2 Bedroom, 3 Bathroom Rural Quiet Location Surrounded by Farmland, 11m North of York.

This superb barn conversion is over two floors. The Granary is surrounded by undulating farmland next to an area of outstanding natural beauty in the Howardian Hills above the Vale of York. Set in 18 acres along with the farmhouse, paddocks, pond and woodlands. Just 12 miles north of the city of York. 10 mins from Castle Howard. The Moors, Coast and Dales are all within easy reach. The designer accommodation has underfloor heating and hot water as provided by a renewable ground heat source energy pump. Both bedrooms have en-suite bathrooms with a 3rd shower room with body jets. Comfort and convenience make this a sumptuous retreat. HD smart TV, Wi-Fi, and Sonos sound system should cater for all tastes, whilst the aromatherapy heatwave sauna provides quiet de-stressing. The gardens are designed for relaxation and entertainment, and, for the more energetic, the hard tennis court is just 20 yards away. Ample car parking with Garage Games room and a dog kennel and run.

2016 has seen an additional self contained section added potentially giving a 3rd bedroom ensuite and a downstairs sofa bed. Prices are only on applications, so please either visit to view The Annexe and what it offers, or contact me direct for more information.

About Gilly

My husband and I live in the main farmhouse at Cheese Vat Farm with our Black Labradors, Pasha and Piper. We have two married sons, one in Finance and his brother an R&D engineer with Jaguar Land Rover We moved to Yorkshire in 1988 with my husband's army job, and loved it so much we never left. Although we live just nearby to The Granary, we like to leave our Guests to enjoy the property, but are generally on-hand to help with any problems should they arise. We pride ourselves in keeping things to a very high standard, as well as clean and tidy, and feel that this is appreciated by our guests. Validated by 9 years of 5* Gold Awards.

Why Gilly chose Sheriff Hutton

In 1992, Cheese Vat Farm was a working farm being broken up and had lots of potential to make a home for our then two young sons. We love the fact that we are in real countryside, out of the bustle of the Vale of York and up into the Howardian Hills, and have lovely views in all directions. Yet the City of York is within easy reach, as are the Coast, Moors and Dales. The surrounding countryside is a mixture which provides a continuously changing landscape depending on the seasons.

What makes this barn unique

We aim to be the best! Short Breaks are considered but please contact me before booking as we do advertise in other places! All Bookings are FRIDAYS ONLY unless contacted. The Granary is an old building converted in 2007 in a contemporary style. We have tried to think of everything for our guests comfort including a welcome pack of Yorkshire produce and a home made cake. No matter what the weather outside, the Granary is warm and cosy, with a woodburner fire and Smart TV for a cosy night in. The two terraces with garden furniture, floodlights and a barbecue provide a lovely outside space for those warm leisurely summer evenings putting the world to rights!

Notes on accommodation: Well behaved pets are welcome. We do have 'house rules', and a secure external dog kennel should they need to be left alone. Garden is fully fenced with gates. Please contact me for further details on dogs. Outside: The south facing courtyard garden has a circular hardwood table, 6 chairs, umbrella and gas BBQ on the terrace and is totally private. There is a pergola seating area, as well as floodlighting and water feature. The sitting room terrace faces west through to east and has seating with small tables and leads to the lawned area. This garden is enclosed with hedges and maturing scrubs but opens onto open farmland. The tennis court is some 20 yards from here and is shared with the owners (occasionally!). Whilst no games room is provided, there is a trampoline available, as well as table tennis, darts and children’s table football. Utility Room: Automatic washing machine and condenser dryer with Belfast sink within fitted units. Ample coat hanging and boot rack. Heatwave sauna with aromatherapy, CD player and light panel. Also ground heat source pump and hot water cylinder. Ideal area for dogs. Cleaning / Towels / Linen. All heating, linen and towels are included in the rent, changed weekly. Cleaning weekly. 1 large basket of logs provided. A Welcome hamper is also provided. Other: Snug area in kitchen/dining sofa and comfy chairs. 32' flatscreen TV, sound system. Dining table with 6 rattan chairs. French doors to private southfacing courtyard garden. Water feature, seating area and terrace with floodlight.

Stylish, luxury, welcoming, comfortable, relaxing.

We have stayed here before and many other cottages and other facilities. There are many geographical and accommodation alternatives available so a place has to be pretty exceptional to get us to return. This property, location, estate and owners are exactly that, exceptional. Therefore, we did return and will do so again.

The Combination of luxury accommodation that is also very comfortable and relaxing is quite rare. The grounds of the estate and the owners and their animals, particularly the Labradors, add to this.

There is plenty to do, Castle Howard, York, a day at the races, a days walking etc etc. You probably would not be looking at this place if you did not know what Yorkshire has to offer.

Perfect setting for a relaxing break

We had a wonderful stay at The Granary.

Gilly and John were charming 'hands off' hosts - there if we had any questions or queries but otherwise letting us have the run of their beautifully designed and furnished cottage.

We used it partly as a base to explore local highlights - the City of York and Castle Howard - and partly to entertain family and friends in the spacious and luxurious rental space.

It is a remote and relaxing spot - perfect for our first trip with a newborn. The vast surroundings also provided the perfect playground for our Golden Retriever puppy who was made very welcome by the owners and their own resident labradors.

A well-designed and superbly-equipped conversion, executed and decorated to a very high standard. The welcome pack was wonderful (I won't spoil the surprise, as contents may vary).

All kit and appliances are of the highest quality and the place is decorated in smart but understated and relaxing style. Hi-Fi, Wi-Fi, DVD and TVs are available if you don't cherish the peace and quiet that this place gives.

The owners are very helpful pre-visit, responding promptly to emails etc., yet are completely respectful of privacy during the stay - it's good to know that they're there in case of need, but otherwise you won't see them. You're more likey to get a friendly visit from one of the black labradors!

I would strongly recommend this property on its own merits, but when you consider the beautiful views and the proximity to York (the Park & Ride @ Monk's Cross is a short drive away), together with the legendary friendliness of Yorkshire folk, this is a must-go destination.

Wow!

What a fantastic barn conversion. Pure luxury, just what we needed. Didn't want to leave the house! Absolutely everything was thought of and to such a high standard. Wonderful walks around the farm which the children and the dog loved. Yorkshire Lavender down the road which is a must. A super farm shop with a small adventure park and petting zoo is a short drive away, if you can drag yourself away from this luxury accommodation. Super sauna finished off a perfect day! Highly recommend.
