Take a boat to the Berlenga Islands, a National Nature reserve and explore the natural unspoilt beauty of the Oeste Region.

About The Owner

We are a family of four who live in Yorkshire, England and lead very busy lives. We have two dogs who are not happy when we leave them to visit the house in Portugal! We love the house, resort and the Silver Coast and are pleased that other holidaymakers seem to also, as we have many repeat bookings.

The Owner purchased this house in 2006

Why The Owner chose Praia D'el Rey

We were interested in buying a property on the Silver Coast as an investment and did a lot of research before making a commitment. We did not for one moment realise how much we would fall in love with the country, the people and 'our place in the sun'. Praia del Rey is on a lynx golf course which the two male members of the family use as much as they can! However, the majority of people who rent our property are not golfers and have used it as a holiday home as the fantastic beaches and three swimming pools in Vila dos Principes offer all you need for a fabulous holiday - not to mention all the other characteristics of this unspoilt area of Portugal. The surrounding area boasts the most fantastic, sandy beaches, great choice of restaurants and Lisbon is only one hours drive.

What makes this house unique

The house itself is in Vila dos Principes, a gated community within Praia del Rey and is situated in a particularly quiet area. You immediately relax on arrival and there are facilities to do as much - or as little - as you like! The swimming pool is a minute's walk away so if you prefer to sunbath in private you can and meander down for a quick dip, but you are always able to get a bed at the pool if you prefer - even in the height of summer. Because we try to spend as much time there as we can we have a DVD in the lounge and bedroom 1 and have a good selection of films, books, games, etc. We also have a PS2 with a good selection of games and the kitchen is kitted out with every item possible! A friend commented when she stayed there recently "We all said we could live there!"

Notes on accommodation: The house is fully centrally heated. Prices include gas and electricity in high season. Sorry, NO smoking or pets permitted. We have a local resident who speaks perfect English who will meet you with keys and will be your contact during your stay. Cot/high chair, golf clubs available; please request at time of booking. We want our guests to enjoy our house as their 'home away from home' so we've furnished it to the same standard as our own home and lock away any personal items so you feel it is 'your home' for the duration of your stay. Outside: House in quiet, private section of the community on the perimeter of the development. Two sets of french doors from lounge/dining room lead to covered downstairs terrace with wooden table/6 chairs, two sun loungers, 2 reclining chairs and portable BBQ. Access from kitchen also. Large grassed area to front of property ideal for sunbathing/children to play. Boules/badminton kit/football provided. Rooftop terrace from bed 1 in full sun with panoramic views of beautiful landscaped gardens and 7th fairway with reclining chairs and small table. Choose from 3 swimming pools, one just a minute's walk away, and all with a children's pool. All with sun loungers and umbrellas. Beautiful Portuguese styled cobbled village atmosphere with speed bumps. Access to development by security controlled gate. Parking spaces available outside house. Redecorated throughout in Feb 2013. Cleaning / Towels / Linen / Maid service: Bath towels and indoor linen included. Weekly laundry change for stays of 2 or more weeks included in price. Please provide own beach/pool towels.

A wonderful home from home in a beautiful gated community which enjoys 3 swimming pools. Very well equipped villa in a lovely private, quiet area with views of the golf course. Furnished to a high standard. The owners have thought of just about everything including a good stock of books, DVDs and pool and beach equipment. The villa is ideally located for a number of excellent golf courses (particularly West Cliffs!). The area is blessed with loads of fantastic sandy beaches and great surf if you're a surfer. There is a good selection of restaurants of varied cuisine and high quality within driving distance. We, including our 2 kids (6 & 4) loved our extremely relaxing holiday and highly recommend the property.

A relaxing holiday

We spent a very relaxing and enjoyable week at this property. Everything you could possibly need for your holiday was provided. The property was very well maintained on a peaceful site. We used the pool to cool down which was just around the corner from the property- often being there on our own which was so relaxing. The surrounding area is really worth exploring with lots of pretty places to visit. The owners quickly and efficiently dealt with our reservation and were very helpful with our questions. We would certainly recommend this property to family and friends.

Relaxing stay in beautiful property

Very comfortable , superbly equipped villa in a quiet spot , a short walk from lovely big pool. Spacious rooms and lovely sheltered patio plus private sun terrace on first floor. Ideal for a relaxing break in the sun . Golf available within walking distance plus bar and restaurant and lovely unspoilt beaches .

The owners of the house were excellent to deal with, booking with them was very straightforward.

All the information given before we left and at the house when we arrived was very helpful.

The house was perfect for us as a couple, however would be ideal for families too. The owners really look after the property and it is maintained to a high standard. It was very well equipped with everything you might need.

The area was quiet with lovely maintained gardens surrounding Vila dos Principes.

We could not fault our holiday stay and would recommend the property.

Beautiful Praia del Rey

We are a family of five, who has been to this house three times. We like the area, which is quiet and safe, with no traffic to worry about. It's three pool-areas, which is nice, we can then vary between them. It's not far from the beach; we walk to the closest beach within ten minutes. It's beautiful; the view over the Atlantic ocean is spectacular. We often take our car and go to other beaches nearby, which is more children-friendly. There are also small villages near-by, which we go to by car.

The house is very well equipped, everything you would think of is there, like dvd-player and a barbeque.

I will highly recommend this to (quiet) families and couples.

Beautiful Villa in great location

My family and I have stayed at this beautiful villa 6 years in a row now. It is located within a quiet gated community with perfectly manicured gardens and communal pools. The villa is ideal for a quiet family holiday. It is fully equipped with everything you could need for a stay and is decorated very elegantly. The owners have always been very helpful with any special requests we have had and the booking process very smooth. There is a great deal of information on the resort and the surrounding areas available in the villa. There are lots of interesting towns nearby by and Obidos has proved a favourite of ours each year. The beautiful city of Lisbon is approximately an hour by car and always worth a visit. Car hire is essential to fully explore the area and for more dining options at night. The villa is located 3 minutes walk to the clubhouse where there is a choice of dining in the clubhouse or their more formal restaurant. There is also a small children's playground 5 minutes walk from the villa. Access in and out of the villa is controlled by electric gates and this has always made us feel safe with young children. Having travelled extensively and stayed in many holiday rentals over the years this villa never fails to deliver. It is consistently clean, comfortable and immaculately presented.

Great location for Berlenga Islands, a National Reserve for birds.



The beach in the resort stretches for miles and is totally unspoilt and uncrowded; ideal for sunbathing, walking or surfing. A lifeguard is present during high season in front of the Marriott Hotel and there is parking for beach access. The famous Obidos lagoon is 10 mins drive offering calm, warmer waters and ideal for swimming and watersports. The surfing beaches of Baleal and Peniche are 15 mins drive. Body boards/beach umbrellas for your use with rental of house.


Lisbon airport - 1 hour drive (Easyjet -Gatwick/Luton/Bristol/Liverpool, Thompson Fly - Manchester, BMI Baby - Birmingham, British Airways and TAP - Heathrow,

Porto airport - 2.5 hours drive (Ryanair - Stansted/Liverpool/ Birmingham)


Lisbon - 50 minutes. Sintra - ancient town - 50 minutes. Obidos - magnificent medieval walled town with restaurants and cobbled streets - 10 minutes. Peniche/Baleal - bars, restaurants, sandy beaches - 10 minutes. Cascais/Estoril - 50 minutes. Caldas da Rainha - local market town, shops and restaurants -25 minutes. Serra del Rei - supermarket, great local restaurant with pizza, great seafood dishes and reasonably priced wine - 5 minutes.

We require a 25% deposit to secure your booking and balance is payable 8 weeks prior to arrival date with £150 refundable damage deposit. We will send out by either email or post directions from airport to resort and facts/information you may find useful.

Changeover Day:
In high season we prefer the changeover day to be Saturday. Arrival after 4pm and departure should be by 10am please. We will always try to be flexible, however, so please feel free to call us to discuss your requirements.

Notes on prices:
Prices are for the property per week in UK pounds. Discounts available for long lets. During winter lets it may be necessary to make a charge for any excess electricity and gas usage. However, have recently installed a wood burner fire which should alleviate high gas usage in winter.
