Farmhouse near Simonsbath, Minehead, Somerset, England - Secluded Peaceful Location, But Not Isolated or Remote

Winstitchen is located at the very heart of Exmoor National Park. Winstitchen is an ideal spot for friends, families or just couples to escape and relax, in total peace and quiet, with only the wildlife for company! Enjoy a walk along the River Barle which flows just below Winstitchen and can be followed to Withypool, where you will be welcomed in the Royal Oak public house for that refreshing pint and local snack. Or follow some of the many miles of footpaths and bridleways crossing the moors and woodland, without a road in sight. Winstitchen is found at the end of a tarmac drive lined with beech trees enjoying uninterrupted views over moor land with direct access on to the moor for walking and riding. Approached through a five-bar gate the farmhouse, and stables create an attractive courtyard with circular lawn. The front door opens into a large reception hall, which has views to the courtyard.

Outside: The grounds are excellent for children being safe and secure, . They are blissfully peaceful with only the chatter of the birds or the bleat of a lamb for company. Utility Room: From the kitchen you can walk through to the large boot room with kitchen sink, boiler, washing machine, matching larder fridge and freezer, large clothes drying rack, and plenty of space for hanging coats and storing muddy wellies. / Towels / Linen : All bedlinen and towels are provided and changed weekly. Other: There is a large TV, DVD player and Hi FI system, a game of dominoes and plenty of books to read whilst you are staying at Winstitchen.

Wonderful house

Lovely place in a beautiful area. The house was clean, tidy and homely, perfect for a weekend away with friends. The kitchen was well equipped and the bedrooms were all a decent size with plenty of space for all. We had a brilliant stay, thanks for being so accommodating - looking forward to a return visit!

A very happy time

This farmhouse was perfect for wonderful weekend with a group of friends. The kitchen table was big enough to fit us all and we felt very at home straight away. There was plenty of bedding and the bathrooms were clean. The house is only a short walk across beautiful countryside from the pub (ideal) and it was lovely to have the stables just next door to say hello to the horses. It was a pleasure to spend a weekend on Exmoor in such a welcoming, cosy and happy house, a perfect escape. Thank you for having us! We can't wait to come back. India

A fantastic property in every respect. 5 Stars!

What an amazing weekend and a wonderful farmhouse in every respect. Having read the previous review of this property before we stayed at Winstitchen, I was dubious about what we were going to expect on arrival. All I can say is that the impression I was given was completely unfair. Having stayed in many properties with large groups, this was certainly one of the best. The house feels like a home away from home and provided everything you could ask for. Yes, it's not a new house, but that should be obvious from the fact that it's an 18th century farmhouse! The driveway is easily navigable and was no problem to any of our 14 guests and their cars. We had such a warm welcome from Heather and Phil who offered to assist in any way they could. The condition of the house was just as it should be, clean and tidy. Unlike the other reviewer, I would thoroughly recommend this house to all. The accommodation is perfect for both small groups and large parties like us. Thank you for a wonderful stay! Jolyon

Extremely tired accommodation

The space was very good but the overall condition of the property was poor. The downstairs bedroom and ensuite were damp with mould on the walls and windows. One of the double rooms upstairs had a leak in the ceiling due to dislodged tiles on the roof and one of the showers had grubby grouting between the tiles. The track to the property is full of pot holes, some of which it was impossible to avoid. Heather and Phil who live on site and have the livery stables alongside could not have been more helpful - we had expected to find all 4 bedrooms were made up ready for occupancy, but only 2 doubles had been prepared as the owners thought our 2 couples would sleep together! Heather sorted us out! We would not recommend this property to anyone and certainly would not consider returning.

Owner's Response: What a pity this guest did not contact us as soon as they arrived to discuss their grievances as most could have been immediately rectified. Instead they wait until they have enjoyed the farmhouse for a week, then hide behind their computer, afraid to even add their name to write this review. This is an 18th c Exmoor farmhouse full of character and its own charm with 65% of our visitors returning year after year sometimes many times in the same year. Sadly our new cleaner did a poor job as any marks on the walls and windows should have been cleaned, likewise tile grouting and we apologise for this, had we been made aware we would have sorted the problem straight away.The missing roof tile was replaced the morning after their arrival so that problem was quickly resolved. The state of the drive is grossly exaggerated and the number of bookings speak for themselves.

Exmoor is renowned for its spectacular scenery. Walkers have unlimited paths to explore, and you can ride your horse for hours without crossing a road.
