Country Villa with Own Small Vineyard

Updated: 08-Oct-2016
Country Villa in Acuto, Nr. Fiuggi, Lazio, Italy - Set in a Green Lush Valley, 45 mins Drive South of Rome

Villa Giannina is located down a peaceful country lane in the heart of a green valley. Accommodated on the 1st floor over cellars and garages, it is set in its own rustic land of vineyard and orchards, surrounded by olive groves, with inspiring views up to the hill top town of Acuto. The villa offers the opportunity for comfortable country living with all the shops, restaurants and street festivals of local historic and tourist towns only 10 minutes drive away. The area provides fantastic opportunities for walking in national parks, serious shopping of Italian fashion in the nearby Fashion District of Valamontone and designer shops of Fiuggi, an 18 hole golf course with outdoor pool, plus a public olympic size pool both in Fiuggi 5 minutes away. The ski resorts are 45 mins drive away from the villa and the AI motorway and Anagni train station is only 15 mins drive to allow day trips to Rome, Pompei, other attractions and historical sites be within easy reach.

About the Owner

Living in London we love visiting our second home, Villa Giannina, to be close to Sandras family and childhood friends. Sandras mother was born in the hilltop town of Acuto where many of her relations still live today. We love the contrast from busy anonymous London to the quiet friendly streets of Acuto. Taking a walk in the streets around town, always takes longer than planned as we have to stop and say 'ciao' to all, catch up with the local gossip and find out when the next 'festa' is taking place. There is always a 'festa' - this is Italy where people love to eat, drink, dance and sing.

We had an excellent time. We couldn't ask for a better place to stay. Everything was just perfect from a very well equipped kitchen and comfortable bedrooms to stunning views and beautiful weather. The trips to Rome and Naples completed a great holiday. I wish it was longer. We will try to come back. Thank you very much.

Spacious villa in rural Italian countryside

  • 3 of 5

Very spacious, clean villa located in rural Italian countryside surrounded by vineyards and olive trees. We were provided with excellent customer service from the owners when we contacted them with a query regarding the gas supply during our holiday. Immediate advice was given and our query was resolved. There are numerous excellent cafes and restaurants in the area offering good food at affordable prices. The beautiful towns and villages of Acuto, Anagni and Fiuggi are all worth a visit. The villa is located within a short drive of the local railway station where you can catch the train to Rome - a place not to be missed. The retail outlet at Valmantone is also nearby and a must if you need a little retail therapy. Unfortunately there was no pool but that said we visited in September and the temperatures in the area (located in the mountains) at the time meant that it might have been a little chilly to use an outdoor pool. However the coast is within reasonable driving distance and there are some beautiful clean sandy beaches where you can spend a relaxing day. I would recommend this villa to a friend or relative who wanted an ideal base to visit places of interest in the area (including Monte Casino which was very interesting).

Villa Giannina

  • 5 of 5

What a wonderful place to stay! There were 6 of us...my wife, myself, and our two sons and their wives. My wife and I have rented villas and apartments in Italy for about 10 years and we both feel like this was, if not the best, one of the top two. The location is quite convenient but a car is a necessity. The 3 bedrooms were spacious and very comfortable, two full bathrooms, large well equipped and workable kitchen, the bright and air living room/dining area just right, and the balcony and piazza a delight. Above all, the villa passed my wife's demanding test for cleanliness with flying colors.

Our sons and wives were enchanted with the beautiful towns around the area. Go to Piglio for the view and the wine at the co-op, visit Acuto at least for a cup of coffee, Fiuggi's gardens, Fumone and it's intriguing castle and gory history, Anagni and its world heritage 11th century cathedral and crypt with amazing frescoes, etc... Pompeii is an easy day trip leaving time upon return to relax on the balcony with a glass or two of Cesanese wine and enjoy the view of the countryside. We can highly recommend the restaurant Il Foro (the Forum) in Fiuggi. The owner/chef Bruno will be sure to please you with his selections (including a vast assortment of gluten-free items necessary for my gluten-intolerant wife and celiac granddaughter).

We make almost annual trips to Italy to visit family in Anagni and will certainly consider renting from Sandra again.

Great place to stay

  • 5 of 5

Booking was easy with very helpful owners who responded in detail to our enquiries. The property is on a generous scale and very well equipped (though no dishwasher). Very pleasant large bedrooms, and big terrace with a large sheltered area and nice views of the vineyard and surrounding countryside. Very friendly owners, who invited us to try their house wine during our stay and it was very drinkable. Ample garden and parking for car. We enjoyed visiting local towns, and our visit to Rome (though v hot obviously at this time of year. We would highly recommend it.

Fabulous second stay

  • 5 of 5

Our second visit to the beautiful Villa Giannina, this time with our four year-old, on her first visit abroad. We could not have asked for a more wonderful introduction to Italian life, culture, landscape, wildlife and food for our daughter, who had breakfast watching swifts and sheep from the terrace and supper entranced by fire flies lighting up the hedgerows.

The super-clean and comfortable villa has been thoughtfully kitted out with everything you need, from kitchen equipment to fans. All the rooms are big, bright, airy and modern, with wonderful views from the balcony. Outside, the terrace is a real boon - large enough to live and eat outside, enjoying the views and warmth while sheltered from the full heat of the sun. The gardens and vineyard are beautiful and, with a young child, the fact that the whole area is secure (when you close the entrance gates) means you can let children have the freedom to play and roam around that is so hard to find.

It was hot (July) so we visited nearby towns and villages - Fiuggi, Fumone, Anagni - in the early mornings for sight-seeing or late afternoons/evenings for a passeggiata, aperitivo and supper, making the most of the villa and its shady terrace in the middle of the day, for relaxing long lunches with wonderful fresh food and gelato bought in Acuto and around.

The other thing we did with my little girl in the afternoons was visit the outdoor swimming pool, just 5 mins drive down the road at Fiuggi Golf Club. The pool is open to the public and is beautifully kept and managed, with sun loungers and parasols to hire. Lovely way for the swimmers to swim and readers to chill on a sunbed. If you play golf, it looked like a stunning course.

We had been to Rome on the previous visit so did our sight-seeing nearby this time, getting to know this historic and unspoilt area better - and there is a lot of interest in this part of Lazio. (However, if you do want to go to Rome, nearby Anagni-Fiuggi train station takes you there). We visited Acuto often as it is such as fab little place - close to the villa, good for supplies and people-watching whilst having a coffee, lovely medieval streets and a fantastic view from the terrace at the top. We went a little further one day to visit the romantic Garden of Ninfa - about a hour or so's drive. It is only open two days a month, so check first if you want to see Monty Don's favourite Italian garden (it's worth it)!

We can't wait to return to Villa Giannina!

From the Owner

We wanted a home where we saw ourselves living in our retirement. We love nature, plants and animals so wanted space for this and enough rooms for lots of visitors. Villa Giannina was perfect for us and even gave Stuart a few rows of vines to tend. Being close to Rome and many other towns means we can still enjoy shopping, restaurants, architecture and many cultural places and events. Villa Giannina gives us the perfect balance of peace and beautiful scenery with easy access to some fantastic, vibrant cities and towns.

The spa town of Fiuggi (10 mins away) provides you with opportunities for shopping, eating and relaxing in the many spa facilities. With its leafy piazza and many bars enjoy sitting with a cool drink people watching. This Italian tourist town is famous for its healing waters and gained early renown in the 1300s as a spa town, when Pope Bonifacio VIII claimed that he was cured of kidney stones after visiting the mineral waters that gushed from Fiuggi's spring. Today, its waters are known to cure renal calculosis, gout, and urinary tract infections. The resort is also renowned for its lavish gardens and unspoiled chestnut woods. The whole area known as the Ciociaria boasts many hilltop towns and cities such as Anagni, Alatri and Fumone. Explore the cobbled alleys and city walls and enjoy the calm and coolness of cathedrals and castles. The regional cuisine is served in the numerous family owned trattorias which can be found as you explore the streets. The town of Piglio gives its name to the local wine 'Cesanese di Piglio' which can be bought direct from the cantina. The country lanes around the villa make for a wonderful and peaceful place to walk and for the fitter amongst us cycling. Discover the medieval tower, the natural springs where sheep to this day are watered and the country churches as you meander through olive groves and vineyards. The national park of Lago Canterno 10 mins drive away provides you with excellent picnic spots and views across the lakes to the mountains beyond. The mountains behind Acuto and further afield in the Abruzzo National Park provide excellent walks and trails to completely immerse yourself in nature. The area has one of the longest bicycle routes in Italy, linking Fiuggi to Paliano, using the tram line that used to unite the thermal springs to Rome.

  • Notes on accommodation: Built 20 years ago as a typical country house the living area is across one floor above its own cellars and garages where animals would have originally been over wintered. Set in its own land there is ample space for children to play on the terraces, in the orchards and pasture. The villa is set in a rural area and a car is essential to get around. Please contact owner for weblink address for more photos. Outside: Ground floor - Secure hardstanding parking area for several cars. Wood store with outside sink for cold clothes washing. Rustic wood burning pizza oven with wood available. Unfortunately no hardstanding for garden furniture available yet on this level to sit and eat. Rustic pasture with chicken shed leads up to orchard with fig, cherry, walnut and olive trees. Please help yourself to fruit when in season. First floor accommodation level: Large covered and outside terraces with table and chairs for outside dining or sun loungers for sun bathing. Small formal garden, vineyard and orchard with persimmons, plum, apple, peach, pear and walnut trees. Large edible prickly pear plant at top of vineyard. As the Villa is in the countryside to prevent mice etc coming into the house we need to keep cats. We do not put poison down due to the number of children that stay in the villa and enjoy playing in the land. Farm cats are a safe and reliable vermin control. Cleaning / Towels / Linen / Maid service: Towels and linen included and exchanged weekly. Cleaning at beginning of stay. Other: Large covered terrace overlooking valley for outside dining with BBQ. Sun loungers available for sun bathing. Childrens blow up paddling pool available on this level.
