New contemporary designed windows, kitchen, fireplace... 2nd shower room etc... work will start after this summer season and pictures will be updated when work is completed. Prices now set for 2018.

Luxury fully air conditioned stone villa set in an idyllic village location with sea view. The house has two beautifully furnished bedrooms and a contemporary Italian kitchen. Outside there is a large terrace/entertaining area with barbeque and private pool. Enjoy the enchanting sea views, sunset and countryside from the balcony in the master suite. With a bottle of complimentary Istrian bubbly on arrival. The property boasts a modern well equipped shower room and downstairs WC with washing machine. This private stone house is located just 2 minutes from the sea with local amenities such as go-karting, equestrian centre, professional tennis courts (Croatian ATP is held here every year) and Park Umag, which has been awarded one of the best in Europe less than 5 minutes away.

Best of all our local restaurant Ca'Nova (2 min walk)

is fantastic... fresh fish, grill, pizza oven and even live music !

About ED KNAUER

Edmund, Lisa & Harvey fell in love with Istria ten years ago. They renovated 'Casa Knauer' from an old stone ruin to how it looks today.

Why ED KNAUER chose Umag

Our location is key. We are very close to the sea.

Also very close to town (Umag) & supermarkets.

We are also very well located to visit inland Istria with a back road to Buje.

Following onto Groznjan & many vineyards.

Also we use Trieste airport in Italy. 1 1/2 hour drive as we are close to the Slovenian border. Ryanair London to Trieste fly everyday and very cheap.

What makes this villa unique

Within seconds from our Villa you are at Ca'Nova restaurant.

Greeted by the owner, our friend Dario who's two bands play frequently there.

Also a pizzeria and small bar. Sample the fillet steak from the grill and the house white wine then stumble a few metres home. Because our pool is on the small side it is never too cold in the summer. Especialy late at night !

Notes on accommodation: The property is fully maintained by local agents. Should you have any queries regarding the property during your stay our agents will be happy to assist. Outside: At the front of the property there is parking for 1 car. The side of the house has a 10 x 3m lit terrace with seating and dining area equipped with a barbecue. The swimming pool is 5 x 3.5m and has the sun all day. Palm trees and herbaceous plants surround the garden area. There are 4 hardwood loungers with cushions. Cleaning / Towels / Linen / Maid service: Linen and towels provided (apart from beach towels) and changed once a week. Pool maintenance is also once a week. If you require maid service mid stay then this is at an additional cost. Please arrange this prior to travel.

This villa is stunning. Very relaxing with beautiful surroundings. Everything is in excellent condition. Child friendly, with all the modern cons you'll need. Would definitely recommend to anyone considering visiting Istria.

Tolles Haus für Familie/Paar

Das Haus und die Einrichtung ist wirklich schön. Der Pool ist nicht allzu gross, aber erfüllt seinen Zweck zur Abkühlung, Entspannung und Planschen voll und ganz. Einen Stern abgezogen haben wir für die Abnutzung gewisser Anlagen wie Kühlschrank (Tür defekt, jedoch voll funktionstüchtig), Kaffeemaschine (defekt, unbrauchbar), Pool (Abnützung an den Seitenwänden). Dies sind Details, die den Aufenthalt nicht trüben sollten. Aber diese Details würden den Urlaub weiter aufwerten. Istrien ist toll und gut vom Haus aus mit dem Auto zu bekunden. Ein guter Standort um verschiedene Ausflüge vor zu nehmen. 10min entfernt gibt es viele Einkaufsmöglichkeiten. Wir empfehlen dieses Haus vor allem Familien. Die Kinder können auf dem Grundstück selbständig herumtoben. In unmittelbarer Umgebung ist zudem beispielsweise ein Fussballplatz.

Ganz für sich und doch mitten drin!

Zwei wunderschöne und sonnige Wochen in einem Umfeld, das alles bietet. Das Haus ist schön gelegen in einem kleinen Dorf. Ca. 200 Meter entfernt gibt es eine Konoba (mit wirklich leckerem Essen und großer Auswahl). Die Einrichtung des Hauses ist hochwertig und sehr geschmackvoll. Den Stand von Lovrecica erreicht man besser mit dem Auto als zu Fuß, was uns allerdings nicht störte.

Wenn wir nicht gerade das Haus und den Garten/Pool genossen haben, waren wir unterwegs in den Städtchen und an den Stränden der Umgebung. Vieles ist leicht erreichbar. Supermärkte und Einkaufsmöglichkeiten sind nahe gelegen ausreichend vorhanden und auch eine große Auswahl an Restaurants.

Unser Urlaub war eine Mischung zwischen der Ruhe in/um dem/das Haus und den Bergdörfern der Umgebung einerseits sowie andererseits dem bunten Urlaubstreiben an der Küste. Darum waren wir: Ganz für uns und doch mitten drin!

Special interest holidays:

Umag the nearest town to Babici is home to the ATP The Croatian Tennis Open. A real must for tennis fanatics.

Even closer to home at Park Umag (1 mile) there are clay courts available for hire. Istria itself is famous for producing some of the best wines and olive oils in the world. The Konoba's found within this region are a sheer delight to all who try them, with local specialities served freshly everyday. You will almost definately be greeted with a smile and encouraged to try some of the wonderful home made grappas.

Coast/Beach:

The nearest beach is situated at Lovrecica which is less than 2 minutes drive. The crystalline waters of the Adriatic are known for there abundance of aquatic life, which is a real must for keen divers. 20 kilometres away you have Porec which is famous for the Limski kanal and Zelena Laguna. There are also day trips to Venice from Porec and neighbouring Rovinj.

Travel:

Currently, Ryanair, Globespan, Flybe, Easyjet low-cost airlines fly direct to Croatia. Pula is Istria's local airport. You can fly with Ryanair from Stansted between April and mid October. Alternatively you can fly to Trieste, which takes just under two hours, now also flying from Birmingham. Easy jet fly to Rijeka which is an hour away on the east coast of the Istrian peninsula.

Further Details:

There is a pizzeria/restaurant with a bar within walking distance to the house. There are several other local shops selling fresh food with delicatessen's less than 3 kilometres away.

A refundable deposit of £250.00 is required to secure the booking. This is held to cover damages and any other additional charges guests may incur. (Returned at owners discretion) The full amount is to be cleared in the croatian account ten weeks prior to travel. If a cancellation is made after the ten weeks only the deposit will be refunded. Any bank charges are to be paid by the guest.

Changeover Day:
Preferred changeover day is Saturday. Check in to the house is 5pm and check out is 10am please.

Notes on prices:
Prices are for the property per week in UK Pounds and are based on 4 sharing in two beds. If you require additional beds/bedding to be made up then this is also at an additional charge. Any further guests may be subject to additional costs.
