The main bedroom has fitted wardrobes and a double bed. The second bedroom has twin beds and wardrobe with a chest of drawers. There is a bed settee in the sitting room for additional guests. Electric fans are installed in each bedroom to help cool you down at night. Mosquito nets are provided.
In the bathroom there is a shower, basin and wc with ample lighting. A washing machine is provided for your use.
The kitchen has a large family sized fridge/freezer, dishwasher, gas hob, microwave, toaster and separate electric oven. There are ample cupboards for storing food and all plates and cutlery are provided. An iron and ironing board are included. A gas barbecue is provided for cooking outside. A large terrace with table and chairs for sitting outside and enjoying the warm weather and a tonnelle to help keep the sun off you while eating.Spacious sitting/dining room equipped with dining table with 6 chairs, two armchairs, coffee table, tv settee, comfort lighting and occasional tables.
We are open all year round and are delighted that many guests come and stay with us both summer and winter. There is so much to see and do in the area for both adults and children, visiting local chateau, sampling the wine, a visit to the petting zoo, horse riding, aerial walkway, swimming pool with flames, night markets and local festivals will ensure you and your family are kept busy.
Jami is a 2 bedroom gîte uniquely built inside a tobacco barn and is located just a 5 minute drive from the delightful village of Montpezat D'Agenais which is situated between Agen and Villeneuve sur Lot. Nonnie is also 2 bedroomed but is a more modern style, both are equipped to a very high standard. There is french and English tv available at no extra cost, there is also a DVD player if you want to watch a film while you are staying with us. Both gites have large private covered terraces so you can get out of the blazing sun in the summer. In Montpezat village itself, you will find a PO, general store and a pizza van. A 10m x 5m swimming pool is a very welcome place to cool down and enjoy swimming in the open air. The pool has a deep end for people wishing to dive in and also has a large shallow end for those people that are novice swimmers. This is a place to come either to just relax and enjoy the stunning scenery and awesome sunsets, or if you are feeling more adventurous you can travel to the local vineyards and sample the wine. There are walking and cycling routes, bikes are available for our guests to use, in the area together with shops and restaurants, all within a 15 minute drive. An evening meal can be provided on request on arrival. We also provide mosquito nets so you can sleep peacefully without being disturbed by insects.
During the winter months, you will find a wood burning stove to keep you cosy! Secure parking is available.
My wife and I moved to this part of France because it is largely unspoilt countryside. This part of France, Lot et Garonne is the food basket of France providing fruit, vegetables and of course plums and prunes. We have 2 medium sized dogs which we got from the local rescue centre when they were puppies. All our guests have enjoyed the dogs company and many children have written that they really miss the dogs when they get home. We enjoy the peace and quiet and space that we have, our garden is over 1 hectare (2 acres). The challenge for us is to tame and control the garden, not easy with weeds that seem to grow overnight! The local French population are very friendly to us and our visitors, welcoming you to their country.We are always here to welcome you and help you if needed.

This part of France is only just being discovered by tourists, access is very easy using budget airlines. The largely unspoilt countryside coupled with unbelievably delicious wine and great restaurants attracted us to this part of France. This area has very distinct seasons, in the spring everything seems covered in blossom, Summer is very hot and dry, Autumn sees the countryside changing colour to gold, yellow red and brown. Winters can be very cold but the log fires keep our spirits up and toes warm. For visitors it is very easy to get to our house and gites, fly into Bergerac, Bordeaux or Toulouse then an hours drive to our front door. There is so much to do during the Summer, swimming in the pool, visiting the night markets, wine tasting and attending the festivals held in the local area.
Our gites are set in the countryside but there is a local supermarket only 5 minutes away by car. The larger supermarkets can be found 15 minutes away. There are restaurants and bars locally serving all kinds of food. All the restaurants are reasonably priced and serve good quality local produce. In the Summer you can go down to the river Lot for a swim at the man made beach, or hire a canoe or motor boat to explore the river more. The night markets are very popular with our guests and one can be found every night in the area. In the local village they have special moules and frites dinners supported by some very drinkable local wines. The 10 by 5 metre pool is cleaned and maintained daily to ensure your time in the pool is enjoyable and safe.

A deposit of 50% is required to book the accommodation with a 100 euro fully refundable warranty payable on arrival and will be cash only. The remaining charges must be paid prior to your holiday. A booking form will be sent out with a reply email for you to return with your deposit. Details of payment methods will also be sent. A copy of our terms and conditions will also be supplied with the booking form.
Changeover day is normally a Saturday. All accommodation should be vacated by 11 am. The rooms will be available after 15:00 on the day of arrival. The gîte must be left clean and tidy otherwise a 40 Euro charge will be deducted from the deposit.

We loved our stay with the Richmonds; well-equipped gite, beautiful pool and fantastic days out canoeing, walking and site seeing locally. Wonderful hospitality and great to use their bikes for us all to cycle around the area. Thank you.
It was a delight to stay at the Richmond's gite. From the moment we arrived it felt more like visiting friends than staying in rented accommodation. Ian and Jan made us most welcome and were a font of local knowledge and tips about where to go and what to see.
We stayed in Nonie, and the spacious and airy accommodation was clean, exceptionally well equipped and very homely. We all enjoyed al fresco eating, spending time in the gite's large garden and in the sparkling blue pool.
The surrounding villages were a delight to discover, particularly the regular night markets.
I would have no hesitation in recommending the Richmond's gite to any family looking for a relaxing and enjoyable holiday.
Great setup and lovely hosts - Ian and Jan have created the perfect retreat for a relaxing family holiday. The gites are traditional stone with a modern interior, spacious, well equipped and clean. Lovely cottagey feel to the gite, very spacious but, at the same time, compact and everything provided. Owners very friendly and helpful. Very well placed to visit all the local beauty spots and areas which are steeped in history. The bastide towns and villages around are magical and the proximity of both the large Lot and the Garonne rivers - plus numerous lakes and smaller rivers - makes the area feel open and fresh. The perfect place for a holiday at any time of the year. I will be back!
