15 minutes from the airport. Immaculate, tastefully decorated child-friendly villa with some sea views, maintained to the highest standards. Covered terrace overlooking 10m pool, with child gate. Mediterranean garden and built-in BBQ area. Very private and completely enclosed by dense, tall hedges and a lockable entry gate. Described by many returning guests as 'a home from home'. Perfectly situated for the beach, restaurants, 2 small but well-stocked supermarkets, play park and Splash water park (1km). Fibre optic broadband (installed 2016) for WiFi and British TV reception. Cot and/or highchair provided free of charge. The shallows of Punta Prima beach fall away very gently, making it ideal for younger swimmers. The beach has been awarded the internationally recognised F.E.E. Blue Flag for water quality, safety and services. It has life guards, a red cross centre, free loos and foot showers. Oh, and perfect sand for sandcastles!
Outside: The huge covered terrace is ideal for al fresco meals and a place for kids to play out of the sun. Child gate to pool area. The pool has Roman steps in the shallow end, making it easier and safer to get in and out. Small but immaculate Mediterranean garden with palms, olive tree (non-fruiting), cacti, an orange tree and a lemon tree. The orange tree only fruits in winter, sorry. But the lemon tree usually produces hundreds of lemons in the summer. Please help yourself for the perfect G&T! The pool area has a cold water shower, sun loungers and a further dining table and chairs. Next to the terrace is a built-in Menorcan barbecue with chimney, tiled seating and large food prep area with sink and running water.
Bedrooms: Master bedroom with double bed and en-suite shower room, fitted wardrobe and French windows to garden. Twin bedroom with fitted wardrobe. Bunk bedroom with fitted wardrobe, dressing table, French windows. The twin and the bunk bedrooms share a second shower room. There are lockable shutters on all the windows, including the three French windows.
Utility Room: Separate utility room with washing machine, iron, ironing board. There are washing lines outside for drying, which in summer takes no time at all!
Bath and swimming towels are provided free of charge. For any guests staying two weeks or longer, a weekly clean and change of towels/bed linen is also provided free of charge.
Local British managing agents take care of all aspects of the villa, pool and garden. They're based five minutes drive away and are available by phone seven days a week.
Fully equipped with: Dishwasher, microwave, American style fridge-freezer, washing machine, iron, ironing board, internet TV, fibre optic WiFi, DVD, video player plus videos, music system, hairdryer, electric fans, built in barbecue, outdoor shower (cold water only), sole use of private 10m pool with seating areas, tables, chairs and sun loungers. Travel cot and high chair(s) provided free of charge. The cot comes with with bedding, if required.
Other: The covered terrace has roll down, industrial spec 'marquee' blinds with plastic windows for if it gets windy, wet or chilly. It's like an outdoor living room overlooking the pool and BBQ. You won't be needing these in high summer!

Back in 2000, on my first visit to Menorca, I was driving through Sant Lluis and got held up in traffic. When I leaned out the window to see what was causing the jam, I saw that the driver of a car some way ahead had stopped to chat with a friend on the pavement. No one was hooting, everyone just waited. At that moment, I 'got' Menorca. Perhaps, long ago all of Europe was like this. I found this relaxed, laid back approach to life infectious and soon ended up buying a property. I love Menorca with a passion and am always happy to share that passion with others.

Why Jan van Mesdag chose San Luis
Punta Prima is the oldest resort in Menorca. It's easy to see why. It has one of the finest beaches on the island yet is only a ten minute drive from the capital, Mahon. Unlike some resorts, which are like ghost towns in the winter, Punta Prima has lots of year-round residents. The restaurants and shops have the same faces working there year after year and so it feels like a community, not faceless seaside tourist trap.
What makes this villa unique
Many villas in Menorca lack privacy. The Spanish are quite happy to splash about in the their front garden pools, with no screening from the road. So it's quite unusual to find a villa that's screened on all sides by tall hedges. The villa is very much our 'home from home' and it's the one thing all our guests tend to comment on. Everything you need is in walking distance. Oh, and in the summer, you'll welcome our huge covered terrace. OK, you're coming for the sun, but come mid-afternoon, you'll be thankful for some shade!

Lovely Villa in a peaceful location.
We arrived to find the villa as described. In fact the lay out was perfect as our daughters stayed in one bedroom on one side and we were on the other. The pool is lovely and was the perfect temperature (in Sept). The beach and a handful of restaurants are just down the road - barely 5 minutes away and the whole neighborhood is really quiet.
The property is really lovely, clean and spacious. It's very well equipped, we tended to have a cooked breakfast there and eat out in the evenings. Jan the owner, was very helpful in letting us know that we didn't need to rush on leaving day because of our flight time. He also gave us various suggestions on where to visit. He was very responsive to any emails I sent which was very reassuring.
I would recommend this villa highly, the only downside for us was that there wasn't air conditioning - other than that it was a lovely place to stay.

Fabulous Villa and Holiday
We had a fantastic week. The villa was perfect, we were a party of 6, including grandparents and two toddlers. There was ample space inside and a lovely covered veranda (gated to keep the kids safe from venturing to the pool!). Location was just a short walk to the beach and restaurants and just 20 mins on local bus to Mahon. Would definitely recommend this villa and hope to come back in the future. Thanks Jan.
Our second visit to this wonderful villa.
This was our second visit to this wonderful villa and it was so great to return to Punta Prima. The booking process was again stress free with Jan the owner really adding a personal touch from restaurant recommendations to remembering our children's names.
The villa is the perfect place to relax, with the spacious covered terrace, wonderful pool and private, gardens - with your very own lemon tree! The villa itself really is very comfortable, with airy bedrooms, a fully stocked kitchen, mats and parasols to take to the beach and a blu-Ray DVD player & TV which receives the main British channels (handy for when the children need an hour out of the sun!)
We loved seeing the tortoise who visited the garden, as well as nesting birds on the terrace, and Punta Prima's light house is clearly visible from the terrace. We enjoyed using the barbecue and eating in at the villa - there are two small supermarkets locally or a larger one a 10 minute drive away.
Punta Prima is a quiet, friendly resort with some fabulous restaurants, a great beach - with a turquoise sea which is sheltered and safe for swimming and snorkelling, and there are markets several times a week where you can buy leather goods, jewellry etc. A highlight this year was the new water park 'Splash' that is about 1 km from the villa, and we also visited Mahon (a 20 minute bus ride) and took the road train to the beautiful little fishing village of Binnibeca.
But most days were spent relaxing at the villa, the children loved the pool and we were able to truly switch off and enjoy some quality family time. Two issues came up during our stay - the pool lights didn't work, and ants appeared in one of the bedrooms. On both occasions a quick phone call to the property management office resulted in a prompt visit and everything was sorted. We really cannot fault the service.
We love this villa and Punta Prima and are already pencilled in for our third trip here next summer.
A very comfy villa, well equipped and although we had not been before but we felt at home immediately. The welcome bag of goodies was a lovely touch. Great pool with sun and shade, plenty of seating and beds and occasionally visiting tortoises. An easy walk to the beach and the main street with a selection of albeit similar restaurants and 2 supermarkets. Jan and his team were friendly and helpful especially when we foolishly locked ourselves out. Only negative was poor tv and WiFi reception at times.
Great location and lovely villa
This villa is situated on a main street but is set back and down from the road, behind a wall, so it's quiet and secluded. The pool is not overlooked but there is no view from the garden either as a result. The garden is surrounded by high hedges and has a lemon tree as well as a patio area where you can eat, leading down to the pool. on the side, there's a laundry area so your washing is hidden from view.
Inside, two of the bedrooms lead off from the kitchen, as does the bathroom, which we found a strange layout. It also means your children are the other side of the villa from you, so you may need a baby monitor even with toddlers.

The main thing about the villa is that it has absolutely everything you could need. The kitchen is really well stocked, there is a lovely larder cupboard as well as a big fridge , and I cooked most nights and found it really nicely laid out.
The cupboard by the front door has loads of beach things - bags, balls, etc., and there is also a "secret" room on the top of the villa, accessed from outside, which has cupboards full of toys and board games including Lego which kept our daughter amused for hours.
We did find the villa a little dark inside, although I suppose that keeps it cool, and it was a bit damp, which wasn't great for my hair and also meant I got eaten by mosquitoes the first night as they were hiding in the ensuite.
The villa is in a great location in Punta prima, just a few minutes' walk from the beach and the water park (via the tortoise house!), as well as restaurants, etc., and the bus stop too. We hired a car and found it the perfect base for exploring the island, but you can use the bus easily to go to Mahon as well, which we did when we didn't want to try and park.
I'd definitely recommend this villa because the few negatives are far outweighed by all the positives in terms of location, how well appointed it is, and the general loveliness of the owner and his agents.
This was the second year I have stayed at this particular villa in Punta Prima.
It is in an excellent location - not too far away from the beach and the local restaurants and shops. It is in a quiet road, and is not overlooked. Incredibly comfortable and stylish with 3 main bedrooms and a seperate outer bedroom. We particularly love the outside dining area and perfect pool. I travel extensively for work, and this is a favourite place for me for a holiday.
The owner Jan, is really helpful and you literally have everything you need in this house. It is spotlessly clean and well furnished.

Activity and Interests
Punta Prima beach is an easy 4 minute stroll from the villa and considered one of the best on the island: Wide, with golden sand (perfect for sandcastles!) with the shallows sloping gently away. Rock pools on either side are great for paddling with shrimp nets. Sunbed and parasol hire. Full time lifeguards in summer. Lined with restaurants and shops. There are more beaches in Menorca than in Majorca and Ibiza put together. Even in high season, it's possible to find one all your to yourself.
Mahon airport is an easy 15 minute drive. Directions and recommended car hire firms are provided. The airport has car hire and a taxi rank. Car hire is not essential, due to the villa's proximity to resort amenities, but would greatly enhance your stay as there are so many wonderful places to visit. Punta Prima is well served by buses. There's a stop near the villa and there's a taxi rank by the beach. A road train goes from Punta Prima to neighbouring beaches.
Menorca is only 50km long and 20km wide, so days out are easy. The capital (Mahon) is 6km away for shopping, sightseeing, markets, boat trips and the beautiful port, which is the second deepest natural harbour in the world, after Pearl Harbor. The nearest town (Sant Lluis) is 4km for restaurants, cafes, banks and a large hypermarket.
Beach Front (4 minute walk from the villa) - two supermarkets, which in peak season are open seven days a week until late, about 8 restaurants (open from breakfast 'til late in summer), souvenir shops, ATM machine, money exchange, car rental, taxi rank, 7 day chemist, Red Cross centre on the beach, excellent recently-built large children's play park, regular markets.
It varies from year to year, but there's usually a company on the beach that organises canoe and paddle boarding trips. There's a dive centre at S'Algar, just up the coast.
Nearest Town - Sant Lluis (5 min drive from the villa) has English speaking banks, restaurants, cafes, chemist, hardware store, petrol station and a large hypermarket.
Other Menorcan Activities - all watersports, trotting races (there's a race course in Sant Lluis with meetings every weekend - a real taste of the true Menorca), waterparks, bowling alleys, go-carting, museums and numerous archaeological sights, clothes/fish/vegetable markets, exclusive boutiques, factory outlet shops (leather goods, shoes, pottery and jewellery), horse riding, equestrian shows, golf, tennis and of course, hundreds of fabulous restaurants.
