About the property

Villa near Umbertide, Umbria,Italy - Large Garden,Private Pool,Tranquil setting with Spectacular Views

In 2001 we bought a ruin in a stupendous position set in 8 hectares of 'wild' countryside. Over the next few years Martinazzi was restored using skilled local craftsmen and traditional materials like exposed chestnut beams, terracotta floors and rustic doors. The rooms are large with lots of airy space. There are French windows for easy access to the garden and comfortable modern fittings. The house nestles into a hillside surrounded by its own land, with panoramic views over the valley to the Appenines in the distance. We planted an olive grove, and tamed the garden. Whilst enjoying tranquil seclusion, the access to the house is not difficult being just 100m off a tarmac lane.

Notes:
Notes on accommodation: Wood for the open fire and stove is provided free of charge. There will be a separate charge for central heating, if used. A high chair and cot are available. Outside: The pool (10x5 with Roman steps) is set below the house amid grass, lavender and jasmine, and in addition to a wide paved area for the loungers there is a shady pergola with small table and chairs, to escape the sun. The pool is not fenced and parts of the garden are steep so young children would require supervision. The house is surrounded by a large garden with old olives and fruit trees and several benches and hammocks. There is a covered loggia with table, chairs and a BBQ for eating outside, whatever the weather, and also a large west-facing balcony upstairs - ideal for sunset watching. Utility Room: Washing machine, iron and ironing board. Cleaning / Towels / Linen / Maid service: Bath towels, bed linen and pool towels included in the price. Floriana, our housekeeper, will change the bed linen and towels every Saturday. Hairdryers are provided. Other: Dining room with table seating 8, antique oak furniture and a wood burning stove. The outside covered loggia opens directly off the dining room. There is a table and chairs for 8 so you can eat outside whatever the weather and enjoy the wonderful view.

Martinazzi Bliss

My wife and I have travelled through Italy with our 3 children over the years, we have taken in Italy top to toe! We were given several recommendations for Umbria and wanted to stay pretty central so we could take in other town and cities yet always retreat to the peace and quite of the rolling hills, we found our 'Italian Oasis' in Villa Martinazzi.

This beautifuly restored farmhouse is situated in the Umbrian hills, with acres of beautifuly maintained garden looking out over the unspoilt panorama. There is so much to be said for having space to spread out and relax at Martinazzi. The pool is the place to lounge yet when you feel like a cultural nudge then you can take the ridge road down the Lake Tresamino, you are about an hours drive from Siena, 45 mins to Perugia so you get the option to indulge yourself on both sides. My son has just reminded me to mention eating 'the best gelato' on the steps of the church in Cortona which again is a spectacular drive just across the Lisciano Niccone valley.

As I've said, we've stayed in many places in our travels in Italy, but not many can touch our vacation last year, Martinazzi felt like our 'Italian Cassa', a home very much in our hearts!!

Our stay at Martinazzi

Beautifully restored traditional Italian farmhouse in spacious grounds. This Umbrian retreat has a large garden, lots of sitting out areas, a swimming pool and panoramic views.

Spacious modern accommodation includes a large well equipped kitchen, comfortable sitting room with easy access by car to the local market town, Umbertide. Here there are all the shops you could want, and restaurants etc.

Martinazzi has good access to country walking trails. Wine and figs are cheap and plentiful !

Thoroughly Recommended

We had an excellent holiday here - in a delightful villa with marvellous views across a valley. The house is comfortable, well equipped and very clean; everything works. It has a lovely pool and sun terrace - with shade when you need it. Although only 15 minutes drive to the nearest town, the villa's location, in a large garden. is private and restful. When we were ready to go exploring, we found that the villa was well placed for visits - including Perugia, Assisi and Cortona.

In summary - no quibbles and thoroughly recommended.

Living the Italian Dream

My family and I and a family of friends rented Martinazzi for a week holiday. It was a perfect space for us.

The location, looking over the side of the valley is breathtaking - we litterally spent all week talking about the perfect Italian view. The Gardens and grounds are beautiful and well tended and the swimming pool area is very well designed.

Both the grounds and the house are filled with tasteful and unique furniture, no plastic chairs and nothing felt too 'holiday home'. In the house there are some unique antiques and pictures.

Inside and out the house represented near to my perfect idea of what a restored Italian farmhouse should look like.

Nearby we had some great meals out - there were some lovely family restaurants but once we'd gone to the Wednesday market in Umbertide we just wanted to stay in, look at the view and drink the lovely local wine!

Location

Travel:

Perrugia airport is just 40 mins from the house. Rome and Pisa airports are about 2½ hours drive away. Bologna, Rimini and especially Ancona airports are useful alternatives. The Rome-Florence trains stop at Terontola station which is 40 mins away. It is easy to have a day trip to Florence. Please note a car is essential as this is a rural property.

Distances:

Martinazzi is in the hills about 15 mins drive from Umbertide, which is a thriving town where you will find all amenities, supermarkets, banks, Post Office, internet, cinema, many cafes and restaurants and a lively twice weekly market, plus a railway station.

Further Details:

If you tire of that view we are surrounded by wonderful places to visit, to absorb the art and architecture, to eat fantastic food or just to watch life go by from a pavement cafe. Cortona, Assisi, Perugia, Arezzo, Sansepolcro, Gubbio and Siena are all within easy reach. Florence is a train-ride away. There are steamers and beaches on nearby Lake Trasimeno There are endless country walks in the local area. You can explore the art, taste and buy wine at the vineyard down in the valley, eat out in a Michelin starred restaurant or the local trattoria, shop in the local markets and cook feasts at home, or go on a cookery course. What about joining the Italians for the evening passegiata on the Corso Vanucci in Perugia, or following the Piero della Francesca trail across Umbria?

If you want to take home some Italian style try the monthly antique market in Arezzo, the Prada outlet store, the famous ceramics from Deruta, some prosciutto, wine or cheese from a local producer ... the list is endless.
