Farmhouse Villa in Cenerente, Perugia, Italy - Rural Setting But Within Easy Reach Of All Amenities And The Historic And Artistic Sites

Casa Timo, named from the smell of the thyme as you walk across the garden, is situated on the lower slopes of Mount Tetzio above the village of Cenerente with fabulous views across to Capocavello and the hills surrounding Lake Trasimeno. Even though it is secluded within its own olive groves and vineyard and is in a national park, it is only a few minutes drive from the amenities of the local village, including supermarket and 'Notorious' the local bar/restaurant. It is only 5 minutes from 2 large supermarkets, 5 miles from the old hill top center of Perugia and 12 miles from Perugia airport. The house, an old farm, has been converted into a private residence with all the Umbrian features of marble, terracotta, pinelle floors and wood but with the modern features of marbled wet rooms and bathrooms, modern full equipped kitchen, a totally private infinity edged pool for your sole use and covered terrace dining area. Along with its working pizza oven, it is very easy to enjoy the full experience of the Italian way of life.

The main house, as priced, is designed for 12 people, with a separate annex that can accommodate an extra 2 people at an extra. All the facilities however are for 14 people.

About The Owner

David (Historic Building Conservationist) and Jill (Professional Film and TV make up Designer) have rescued and carefully renovated this Casa over the last 9 years.

This property is their personal bolt hole but makes a fabulous holiday home for a large extended family or family friends wishing to go on holiday together.

The Owner purchased this farmhouse in 2003

Why The Owner chose Perugia area

We bought this property with its fabulous views as we were able to see through the years of neglect and ruins that it would make a perfect large family house for future generations.

The Casa needed to have modern facilities but still maintain the natural rural Italian feel. We believe we have done that, but still wish to over the coming years operate a programme of updating development.

What makes this farmhouse unique

The Casa is perfectly set in a national park and away from other properties but only 2 kilometres from a supermarket, restaurant and shops. It is a idyllic setting, with peace and quiet but accessible to all modern amenities.

Notes on accommodation: Bedrooms 1,4 and 6 and the annex have air-conditioning and all other bedrooms have fans. Bedroom 6 is vaulted and keeps a constant temperature all year round. It also has a large secluded paved terrace with its own table and chairs and sun loungers, particularly designed for the afternoon and evening sun.The whole house is gas heated as is the hot water. This is our private house built on a hillside and as such has steps and different levels. The infinity pool and terraces are not fenced off, but there are large flat grass areas. The house is ideal for large family groups or a collection of friends of all ages. We are prepared to accept dogs by arrangement, provided that they do not climb on the furniture. House Rules- Strickly no smoking in the house or annex. Ideal location for that family gathering or party. Outside: The private pool, a main feature of the Villa with its infinity edge looking across the valley and hillside. The pool is 15 x 7.5 meters and 3 meters in the deep end and 1 meter in the shallow end. There are three separate paved terraced areas where one can read, eat or just relax. There are numerous sun loungers, seats and hammocks by the pool or round the property. We have a real pizza oven which you can use along with a brick BBQ. There are fabulous hillside walks straight out of the back of the property, the opportunity for the painter are multitudinous with many tumbled down old farms, landscapes and numerous hill top towns. Our land around the house include olives, vines, figs, pomegranates, greengages, apples, pears, cherries, walnuts, hazelnuts, almonds as well as a pine grove. We maintain our olives and hope you will enjoy our very organic virgin oil while you are with us, and maybe try the local commune white wine which our vineyard helps to supply. Large piece lawn Chess Utility Room: Washing and tumble drying machine. Cleaning / Towels / Linen / Maid service: Linen/towels (not pool) are supplied. Aleandro & Christiana who look after our Casa come on Sat/Sun to clean the house & pool, look after our garden, crops and change the linen (more frequent by arrangement). They can do cooking/babysitting if required. Other: Bed 3 has its own secluded terrace. A separate undercover patio by bed 6. Separate annex used as further self contained accommodation with kitchenette. Loggia seats 14 with BBQ ideal for alfresco meals and just relaxing. Original working pizza oven.

Perfect Retreat for a Large fAMILY

We used Casa Timo for a week after our wedding, taking all our adult children with us. We named it our familymoon, and we had the most wonderful time. As a group of 14, we never found ourselves on top of one another, there are so many lovely places within the house and gardens to relax and spend some quiet time. The house was beautifully decorated, well equipped and very clean. The information that the owner provided for us was invaluable, it saves a day of your holiday researching where to go and what to see if your host has all those recommendations for you. The pool was lovely, but a little cold for me, the hardier members of the family were never out of it, the chess board in the garden was well used too. But mainly the loggia was our favourite place where we ate and sat out with several bottles of prosecco and just enjoyed the fabulous atmosphere of the house and quietness of the area. The views are wonderful, the house is a real treat and I would recommend highly. We would love to return.

Another delightful holiday in Umbria

We have just returned from our second holiday in this delightful farm house high in the Umbrian hills with easy access by car to Perugia and the surrounding area.

This old farm house has been beautifully converted by the owners and provides very comfortable and extensive accommodation for up to 12 guests. The rooms are large and have either fans or air conditioning, essential for us as the weather was very hot. The kitchen is also comprehensively equipped for everyone.

In the garden the large logia / dining area encourages relaxed leisurely meals and the grounds are a delight with extensive views over the olive groves to the mountains. The infinity pool is perfect for relaxing in hot weather.

The owners go to great lengths to help with advice and are easily contacted by phone or email. All these aspects lead to a really great holiday in Umbria.

Great for a family holiday

We had a great family holiday last year in this wonderful farm house, will definitely go back again. In all there were 10 of us and there were plenty of places to relax and enjoy the peace and quiet. The infinity pool is fantastic with great views over the country side, sunbeds for all of us with shade or sun. There are plenty of games to play too, giant chess, boules and darts. In the evenings we had a barbeque or made pizza's in the pizza oven. The property was clean and well maintained. The owners were very helpful in every way.

Perfect week in Perugian countryside

Myself and my family stayed at Casa Timo in June this year, as we were all in Italy for my sister's wedding.

The house, grounds and pool truly look better in the flesh than in the photos. All of the rooms are a great size, especially the master suite upstairs and the suite at lower ground floor overlooking the olive groves. The house has a spectacular vantage so you can see for miles around.

The house is fantastically well equipped (especially the kitchen), so you feel at home straight away. We had great fun using the pizza oven and then sitting outside with a glass of wine.

I would thoroughly recommend Casa Timo, and the owners are extremely easy to deal with and give good tips about the local area!

25% non returnable deposit is required with booking and the balance 10 weeks before departure. A security deposit is also required against breakages at this time.

Changeover Day:
Preferred changeover is now Sunday, but we are flexible, we can arrange pre arrival grocery shopping but most supermarkets are now open on Sunday. On departing please vacate by 9.30 and do not arrive before 4:00 pm when you will be met by our housekeeeper

All Prices quoted are based on upto 12 people in Main House, please contact us for price for use of the annex as accommodation for upto 14 people.
Out of school holiday peak time ( July/ August) We will consider bookings for 8/10 people at a reduced cost. Please email for price.
