Carob Tree House is situated just over 1km from the centre of Peyia village and only 2km from the beach and amenities of Coral Bay. It has wonderful sea and mountain views, a private secluded pool, and beautiful gardens. The villa boasts 2 lounges and TVs, plus flexible sleeping : 3 kingsize beds (6ft) or 1 king and 2x2 twins all with ensuites.

2 large off bedroom balconies and large roof top terrace all facing southwest to the sea.

The villa is within easy walk of small shops and local bars and restaurants including the Brewery Bar with its nightly live entertainment, and the Haris and Costas' restaurants. The wonderful and buzzing strip at Coral Bay is less than 5 minutes drive with all its variety of restaurants and bars - not forgetting the beach !

Our paint brushes never dry... and so we refurbished for summer 2015 including new pool liner .

About Kathryn

I worked for British Airways for 31 years so have really travelled the world, but when we wanted a place of our own in the sun, to relax in, but also large enough to accommodate lots of friends and family ,we knew Cyprus was the place for us. It was not so far away to prevent short trips,with good weather even through the winter months,and I have always loved the mixture of Greek and Middle east culture that is characteristic of Cyprus and its cuisine.

Time has flown by and now our grown up children are visiting with their friends and family to a place they regard as a second home.... and now that Gary and I have more time to relax, spend much more time down here. So we have recently refurbished the villa and renewed the pool liner .

Kathryn purchased this villa in 2006

Why Kathryn chose Coral Bay Area

We chose our villa intially because it was one of only 2 being built together, not on an estate, and because it had great living space - an extra lounge upstairs with panoramic views of the sea- opening onto a balcony. En-suite bath/shower rooms to all 3 bedrooms, which is very unusual but useful!

We felt the location was good, within easy reach to both Peyia village, and Coral Bay, but not too high in the mountains. This suited our family needs-elderly relatives could feel comfortable reaching it, and our teenagers had the freedom to get to the beach and amenities of Coral Bay. It had the feeling of an oasis among the carob trees, yet not too remote. It still feels that way even with all the development that has taken place in Peyia and Coral Bay in recent years.

What makes this villa unique

As mentioned before, it is one of only a pair of villas together. The design on of which means your pools are on opposite sides, set within their own very private gardens, ours particularly is not overlooked at all. In spring the surrounding Carob tree fields are green and filled with flowers.

The sunbathing areas around the pool are generous, and the pool is in full sun until quite late in the afternoon.We love sitting on the upstairs balcony watching the sun set, or eating supper alfresco under the soft lights of the garden and pool.We are not bothered by traffic noise, and lots of other families. It is a place to be private, and unwind.

Having said that though, we now have small shops and resturants within easy walk, and Peyia and Coral bay are only 5 minutes drive !

Lovely villa

We have just stayed here for 10nights, lovely villa, well equipped and good location. Nice and secluded, lovely pool and in a great position to get to Coral Bay and Paphos. Would stay here again if we return to Cyprus. Easy contact with owner and everything ran smoothly.

Great villa for a relaxing and peaceful holiday

We stayed in the lovely Carob Tree House in August and enjoyed 10 days of complete relaxation. The villa has everything you could ever need both indoors and outdoors and is definitely one of the best villas we have stayed in. The pool area is lovely and secluded and we made the most of this in the 30+ temperatures we experienced every day. There are plenty of restaurants within easy reach of the villa, with every type of cuisine catered for, and the beach at Coral Bay is only a 5 minute drive away.

Kathryn, the owner, was great to deal with throughout the whole booking process and was always happy to answer any questions. While we were in the villa, one of the air conditioning units broke down, but a quick call to the management company, and despite it being a public holiday in Cyprus, it was fixed by the following morning.

We would definitely return to the lovely Carob Tree House on any future holidays to Cyprus.

Secluded, tranquil, lovely retreat

Myself and two friends stayed at Carob Tree House for two weeks this summer. From my initial enquiry to Kathryn through to returning the keys, our stay was uncomplicated, comfortable and effortless. The villa has everything you will need and more. The practical things: a well stocked kitchen for inside and outside dining, two barbecues, ensuites to all (double) bedrooms, hairdryers, A/Cs, TV and extensive DVD collection (although we didn't use these as sitting on the patio and upstairs balconies watching the sun set and enjoying the chatter of the cicadas was far more appealing. Poolside there are 6 sunbeds, all rooms are provided with bedlinen, and towels for inside and poolside. Although finding the villa was largely due to us missing a turning, and not Kathryn's instructions, it is close to all the local amenities in Peyia Hills. Around you are: a super gym, pharmacies, beauty salons, the fantastic bakery, and good local Greek tavernas if you don't want to exert the effort to go down in Peyia. We've stayed in villas in Peyia for the last 8 years and I can wholly recommend Carob Tree House as our best experience. On a practical note, I would suggest you buy large water canisters (Philippo's) and top up small bottles to keep in the fridge if you're visiting in the hottest months. The evening breezes are a welcome relief and leaving your bedroom windows open and the screens closed, as Kathryn recommends, does keep the rooms cooler than relying on the A/C units intermittently. Dave, the pool technician, is lovely and a helpful source for contemporary info on the local area. We loved our stay at Carob Tree House so much we will definitely be going back. Thank you Kathryn for a super home from home holiday.

Private and secluded

This villa is one of the best we have ever stayed in! Secluded but also within walking distance of a few bars, restaurants and take aways.(the indian ocean was our favourite :-))

The pool and beautiful gardens are secluded, with a built in bbq that we used quite a few times.

The villa is well stocked with EVERYTHING you need for a great relaxing holiday. We thought of it more as a home than a holiday villa as it has so many personal touches.

We were all very sad to have to leave Carob Tree House and will definitely be looking to book again the next time we go back to Cyprus.

great location

Having done villa holidays for the past 13 years, this one ticked nearly all of the boxes we look for.

In a great location, very quiet, private and in good surroundings.

The villa itself is exceptionally well equipped, with plenty of crockery, cutlery etc so you're not having to put the dishwasher on after every meal. It really is home from home with a library of books, DVD's and games etc. The upstairs lounge area was used every evening by the children and I'm sure would be a great room any time of the year.

The villa is within walking distance of a few shops and restaurants and the main village is in walking distance too, although up hill.

The pool and outside facilities again are very well equipped, one thing needed though is some cushions for the sunbeds for more comfort. The only negatives that we have are, on arrival it was very late at night and there werent any lights on in either the garden or in the villa to make finding it a little easier.

As we stayed for 2 weeks, this was the first time we have experienced that a mid-stay clean wasnt included and although it was available, it was at an extra cost. Also, average electricity usage is included but when in a climate with temperature in the high 30's/early 40's we only used the air conditioning in the evening to cool 2 of the bedrooms down prior to retiring and yet on return to the UK, we found that part of our breakages deposit was kept to cover the excess charge. Again, this is something we havent come across in the last 13 years and would make us think twice about going back to this particualr villa, which is a shame as it really is a lovely place. What we used certainly wasnt excessive for a family of 4 people.

Owner's Response: We aim to keep our villa at a high standard, and always take on board visitor comments, so we welcome these. However I would like to add to keep our prices down we offer extras so guests can choose whether they wish to pay for them, rather than include things some families might not wish to have. These are clearly explained on the website, and on the booking form, so I am disappointed in the last comments as these extras were known by these guests when booking as well as the allowance for the electricity, and that the deposit is there for this purpose.
