Villa Loukia has two new extensions for 2016. The master bedroom has been extended to create a 'master suite' complete with an all new luxury bathroom. Downstairs we have extended the sitting room to create an indoor dining area with stunning feature 'glass wall'. This new dining area is a fantastic improvement and will also really enhance holidays taken in low season.

During the winter of 2016 we will be continuing the villa improvements and the 'Blue' Bedroom and bathroom will be remodelled so that the beds are opposite the amazing view, the bathroom will be larger and all will be to the same standard as the master suite.

Villa Loukia is located in a stunning position, nestled into the quiet olive covered hillside above Kassiopi in the hamlet of Kelia. The views from the villa across the bay of Avalaki and to Albania beyond are truly stunning. The property was new for 2008, having been bought by an English family with many years experience of holidaying in Corfu. Attention has therefore been paid to equipping the villa with all the necessary equipment for a relaxing and happy holiday whilst making sure it remains comfortable and practical for both couples and families alike. The villa is also equipped with items such as hairdryers and beach in order to reduce the need for two much expensive baggage on the flight over. Also for guest convenience every room has a 3 pin English socket as well as the standard 2-pin. No need to bring adapters.

The location is quiet and private - away from other properties - however unlike many villas in NE Corfu, the situation above Kassiopi means that it is possible to walk (10-15 mins) to shops/restaurants in the evening, leaving the car at home. The nearest supermarket is just 5 mins walk or 2 mins in the car. The famous village of Kalami and the lovely secluded coves of that area is just a 10-15 mins drive. The pool is large (5m x 10m) and in 2015 we added heating which has been loved by guests using the villa in low season. Look at Website below for more details on the Villa.

My husband Nick and I (Lucy) have run a business in England for the past 29 years. We have been visiting Corfu regularly since the children were small. Once we discovered Corfu nowhere else seemed to match it as it worked for us as a perfect holiday destination - quiet, peaceful, beautiful views, secluded bays, good water sports, friendly people and plenty of sun. Even as the children got older, NE Corfu was still the perfect destination - it really does cater for everyone in the family.

Beautiful villa, stunning location

The best villa we have stayed in, everything about Villa Loukia says quality from the well maintained villa and gardens to the bed linen and towels, even the toaster is a Dualit! Lucy has thought about every possible need and is so helpful and thoughtful with help and information. The views across to Albania are breathtaking , watching the sunrise over the mountains or the moon come up in the evening, it would be easy to stay at the villa all day.

We hired a car through Julia and although not essential I would recommend it. The road to the villa is quite steep and from the centre of Kassiopi probably a good 20 minutes or more climb ( quicker going down!) and at night it is very dark. We found a car made exploring, shopping and eating out much easier. Nicos supermarket at the bottom of the hill had everything we needed and were very friendly and helpful. We also loved Nicola's bakery in Kassiopi, delicious bread, pies and the largest doughnuts we have ever seen, word of warning get there by mid morning as they sell out quickly.

Restaurants in Kassiopi that we enjoyed were Tavanakkis on the harbour , The Old School House and Little Italy, all were delicious and reasonably priced. Bar Limona on the opposite side of the harbour to Tavanakkis was fun for delicious sundaes. Out of town Harry's at Perithia is definitley worth a visit and Ice Dream just before the turning to Perithia is a great ice cream parlour, there is a play area for small children. Lawrence Durrells house, The White House at Kalami is in a beautiful spot and the food was very good. My teenagers enjoyed rock jumping from a beach between Kalami and Agni, we then walked to Agni for lunch and ate at Nikolas Taverna which I would also recommend. If you have children and they want a bit of pedelo fun we found a lovely little beach at Agios Spirodon where you can hire them, I would imagine this beach is busy in the summer months though. We made the journey up to Mount Pantokrator, it is a long twisty journey but the view is worth it. We also found an incredible cave just outside Perithia which we have found no mention of in any guide book, bit of a climb down into it but quite an amazing sight.

This was our first visit to Corfu and we loved it, Villa Loukia has spoilt us for any other villa, I'm sure we will be back.

A luxury villa with astonishing views of Albania

The owners have tastefully furnished and carefully designed this luxury property. The panoramic views of Albania are the icing on the cake but the pool, BBQ, outside seating, immaculate kitchen and each of the bedrooms combine to make this a great family holiday base between the beach and mountains for swimming, mountain biking or just walking. Its only a 15 minute walk into town if you can tear yourself away from the hillside location. You will need a car but you wont want to leave. Even the local supermarket is an asset with its local honey and yoghurt and other produce.

Perfect fortnight in a perfect villa

This was our second visit to Villa Loukia. We spent a year so looking forward to visiting again. Lucy and Nick had done some fantastic alterations to the house, we hadn't believed it coul be improved upon but it is utterly stunning. The character has not changed but such clever attention to detail. It really feels like a home , everything you could need is there . We had a few power cuts (island related, not villa related), and this managed to trip the pump for the pool. When we asked for help, we had an electrician with us in half an hour and a pool chap within three hours. They really have the team to back them up. We had a mixture of ages with us from an eight year old to a twenty year old and the house works perfectly for all ages.

We organised some cleaning while we were there and I would highly recommend that option as it meant us adults could properly relax.

We rented a car this year for the first time and explored much further afield. There are so many glorious places on the island but it was always heaven to get back to Villa Loukia .

If I had one complaint to make it would be that two weeks goes by far too quickly...never enough time at such a magical house! Huge positive reccomendations from us and thanks for such a wonderful holiday in your beautiful home.

Beautiful villa in fabulous position.

Beautiful villa with fabulous views.Great outdoor eating areas, one on veranda with the views and the other a very pretty BBQ area with large table under a pergola. The pool again has the magnificent views and is set in a lovely tranquil rural area with plenty of sun loungers and shade from the olive tree.. The setting gives you the opportunity to totally relax.The local shop is well stocked and people are very friendly. I would highly recommend staying at this excellent villa.

The Pleasure Bubble

Walking into Villa Loukia for the first time, we were stunned by the view from the window across the sea to Albania. And looking around you can tell that the owners have obviously thought about what they would like on a villa holiday and it shows.

Comfy settees, a well equipped kitchen, lots of glasses, air conditioning and ceiling fans, insect blinds, and plugs everywhere.

But it is the extra touches that make this villa stand out, an outdoor refrigerator, ubs plugs, a bar b q in a sheltered tranquil setting. Beautiful gardens. The owner’s bedroom and ensuite are gorgeous and we were told that our room was being upgraded this year.

Our lovely bedroom opened onto a large balcony with comfy chairs and sofa where you can watch the sun rise, catch the afternoon breeze and spend all day just relaxing with the changing light of the landscape.

The pool area has plenty of sun loungers and seating with olive trees shading you from the sun, and there are plenty of pool towels.

We did not want to leave the villa, but the local shops and restaurants are a 15 minute walk away and all you have to worry about is the last 50 metres to the villa on the walk home…………. oh and did I mention the view!

Fabulous Villa

This was our fourth visit to Villa Loukia and didn't think the facilities could be improved upon but the owners have made it even better. The new master suite is superb and right up to date along with the extended sitting room and dining area. We had perfect weather all week and it was very hard to pull ourselves away from the pool (which is now heated) to go and explore the nearby beaches and coves. It is just a short walk to Kassiopi and the local shops but the Villa is in a quiet and private place with breathtaking views. The owners have thought of everything to make their guests comfortable and in the event of a rainy spell there are plenty of board games, videos and books on hand to pass the time.

We literally just stumbled across Villa Loukia whilst on holiday in 2007 and it really was a case of love at first sight. The house was nearing completion but the outside was a complete builder's site and there was no pool. Perhaps it was the fact that the children were beginning to leave home that influenced us into deciding that it was time for a new adventure. Buying a house in Corfu had not been our plan but certainly since making the decision to allow our hearts to rule our heads we have not looked back. We completed in December 2007 and then had a VERY stressful 4 months getting the outside finished, pool constructed, snags repaired, house furnished etc - all from my computer in England and just in time for the 2008 season. In true Greek style it was ready with minutes to spare!

Activity and Interests

Car: recommended

Special interest holidays:

Corfu is very popular with walkers in spring, early summer and autumn. Comfortable climate and lovely scenery, so reminiscent of Gerald Durrell's 'My family and other Animals', attracts walkers at this time of year. Walking in Corfu is both relaxing and a lovely way to unwind by taking in the beautiful surroundings of the countryside with its lush green scenery and numerous wild flowers before the heat of summer. The flora and fauna explosion of spring have to be seen to be fully appreciated and as a backdrop to a relaxed walk nothing could be better to unwind and enjoy this time of year on the island.

Coast/Beach:

Port of Kassiopi is 10-15 min walk. All the unspoilt beaches of the NE coast are within a 10-20 minute drive. Even in August it is possible to find secluded beaches where you can be on your own! Highly recommended - the Eucalyptus lined cove of Chouchoulio, Gialiskari and Agni (best Tavernas on Corfu) or Kalamaki for sand and shallow water for small children.

Travel:

Easyjet flies to Corfu from 1st April to end October direct from Gatwick daily. Other airlines are Ryanair, Monarch, Flybe, Thomas Cook, Olympic and Aegean. The airport at Corfu Town is a 1 hour drive away. Car hire is advised but not essential. Car hire pick up and drop off available from the airport.

Distances:

The delightful Venetian Capital, Corfu Town, is situated a 1 hour drive away (approx 40km). It can also be reached by boat and bus. Highly recommended.

Kassiopi 1.5km.

Further Details:

Kelia is a small, tranquil hamlet of houses, spread out through the olive groves approximately 1km from the main road.

Kassiopi is a charming little fishing village, with a traditional port. Tourism has had its influence, but down at the harbour you can still find local fishermen supplying the local restaurants with fresh daily fish. Tavernas, shops, beaches and bars offer something for everyone. Teenagers will appreciate the evening life - with several music bars and 'low key' clubs. It is a safe environment for them to meet other friends.

Water skiing, wake boarding, scuba diving, wind sailing, boat hire all available close by.

Water parks - Aqua Land is the biggest, just west of Corfu Town or the Hydropolis near Acharavi.

Scooter/bike/buggy/rental available in Kassiopi. Numerous boat trips/fishing trips and excursions available locally. Horse riding available on the Avlaki Peninsula.

Preferred changeover day is Saturday especially in July/August. However we will endeavour to be flexible and meet your needs.

No security deposit taken - we work on a trust basis with our guests. Also no hidden charges (air-con, pool heating etc)

Villa Loukia is unusual for NE Corfu because although set in a secluded position in tranquil olive groves, away from other properties, it is also in walking distance of the village of Kassiopi. This is a real bonus as our past experience showed us that with the majority of villas we HAD to drive to the tavernas at night. Using the experience we gained over the years we also wanted to make sure that the villa was well equipped with everything you might want on holiday and that the kitchen was such that you could actually cook in it (if you want to)! The views from Villa Loukia are stunning & it is the location and setting of the house that we fell in love with. Our guests to date all agree! Notes:

  • Notes on accommodation: All rooms have air-conditioning units with remote controls and all windows have built in mosquito nets. All bedrooms also have ceiling fans with remote controls, iphone docking stations & hairdryers. LCD Flat Screen TV, Bose music system & Bose i-pod/i-phone docking station and DVD Player in Sitting Room with good selection of DVDs. Satellite TV has been installed but the signal on Corfu can be erratic and out of our control. Currently (as at March 2014) ITV & BBC are unavailable. 3rd bedroom on ground floor. Master bedroom has a valuables safe. Children welcome - cot/highchair available on request but note we do not have stair gates. Pool is gated from house but not from the drive. All rooms have been furnished with Corfiot wrought iron furniture. It is requested that guests do not smoke inside the villa. The Port of Kassiopi and its tavernas / bars / restaurants is in walking distance. Further details are available in our website (link at the bottom of this page). Outside: Villa Loukia has an enviable variety of outdoor space - different areas for different times of day with sun or in shade. The pool (HEATED FROM 2015) is stunning -10x5m, decorated with hand painted Sicilian tiles around waters edge with a large surrounding terrace, gated from the house. There are 8 sunbeds, parasols with some natural shade from the olive trees. From the living area and downstairs bedroom is a large shaded terrace that runs along the front of the villa with attractive 'bow' front. A round glazed stone table and chairs is conveniently situated next to the kitchen for dining, family games or just to take in the views. The terrace leads to spacious pool area nestled into the olive grove. Upstairs the large terrace with 'bow' front leads from both bedrooms with a luxury outdoor sitting room - perfect for taking in the breathtaking views of Albania. The master bedroom has its own private terrace with seating and coffee table - the ideal place to read in solitude! Utility Room: Washing machine located in downstairs guest toilet. Cleaning / Towels / Linen / Maid service: Bath towels, Pool towels and linen provided. The villa is deep cleaned on changeover and weekly the sheets and towels are changed and bathrooms cleaned. Extra cleaning can be arranged but must be booked at time of booking.
