Set at the end of a hilltop hamlet, the property is completely private with no visible neighbours. The gardens boast olive, eucalyptus, fruit and hazelnut trees and wild herbs.

After years of searching we bought this property the first day we saw it (you will understand why if you stay there). As an Englishman living in Asia I find this the perfect retreat to give all our European family and friends who visit, a holiday. The provencale-stlye house is perfectly private with no visible neighbours. While being situated between the gastronomic town of Mougins and picturesque Valbonne within 45 mins you can be in Cannes, Nice/airport, Eze, Monaco, Italy, Saint Tropez or the Gorges du Verdon (Europe's equivalent of the Grand Canyon). This is the perfect location for golfers, being surrounded by 6 world-class golf courses, some of which you can see from the house.

The closest beach is on La Croissette in Cannes with fantastic restaurants and sporting activities, a 20 minute drive away. 25 mins away is the beach at Juan Les Pins which attracts the young and trendy. My favourite is Plage Keller at La Garoupe in Antibes where they have valet parking and fantastic food on the beach. You'll need to call ahead to book your spot before you go.


The property is accessible from Marseille or Nice airport with Nice being much closer at 20 minutes. Car hire is recommended.


The gastronomical town of Mougins and Valbonne are less than 10 minutes away, Cannes is 15 minutes away and Nice international airport is 20 mins. Eze and Monaco are 30 mins away with Italy a further 5 -10 mins. To the West St Tropez is 30 mins away. To the North, the historic perfume town of Grasse is 10 mins away with the historic hilltop town Gordon (officially top 100 in France) and Gorges du Verdon about 25 mins and 45 mins away respectively.

Further Details:

Banks, post office, bakers, grocers, market, chocolatier all can be found in the local town of Mouans Sartoux or Mougins.

Mouans Sartoux also has a castle and some excellent restaurants.

There are 2 major supermarkets (Super U is 3 mins away and Casino is 9 mins away). Pizza parlor 3 mins by car.

The closest petrol station is 2 minutes by car as is the local bakery (ask for a "grand baptiste") and fruit and veg store

Patrick Viera's restaurant La Ferme is minutes away.

The Cannes film festival at Le Palais in Cannes just 20 mins away and the F1 in Monaco about 40 mins away.

The artistic town of St Paul de Vence is about 25 mins away.

For an evening stroll the beautiful Castellaras is 5 mins on foot http://www.chateaucastellaras.com

Changeover Day:
Saturday is the usual changeover day, though we can be flexible on this given the difficulties of international travel it is necessary to leave by 10am on the departure day.

The house is situated at the end of a hill-top cul de sac with mature gardens (~40 olive trees) and as such is 100% private (the neighbours are about 80m away and are very friendly, largely non-French, english speakers). Some properties have an infinity POOL, this house has an infinity GARDEN with unbeatable panoramic views: to the left the Meditteranean, Mougins and the villages below; to the right, the town of Grasse and the hills. Naturally we eat outside under the jasmine (all garden furniture is high-end teak). We typically town-hop/sight see for 3-4 days and then spend a few days in the house as, being secluded, it is a beautiful, private retreat. Shopping - there are 2 supermarkets within 8 mins, bakers, pizza, groceries and Cannes for fashion, bigger items, etc...

Brand name teak loungers and poolside umbrellas. Outside eating area. Utility Room: Large utility room with washing machine, tumbler, ironing board, iron, gardening equipment (Karcher pressure washer, etc...), brooms and brushes, etc.. Cleaning / Towels / Linen / Maid service: Towels and linen included. Garden tended to once a week. Child minder/domestic helper (Philippina) available upon request. Linen and cleaning is usually done by a cleaning company before arrival. Other: Guest toilet. Elevated pool house/ terrace at bottom of garden which overlooks the Mediterranean sea and the valley.
