Stone built farmhouse near Ripe San Ginesio, Macerata. Your comfortable home away from home in a tiny Italian community In the heart of rural Le Marche.

Welcome to Casa Benessere and our enchanting valley in the middle of magical Le Marche. It's said that Italy is the world in one country, and Marche is Italy in one region. Le Marche really does have it all: rolling hills, rugged mountains, beautiful beaches with a deep blue sea, and magnificent mediaeval towns dotted on top of hills as far as the eye can see.

And all of that within half an hour of Casa Benessere.

This has been our home since buying it from our friends the Pioli family in 2007. We love it, and we love to make sure our guests get as much pleasure from it as we do. Think of it as your "home away from home" during the time you spend here.

It's not a luxury villa but our family home - and we want it to stay that way. It is thoughtfully and comfortably furnished, with all the furniture and equipment we ourselves would like to find on holiday. You'll find facilities you wouldn't normally expect in a 'holiday home' - because it's not a holiday home.

It is a traditional, stone-built farmhouse, which has been completely refurbished to provide substantial living space with modern amenities whilst retaining its beauty and character. Tranquillity is its main feature; the only sounds you will hear while dozing among the olive trees, reading in the hammock in the orchard or barbeque-ing on the sun terraces are the local church bells or farmers ploughing the fields - and sometimes our chickens.

The ground floor consists of a large, 'L' shaped kitchen / living area with floor to ceiling glass doors looking out onto the valley and the village beyond. This space used to be the cowshed and wine-making room, and we have maintained as many of its original features as possible including a beautiful arched ceiling typical of this region.

It consists of a large family kitchen / dining area, complete with beautiful oak farmhouse table seating a maximum of seven people. The kitchen is newly fitted with a large fridge, eye level oven, five-ring hob and a double sink. Please note: we do not have a dishwasher! Because this is our home, the kitchen is exceptionally well-equipped with plenty of crockery, cutlery and glasses to meet your needs.

The large living room area seats six people comfortably and has at its centre a huge stone fireplace built in the traditional Marche style. There's a large television which can receive Italian stations and Netflix. There's an attached DVD player and a large number of DVDs (both films and TV series) available to you.

Off the kitchen / dining area is a small sitting-room which can seat 5 comfortably. It has a music centre and we provide various genres of CDs, from classical to "easy listening". You'll also be able to play your own music through this system.

There is also a utility / storage room which contains a large, six drawer upright freezer and plenty of room for coats and shoes. There's a bathroom with shower cubicle on this floor, too.

Upstairs are three large bedrooms. Two are doubles - one with a new en-suite - and the third has three single beds (two bunks and a separate single). There's a further study / sitting-room with a double bed-settee which can be used as a fourth bedroom if required, giving the option to configure sleeping arrangements to meet your individual needs.

This room also has a large desk where the broadband router is located. The internet connection (free to our guests, of course!) is business speed and available throughout the house and onto the large terrace.

There is also a brand new family bathroom with a luxurious, large bath with hand-held shower on this floor.

The sense of space continues outside. Our large olive grove and orchard provide peaceful, shady areas to sit and relax whilst listening to the birdsong in the valley, and watching the buzzards and eagles swoop down from the skies. And, of course, you're welcome to help yourself to the plums, cherries, apples, apricots, pears and figs as they ripen.

Two large terraces provide plenty of room for outdoor eating. The terrace immediately outside the living room has a family-sized table and seats at least six. There are portable BBQs for use on this terrace. Overlooking our orchard and field down to the woodland at the bottom of the valley, it's a lovely, sunny spot in the mornings - a great place to eat breakfast while listening to the church bells chime.

On the furthest terrace there's a stone BBQ and a pergola with a garden table and seating for up to eight people. With a lawn in front and views across olive groves, there are steps down from this terrace to the large, private 30' x 12' pool.

The pool is delightful to dip into (or have a more serious swim!) on hot, sunny days. The pool terrace, which overlooks the valley across to the village, is a sun trap from early morning until late afternoon. There's a large umbrella to save you from the sun's rays, and furniture including tables, chairs and sun loungers. For that cooling evening swim, both the pool and the terrace have their own subdued lighting.

We have a flock of chickens a few metres from the house. They have their own stone coop and fenced-in run and provide fresh eggs every day. We do also have cockerels who do what cockerels do and crow in the mornings - it's a common sound in this rural part of Italy. We take care of the chickens but you are welcome to feed them treats if you or your family would like to. They're particularly partial to lettuce and watermelon!

We have just completed the building of a small house adjacent to the main property, where we will live during your stay. However, we guarantee your privacy and your exclusive use of the pool. You will see as little (or as much!) of us as you want, barring the essential tasks of pool maintenance and plant watering.

We have always offered a pet-friendly environment to our guests, as we have a couple of dogs ourselves and we appreciate a holiday let where they can accompany us. Obviously, if we are nearby, so will our dogs be. We have one large Livestock Guardian Dog, who protects our chickens. She is big but amazingly friendly (unless you're a fox or a pine marten of course!) and great with children, who all seem to love her. We also have an older but still very bouncy Yorkie who is extremely affectionate and again, loves children. Both our dogs get on well with other animals.

We can provide dishes for your pets to save you carrying them, and will advise on the best food brands locally. We have a wonderful local veterinary practice should your pet need medical care while you're away.

This is a small, working Italian community, not a touristy area. If you're looking for a holiday with nightlife, this is not the place for you. There are good, local, family-run restaurants nearby and you'll find prices are far lower than the UK for a very high quality of food. We have a very detailed information file in the house which tells you all the best places to eat nearby, and you'll find everyone very friendly and interested in you. Not many people in this area speak English, but we are always around to help if necessary, and miming goes a long way!

There is no public transport by the house so you'll need a car to get around. Our village is accessible on foot but as we live on the side of a valley it's mostly uphill on the way there, and a steep climb. Mostly downhill on the way back, of course!

We love this area, and we do our very best to make sure that all our guests get to know and love it, too.

About Mike Andrews

We are Cath and Mike Andrews and we love Italy, all things Italian and Le Marche in particular. We were married in Rome and fell in love with this area when we honeymooned here, in the house just across the valley from Casa Benessere!

This is not a holiday villa but an old Italian farmhouse which is furnished as a home, not a rental property. We love it so much that it's now our permanent home. However, while you're here the house is yours. We understand guests' need for privacy so we are never intrusive but always available should you need us.

We'd love to share our house with you; we delight in being able to make sure that guests have a relaxed, peaceful and enjoyable time. We would like you to feel that our house is your 'home away from home'.

Why Mike Andrews chose Ripe San Ginesio

We love this area because it's such a wonderful mix of peaceful and accessible. This is not a touristy area so there are no crowds (unless you count sheep!) but within thirty minutes it's possible to be down on the coast with the Italian holiday makers, or up in the mountains doing some serious (or not so serious) walking or skiing.

Casa Benessere is over 100 years old and we love its history. Our olive grove has been producing the most delicious olive oil for centuries and our large field is still used to grow sunflowers and wheat.

The house is in a small, friendly valley just across from the tiny mediaeval hilltop village of Ripe San Ginesio which has a church, baker's, bar, small supermarket and the all important square to sit and pass the time of day. What more could anyone want.

What makes this farmhouse unique

We love how relaxed and peaceful this part of Italy is, and guests have consistently told us they wind down from the stresses of everyday life very quickly here. Lying in the hammock under the cool of the fruit trees listening to birdsong is amazingly peaceful.

The pool is a godsend in the hot days of summer and in a fantastic secluded position overlooking the valley. We love floating, watching buzzards and eagles soar in the sky.

The grounds are extensive. Wander and you will see deer, black squirrels, porcupine, wild boar and so much birdlife. The olive grove is equally tranquil and we give all guests some of our organic cold pressed oil.

We have a small flock of chickens who we look after. Children love them, and you are welcome to use their deliciously healthy fresh eggs.

Special interest holidays:

We are able to arrange walking days in the mountains, mountain bike riding, and hot air balloon rides but these are with a local guide and will incur a cost. We do not make a profit from this service.

We can also provide lessons in Italian cookery - specifically pasta and pizza making. There is a cost to cover ingredients and the time of our Italian friend who does the teaching.

Our small local vineyard provides private wine-tastings for just a few Euros per person - including snacks! Sitting on the terrace overlooking the vines is a wonderful way to spend an afternoon. It's a small, friendly, family run operation and you'll often find the owners around. They're rightly very proud of their wines, which average around 5 Euros a bottle, or straight from the barrel into a demijohn for around 2 Euros per litre. We always stock up there. You'll get a guided tour, too!

Should everyone in your party want to drink, we will happily act as chauffeur!

We also offer our own individually guided tours of Rome, a three hour drive or train ride away. This is based on our extensive knowledge of the city and experience of what to see and where to eat. We can either provide 'do it yourself' written information including pre-booked tickets where necessary to the sites you want to see, or we can accompany you to act as your personal tour guide and translator. Coast/Beach:

The beautiful mountain Lake Fiastra is 30 minutes away and very safe for swimming with a number of tiny inlet beaches and a lakeside walk. It has kayaks and pedaloes to rent and there are nice places to eat around the lake.

Local seaside resorts from the beach bars of Porto Sant'Elpidio to the elegant shopping centre at Civitanova Marche are a 30 minute drive.

The chic restaurants or tiny pizza bars on the square at Sirolo, overlooking the cliffs, golden beaches and clear blue waters of the Conero peninsula are a 40 minute drive - and well worth it.

Travel:

Casa Benessere is a 60 minute drive from Ancona Airport, mostly by major roads. Alternatively it is 2-3 hours from Rimini, Bologna, or Rome airports, all easy and scenic journeys on good roads, often through lovely Appennine villages. Cheap flights are available to Ancona from Stansted, and to the others from most British airports with Ryanair.

A car is essential in Le Marche. Cheap local car hire is available from Europcar - friendly service and the cheapest prices we have been able to find.

Distances:

The square at our local village (Ripe San Ginesio) has a church, bar and small general store - a two minute drive, 40 min walk but only for the fit (it's uphill). The pretty hilltop town of San Ginesio is a 15 min drive.

10 mins away is a larger supermarket and we now have a large hypermarket at Civitanova Marche, a 30 minute drive. Shopping locally and at the weekly markets is the best way to ensure good quality, fresh foods. The town of Tolentino has a great ice cream shop. Marvel at the "Flying House" of Loreto and the magnificent church at Urbino - 50 min drive. The beautiful Frassassi caves are 55 mins away and a must-see.

*Please note* : during the summer, we live in a small house on site, adjacent to Casa Benessere. We manage the pool, plants and chickens but your privacy is guaranteed - we never intrude but are always on hand to help and advise when necessary.

We fell in love with Le Marche when we stayed there on our honeymoon. Here's some reasons why:

Imagine the Cairngorms crossed with Cumbria. Now make the peaks a little higher, and the valleys a little steeper.

Imagine the old bits of Bath, York and Chester that you love. Now dot them in hilltop villages every five miles or so.

Imagine large old farmhouses of Cotswold stone. Now bathe them in the warmth of a gentle golden sun and add sunflower fields around them.

And to finish your picture - transport the whole thing to the hills of rural Italy, take away the crowds, put down the umbrellas, feel the sun on your face and add a large splash of warm Italian hospitality ...

This is not an area for nightlife! - it's a rural, Italian setting with all the fresh food you can eat available from our grounds, local shops or village markets.

If you want to be part of Le Marche life there are opportunities throughout the year to join in with local village communities in one of their many festas - summer palios and saints' days, winter Christmas markets when families open their homes and sell local crafts, autumn festas of white wines or "Vino Cotto" - literally "cooked wine" and a local speciality, if you know where to get it (which you will!) of asparagus or chestnuts, wild boar or parmegiano cheese; of truffles or potatoes - festas basically celebrating everything good about life and Le Marche.

This is why we fell in love with Le Marche and with Casa Benessere. This is why we are sure you will, too.

  • The family bathroom is on the first floor and was completely refurbished in 2017. It has a large, egg-shaped bath with handheld shower and a huge mirror over the sink, which is placed on a table made from the oak byres which used to be in the cowshed (currently the living room). The other bathroom on the first floor is the (also new) en-suite to the double bedroom. It has a large shower cubicle and a stone sink. The third bathroom is on the ground floor and consists of a shower, bidet, toilet and sink. Again, this bathroom was newly fitted in 2017. The downstairs bathroom also contains a new washing machine for your convenience.

  • We have three main bedrooms (as detailed) and our office contains a double sofa-bed which can become a fourth bedroom if required. We can provide a cot if you need one. All rooms have two opening windows which are protected with mosquito blinds. We also provide a fan in each room. We do not have air conditioning. The main double bedroom has its own en-suite shower room while the others share the family bathroom on the first floor (with bath and hand-held shower attachment) and the shower room on the ground floor. We provide all bedding and towels, and there is a change for guests staying more than ten days.

Notes:
Location: We're often asked what makes our home different to others and our reply is always the same: the peace and tranquillity. If you're looking for a real Italian experience within a rural community, away from crowds, "tourist attractions" and nightlife, this is an ideal place for your holiday. Having said that, we have our own brand of "tourism": there are quite extensive Roman ruins a couple of kilometres away including a small amphitheatre where they have gladiator demonstrations in the summer; local villages celebrate every possible harvest with traditional food, song and dance; and our local winery has just started wine tastings. Sitting on their terrace sipping delicious local wines while overlooking the vineyards and mountains is one of the best summer memories of many of our guests. The house: We've owned Casa Benessere since 2007. Our house is our home for most of the year. It was completely refurbished in 2016 and developed further in 2017 to provide a safe, comfortable, modern home while retaining its original features. Built from local stone, its walls are 18" thick and keep the property cool in the summer and warm in winter. Cleaning / Towels / Linen: Bedding and towels (including pool/beach towels) are provided with a change for stays longer than ten days. We also provide extra items for your comfort such as soap, washing-up liquid and toilet rolls. A welcome pack includes a bottle of our own organic, cold pressed olive oil. You'll never find it outside Italy! We do have a no smoking policy inside the house; you are welcome to smoke outside. Outside: You'll be free to wander in our extensive grounds including olive grove, fruit and vegetable gardens and extensive woodland with black squirrels, deer, porcupine, wild boar and hundreds of small birds. The three terraces provide both sun and shade all day, and all are furnished to allow you to move from one to the other as you please! Our chickens will provide you with fresh eggs every day. We have a large Maremma Livestock Guardian Dog, whose job it is to look after the flock. Without her, local predators - mainly foxes and pine martens - inevitably kill them. She is exceptionally friendly with both people and animals, but if you have any problems with large dogs this may not be the right place for you. Please do feel free to ask us any questions at all about the house, its grounds, the local area or ourselves!

Booking Notes:
We try to keep our prices competitive so as not to disadvantage people who can only take breaks in school holidays. The price also reflects the fact that you will be staying in a comfortable family home - not a luxury villa.

We ask for an immediate deposit per booking of £350 which reserves your preferred dates. The remainder is due six weeks before your stay begins. The security deposit is collected by Owners Direct and is returned to you, providing there is no damage, within 7 days of your leaving.

We do not offer discounts but do offer 'friends' rates' for previous guests - drop us a line if you've been before.

We know how important family pets are, so we are always welcoming of them and we do not charge anything extra for their stay.

There are no "hidden extras": the price includes cleaning, and we provide a welcome pack including soft drinks, wines, our own olive oil and some pasta and sauce in case you need a quick meal when you arrive. If you'd like other groceries just give us a list and we'll arrange that and give you the bill - no charge for getting it.

Changeover Day:
Arrival and departure day is usually Saturday but because flights can be cheaper on weekdays we are flexible about start and end days. Just ask!

So that we can prepare the house well for you, we ask all guests to leave by 10 a.m. and arrive after 4 p.m. If those times are difficult for you please let us know and we'll see what we can arrange.

Notes on prices:
Please note that we do *not* offer discounts, except to people who have stayed with us before. As we think we are very competitively priced and our dates fill very quickly, we consider it unfair to those who book early to discount prices for others later in the year. And as a large proportion of those who visit us do come back, it's the best way to get a discount!

  • 100% refund for cancellations more than 60 days before check-in date.
