Luxury villa with pool, tennis court, in idyllic Umbrian countryside. Sleeps 8.

Updated: 01-Dec-2016
Villa near Izzalini, Todi, Umbria, Italy - Ten km from Todi, Rome Fiumicino and Ciampino airports only 1.5 hours by car, Stunning location.

An area with magnificent vistas and huge historical interest. Easy access to Rome (90 mins) and Perugia Airport (45 mins) and a range of fascinating Tuscan and Umbrian hill towns: Assisi, Cortona, Orvieto, Montepulciano, Spoleto, Gubbio, Siena, Florence. Ideal for family or group of friends, keen to explore Central Italy or just enjoy quiet immersion in the tranquil Umbrian countryside. Seen for miles around, its stunning hilltop position dominating the Middle Tiber Valley, Todi can lay claim to a very long history of continual habitation. Probably the best preserved of all the great historical towns of Umbria. The austere beauty of the Piazza del Popolo, the centre of public life since Etruscan and Roman times, makes it one of the most impressive public squares in Italy. Widely known throughout Italy and abroad as a uniquely attractive place, consistently voted one of the world's most livable-in towns because of its clean air, dreamy landscapes and slow pace of life.

About the Owner

We were first attracted to this area because we wanted to get away from crowded tourist sites and yet enjoy the wonderful blue skies and clear light that is an essential part of the Italian experience. Good food and wine is also important to us; there is a deep respect for both in this region. We love the artistic tradition of Tuscany and Umbria, the Renaissance splendor of its architecture and the enduring appeal of its painters. For us, coming from the damp northwest of Europe, the area around Todi has everything we want. And a short drive in any direction brings us to other superb hilltop towns. The cool, airy stone house is a haven of peace, with the day winding down: a dip in the pool,a glass of wine, a BBQ on the veranda as the sun sets... Bellissimo!

Perfect! Just perfect!

Well appointed house with everything you need.

We were blessed with great weather, so the pool was ideal for a late dip after our days out exploring the wonderful region of Umbria.

The caretaker staff are friendly and accommodating. The grounds are well kept. The beds are comfortable.

The terrace is great, well shaded with a lovely breeze as you sit and enjoy the spoils of your trip to all the local produce markets and shops.

Do hope we can get to this villa again.

Beautiful Umbrian Villa

  • 5 of 5

Our second stay at this wonderful villa in lovely tranquil landscaped grounds.

The villa is very well equipped with nicely proportioned rooms. We especially liked the 1st floor terrace overlooking the grounds - a great place to enjoy a relaxing meal.

The pool is a good size and there is also the added benefit of a tennis court.

A car is essential to get around, with the historic town of Todi some 20 minutes away.

There are plenty of good restaurants within a relatively short distance. However, as the kitchen is so well equipped, it's great to cook and eat at home on the terrace.

Overall, a lovely villa in a beautiful location, ideal for a relaxing holiday - somewhere we could keep going back to again and again.

Magical times in Todi

  • 5 of 5

Our holiday in Todi was our first family villa style holiday so although we were very excited about it we were also a bit nervous. We needn't have been. Mary O'Connells house just outside Todi is simply superb. Set in beautiful grounds with just a few villas the minute we saw it we were in heaven. Each of the villas are totally private and not overlooked. The house itself is really lovely and furnished beautifully and yet in a relaxed family style.

Veej the caretaker couldn't have done more for us and we felt at home immediately on arrival.

Prior to our arrival we were given a wealth of information on location, nearby shops, recommended restaurants, places to visit - the lot. We literally took all the advice which made our stay so easy and everywhere recommended was superb.

Our children had a ball in the pool and the tennis court is literally overlooked by the house so the children loved it.

The villa is so well equipped with everything for the kitchen including a great BBQ outside the kitchen door so cooking and eating alfresco was a dream. We would highly recommend Todi for either a family holiday or an adult only holiday - it caters brilliantly for both.

One flick though the visitors book over the last number of years re-iterates the great holiday memories that have been made in the villa, both in Summer and Winter. We're hooked!

Stunning home away from home.....

  • 5 of 5

Having rented many properties in Italy and France over the past 10 years, we're fairly savvy and I had a good feeling about this house and about the owners themselves, from our dealings before booking and post bookings - from their friendly emails to the information sheet they sent us, extremely comprehensive and useful. The pics you see on the site are completely accurate and represent the house with full integrity. The house itself is beautiful and the surroundings are also - there's a lovely sense of tranquility and community about the grouping of houses. The pool is stunning and as a swimmer, I got to do my lengths every day - 20m in length is unusually large for a holiday pool and it was never crowed.. So the pictures speak for themselves, what you won't see there is the sense of "home" - the villa is beautifully equipped.. This is not a house of mismatched crockery and kitchen equipment - it really has everything you need and more. The owners have left a supply of bits and pieces that make you feel like they are welcoming you into their home and of course we ourselves left other bits and pieces we feel will benefit both the owners and subsequent guests. And definitely a high-light for us was the garden filled with fresh tomatoes - three different varieties and so so fresh, sweet and delicious. Bruschetta were the start to every evening with the garden-fresh tomatoes and bread heated in the barbecue. We had a heavenly two weeks and I really hope to go back there... Our favourite rental property in all our years of renting.. Thank you Mary and Farrell!

Heavenly Unbria

  • 5 of 5

My husband and I travelled from Colorado in August 2014 to stay at this wonderful Villa. It was such a pleasant surprise to see that everything looked exactly as it did on the website only better.

The gardens and very large pool were beautiful and everything was maintained by the caretaker to perfection. We also had a tennis court which my husband loved as he is an avid tennis player.

We hired a car and spent some lovely days sightseeing in Assisi, Orvieto, Siena and Todi. Todi is the nearest town for shopping and restaurants which is about a 10 min drive.

We loved every minute of our time here and can't wait to go back.

It is truly a slice of Heaven.

Umbria at its best

  • 5 of 5

Eat your heart out, Tuscany! This is way better. The house is spotless, well maintained by an on-site concierge, and can accommodate many more than we had (two x 2 people) with effortless ease. The owners' restaurant and other suggestions are thoughtful and good, but the problem is that just lazing around on the terrace or by the pool is so seductive that sometimes it's difficult to tear yourself away to the local attractions! A car is of course essential. We will be back.

From the Owner

We considered properties in Tuscany and Le Marche but finally decided on this location, a little south of the wonderful medieval hill-top city of Todi, with its well-preserved links back to Roman and Etruscan civilizations. We wanted a place in the country, an escape from suburban life, and we were not disappointed. We have easy access to airports in Rome and Perugia and we use the fast train links from Orvieto to visit Rome, Florence, Bologna, Venice ... whenever the pleasures of the big city beckon. But mostly we like the laid-back life of our borgo, a wonderful place to relax away from the crowded tourist centres. The Tuscan coast is within easy reach by car (2 hours) and the great lakes are all nearby, with lovely restaurants for lake-side lunch: Trasimeno, Bolsena, Corbara.

Activity and Interests

Todi is in the heart of Central Italy, so visits to the sea will take over 2 hours. But local lakes provide good access to beaches, fishing and water sports: Lake Corbara (20 mins), Trasimeno (1 hour) and Bolsena (1 hour). Good set of maps and guide books in the house.

Best access: Ryanair direct from Stansted to Perugia-San Egidio (45 mins). Easy 90 mins drive from both Rome airports. Regular and budget airlines: BA, Aer Lingus, Ryanair, Easyjet etc,. Florence (2 hours), Pisa (2.5 hours) and Ancona (2 hours) are also options. Car essential. Online rental (Hertz, Avis, AutoEurope). Good road access to Todi by A1 and E 45. Advise guests to take train Rome to Orvieto or Terni (both 45 mns drive from Todi). Todi train station is 9km ( not mainline service).

Umbria is particularly proud of its food and wines. The fine character of its DOC and DOCG varieties, especially Sagrantino di Montefalco and Torgiano wines, have until recently been well-kept secrets. The wine museum in Torgiano (30 mins drive) provides a good starting point. Nearby Deruta (25 minutes) is a famous pottery centre. Perugia (45 mins) Orvieto (45 mins) are each worth a day's visit, as is Isola Maggiore on Lake Trasimeno (60 mins).

Further Details:

Courses in Italian, cooking and wine-tasting available in Todi and surrounding area. Todi is a founder member of the Slow-Food movement and has many fine restaurants. Our favourite is Hosteria de la Valle, which produces exquisite food at everyday prices.
