, you will be sent a key to the property in good time. The key must be returned as soon as possible after your holiday: your breakages deposit will then be returned to you.

Cancellation is only effective when written confirmation is received of your wish to cancel
The following charges will apply to cancellations:
Four to six weeks before the period booked: 60% of full fees
Two to four weeks before the period booked: 85% of full fees
Less than two weeks before the period booked: 100% of full fees
The above cancellation charges also apply to holidays which are foreshortened after they have been booked.

It is strongly recommended that guests take out suitable holiday insurance to cover cancellations,risks and losses. The owners of Molino Meocci cannot accept any liability for any losses or damages to guests’ property or for nay personal injury incurred during the period of rental.
The property will have been cleaned just before your arrival. It is hoped, however, that guests will leave the premises in a clean and tidy condition before their departure.

Guests are responsible for leaving the property with all its furniture and effects in good condition, and to undertake to inform the owners or their agents of any damage to the property or its contents, and to pay for any damaged or missing items or for any extra cleaning dueto the property being left in an unclean condition.
