Very Peaceful Location Close To Picturesque Village Of Biot

This beautiful Provencal Villa has been recently upgraded by us and now has a luxury kitchen, two full bathrooms and a shower room, as well as an outdoor shower by the pool.

It is suitable for up to eight guests in four bedrooms – the master bedroom is downstairs and has an en suite bathroom, including walk-in shower. Upstairs there is a further double room with a terrace overlooking the garden and pool, a twin-bed room and a full-size-bunk bedroom. The shower room is downstairs, convenient for coming in from the pool.

The 15m pool has been newly rebuilt and has steps and a shallow end for paddling. The gardens and pool are totally private - no one can overlook the property which is up a little hill at the end of a lane and sheltered from the back by our own hillside.

There are three possibilities for outside dining with tables on the terracing outside the kitchen and the sitting room and a large shaded patio, summer kitchen and BBQ.

The Villa is in easy driving distance of supermarkets (half-way to Valbonne and near the Antibes Autoroute junction) and there is a wide variety of local shops in the picturesque village of Biot – boulangerie / patisserie, charcuterie, fresh fruit and vegetables, small supermarkets, as well as lots of bars, cafes and restaurants.

There is plenty of private parking for up to four cars. The villa is an easy 10 minutes drive to the sea and a little further if you want a sandy beach. Easy access to all the attractions of Cannes, Antibes, Nice and the Cote d'Azur, up into the lovely mountains behind the coast and many nearby golf courses. Nice Airport is less than 30 minutes drive, and the nearest Autoroute junction is only 10 minutes away so day trips into Monaco and Italy are easy!

We have a very friendly English-speaking house manager on hand to meet and greet and help with any assistance you may need during your stay. She will also clean the villa and do the laundry on a weekly basis.

In High Season (July and August) we require weekly booking with changeover on a Saturday. Out of peak season, we can accept bookings of three days or more, starting any day. If you would like to stay for three weeks or more, we can offer a discount.

We ask for a 25% deposit when booking, with the final balance payable 6 weeks before the date of your visit. £500 / 600 Euros (five hundred pounds / six hundred Euros) damage deposit is required with the final payment, repayable 2 weeks after your visit if all clear.

The villa layout -

Kitchen - newly installed and very well equipped fitted kitchen, gas hob, electric oven and microwave, large fridge-freezer, bistro table with three chairs, free Wi-Fi, patio door (with shutters) access to covered terrace with outside table and four chairs.

Dining Room - large 8-seater dining table, patio doors (with shutters) to terrace, large cupboard with games and books, dresser, semi-open plan to Lounge.

Lounge - very light and spacious with log-burning fire, 3-seater and 2-seater leather sofas, large leather chair, bar with 3 barstools, cable TV, DVD player, 2 double patio doors (with shutters) to the terrace with terra cotta dining table, 6 teak chairs, sunshade and to the garden

Shower Room - downstairs cloakroom with shower, WC and washbasin

Entrance hall - large cupboard with fitted safe for valuables

Bedroom 1 (ground floor) - King-size bed, antique-style wardrobe, chest of drawers, patio doors (with shutters) to garden; newly installed large en-suite bathroom with huge walk-in shower, freestanding bath, marble top washstand, 2 basins

Bedroom 2 (first floor) - Double bed, wardrobe, private terrace with cafe style marble-top table and 2 chairs

Bedroom 3 (first floor) - Twin single beds, wardrobe, access to terrace

Bedroom 4 (first floor) - Full-size bunk beds, wardrobe, small chest of drawers

Family Bathroom (first floor) - newly installed with bath, shower, WC and basin

Laundry room downstairs from the kitchen includes washing machine, drier, iron and ironing board

Additional large shaded dining area (very large teak table and 8 chairs) with full summer kitchen and bar (including hob, fridge and cupboards), gas BBQ

Large swimming pool with terraces, parasols and 8 sun-loungers; lovely shaded gardens in front of the house, and wild rocky terrace behind.

Parking space for at least 4 cars.

About the area

The French Riviera has been a top holiday location of choice for decades. It has a beautiful year-round climate, where even in winter it is possible to sit outside at midday and enjoy a drink or a meal in the sunshine. In spring it is sometimes possible to ski in the morning and sit on the beach in the afternoon.

Biot itself is full of little craft shops, cafes and restaurants. The famous Biot Verrerie (glass-maker) is worth a visit and you can take home some wonderful glassware to remind you of your visit. The Fernand Leger Museum is also in the village - although less well known outside France than his contemporary, Picasso, he was a leading light of the Cubism movement in the early 20th century. There is a golf course in the village and many more, including championship level courses, within 45 minutes’ drive.

Antibes is a beautiful ancient walled town, also with lots of shops and restaurants. And if you want to see how the rich, the very rich and the so-rich-you-can’t-imagine spend some of their cash, have a look around the harbour at the yachts. You can scuba dive from nearby Juan-les-Pins and there are many other opportunities to get into or out on the water of the beautiful Mediterranean.

Annually, there are world-famous events such as the Cannes Film Festival and the Monaco Grand Prix, but throughout the year there are festivals and fairs, concerts, sporting events and a very wide range of things to do and places to see.

There are public beaches - only 10 minutes to the nearest - skiing in the winter and many great golf courses nearby, plus woodland and good walking/running areas in the neighborhood.

Being France, there are, of course, many ,many restaurants, bars, coffee places to suit all budgets in nearby Biot and Valbonne, or at the trendy resorts of the Cote d'Azur.

There's even the train station in Biot if you want to go further - try the TGV to Aix en Provence or even Paris! Or take the local trains to Nice or Monte Carlo. Or you can just stay by the pool for days on end, popping down to the village for juicy fruit and mega croissants. Best to hire a car at the airport - you'll have to leave the villa sometime to see the sights and to get the groceries!

About the Owner

We are Richard and Louise Coates, currently working in Dubai. We get to the villa whenever we can to see some green vistas, Mediterranean blue skies and traditional French villages. It is our intention to spend more time there and maybe relocate there in a few years' time, so we have furnished and decorated the house as a home not a rental. We have just completed a major refit of the kitchen, downstairs bathroom, upstairs bathroom, shower room outside kitchen and pool. We have a local gardener / pool man who keeps the grounds and pool clean and tidy and a great English-speaking manager, Heather, who will greet you on arrival and is always on hand with help and local knowledge.

When we were looking to buy somewhere, we looked around the area at many villas. All had something good about them but when we saw this one we knew it was just right for us - the views, the way the sun moves around the villa over the day so that there's always somewhere to sit out for meals and drinks, as well as shade, and the open, sunny layout of the living area. Although you can see other houses over the slopes, when you're relaxing on the terraces with a glass in hand, looking across the valley, it's really quiet and private. Located at the end of the tiny lane, there is absolutely no passing traffic, just the birds, cicadas and mating frogs at certain times of the year. That’s why we called it Villa Temps Perdu – the house where you lose all track of time.

10 minutes to the mainline train station with access to Nice, Monaco, Marseilles, Lyon and TGV to Paris. 20 minutes to Cannes, 15 minutes Antibes, 15 minutes historic Valbonne. Beautiful drives into the mountains.

Further Details:

Easy drive to the local supermarket at Valbonne; many small shops, pharmacies, wine cellars and excellent restaurants nearby. Biot is friendly, many shops speak English and the village hosts numerous arts festivities throughout the year. The weekly market is great for local produce and hand made gifts. Many attractions nearby to suit everyone: historic chateaux, wine tasting, art galleries and many glass makers in Biot to visit; children's water parks very near, sit on trains; shopping in Nice, Cannes, St Tropez; plus peaceful walks and fantastic drive to the mountains.

Our guests often comment on how quiet the villa is, but we also love the huge choice of places to visit for a day or afternoon out – the local bustling village of Biot, glamorous places like Cannes, Juan-les-Pins, St Tropez and Monte Carlo, busy towns with art, theatre and shopping such as Nice and Antibes and many beautiful and historic hill towns and villages including St Paul de Vence (famous for its artists, art shops and galleries), Mougins, Cagnes and Villeneuve Loubet. Grasse is well known for the perfume industry and you can visit a number of the perfumeries and sample their wares. There are numerous vineyards nearby, many of which have tastings.

  • Notes on accommodation: The villa is beautifully open and airy and all downstairs rooms have patio doors to the terraces, garden and outside kitchen. Heating, if needed, is by separate electric heaters for each room, giving quick and variable heat, plus a log fire in the lounge for cosy nights in. Gentle steps into the pool, giving easy access. Pool alarm and medium-sized pretty garden for playing in, best suited to children aged 3+. Also, a walled hilly area behind the villa, great for older children to explore or even for an overnight fun camp. Outside: The gardens are carefully cared for by our local gardener. You can enjoy the well-stocked gardens and views of the valley from three terraces, with cafe style tables. Overlooking the private 15m pool, there is a full outside summer kitchen with large gas barbecue, gas hob and fridge for evening dining and relaxing in the balmy climate. Seating for 8. Also terracotta-tiled dining table and seating for 6/8 outside the lounge with umbrella, views over the garden and hills. Loungers for 8 with comfy cushions. Quaint sun dial which doesn't tell the time - hence the villa name 'Temps Perdu'. Utility Room: Additional fridge/freezer, washing machine, drier, iron and ironing board; storage area; lockable safe. Cleaning / Towels / Linen / Maid service: All bed and table linen and towels provided, changed weekly. House and pool cleaned weekly by our local English-speaking manager.
