Huge Saline, Heated Pool, Amazing Views, 4 Bedrooms 4 Bathrooms, Tusc/Umb border

Updated: 02-Dec-2016
Villa on Tuscan Umbrian Border, Stunning Views, Great Saline and Heated Pool, 4 Bedrooms 4 Bathr. Beautifully Restored Perfect for Family + Friends

This lovely villa consists of 4 BEDROOMS, all with PRIVATE BATHROOMS of which there are 4.

The bedrooms are all very spacious with the two upstairs bedrooms being master bedrooms with double beds. One of the master bedrooms on the upper floor has it's own private terrace overlooking the splendid Umbrian countryside with mountain views in the background. The second upstairs master is really a suite with doors that lead into a separate dressing area, bathroom with tub and bedroom.

You enter the property via a wonderful covered terrace which is very large and acts as an outdoor lounge area with sofa and comfortable seating providing the perfect spot to sit and relax during the day as it is covered and hence shaded or to take in the stunning views with a glass of wine or two in the evening.

From the terrace large doors lead into the lovely bright sitting room with TV, DVD player and DVD library and a wood burner for the cooler months of the year. The sitting room is in what used to be a tobacco tower and therefore has very high ceilings lending this space a very airy and bright feeling.

From the upstairs sitting room doors lead into the upstairs master bedrooms and bathrooms. One of the master bedrooms has its own private terrace from which to enjoy the amazing views and its own bathroom with shower. Another set of doors lead into the second master bedroom suite, comprising of dressing area, bathroom and very spacious bedroom.

From the upstairs sitting room steps lead down to the lower floor where you will find two further bedrooms each with two single beds (in one of the rooms the beds can be made into a double bed). These rooms have very large doors with lockable shutters. There are also two lovely bathrooms on this floor so that each bedroom has its own bathroom.

Also situated on the lower floor is the modern kitchen with table and chairs seating 8 and a second smaller sitting area with sofa and armchairs. Doors lead outside onto a large area, terrace for outside dining with sunshade, barbecue and again with wonderful views over the surrounding countryside.

The property has been restored (former tobacco tower) to a high standard throughout. Originally an agricultural building, we have taken great care in restoring the villa to have all modern comforts and yet retaining the original feeling of the place. We have used local workmanship throughout using the traditional chestnut beams and tiled ceilings and the floors are all terracotta tiles which keep the floors nice and cool in the hot summer months. We have used good quality sanitary wear and tiles in all 4 bathrooms so that each bedroom has a lovely bathroom.

The property has a very large 16x6m saline pool (almost no chlorine) situated on a terrace one level below the house. We have now also added pool heating and thereby extending the season and taking the edge off once the nights start to be cooler in the shoulder months.

There are plenty of sunbeds for those of you who want to take in the sun, however, there is also plenty of natural shading provided by trees and shrubs for those of you who prefer to sit in the shade. On one side of the pool we have planted a row with lavender stretching the entire length of the pool and on the other sides of the pool are planted a variety of shrubs including rosemary, thyme and sage which guests are very welcome to pick and use in cooking. We have also planted a variety of roses to add some colour and there is a fig tree just outside of the kitchen area where you are welcome to pick the fruit when ripe.

The property is set in beautiful tranquil countryside however, should you wish to take a stroll into the village maybe for a glass of Prosecco or some ice cream then you can walk it in around 15mins.

The property is ideal for friends and families sharing also because of the layout as the two floors are very separate and hence should part of the family have young children, perhaps on the lower floor, they will not disturb those that may be resting on the upper floor. The villa is ideal for those that wish to spend time together, however, also have some privacy at times.

Villa Quercia is ideal for those wanting to relax by the pool as well as for those of you who want to take in the sights as within 30mins to 1 hr you can visit any number of wonderful places such as Cortona, Citta' di Castello, Montone, Gubbio, Assisi, Perugia, Arezzo and many more.

And should you wish to take a break from the pool and the views there is a ping pong table situated in the portico where you can play as often as you wish.

Last but not least for those of you who need to be able to check emails and perhaps do a bit of work there is WiFi connection at the property that we do not charge for separately.

And for those of you who wish to go walking, cycling, canoeing (very good club in Cita' di Castello), play some tennis, golfing, sailing on lake Trasimeno, cooking lessons or take in a winery tour and more all of this can be arranged in the area.

Villa Quercia provides the perfect location for a wonderful and very special holiday.

About the Owner

We came to live in Italy from the UK almost 10 years ago now, a move that was initially fueled by some health issues our son was experiencing We fell in love with and bought the property mainly due to its fabulous views with a vision of what it could become rather than what it was at the time following the theory that you can change pretty much most things except for the location of a property.

The property became a restoration project which involved the moving of volume, replacing of beams, floors, a total overhaul since it had in the past been an agricultural-tobacco tower, a project which at times caused great stress.

The area is truly breathtaking and is also called a "hidden gem" by those who know the area since it is one of the lesser known valleys of the Valtiberina running parallel to the better known Niccone and Morra valleys. The views in the morning in particular are breathtaking and those of you who don't know this part of Umbria will be amazed by its beauty and authenticity.

We've had a great time in your beautiful house! What an amazing view all the way to Petrelle and further. We have managed to see quite a bit of the lovely cities around but almost had to drag the children from the fantastic pool. We definately hope to come back. (Robert, Jolanda and children / The Hague, NL).

What a great fortnight in Italy. We have had young and not so young here. We have visited beautiful towns and villages, Citta di Castello, Sansepolcro, Arezzo, Cortona, Perugia....We've eaten like lords and had too many ice-creams and Proseccos at the Petrelle bar and have loved the pool. So one big Grazie from Sophie and Martin plus family / England.

We all had an excellent and very memorable time staying at Villa Quercia. Thanks to you and Richard for creating such a lovely property in such beautiful surroundings. The location of Villa Quercia and the view down the valley is just stunning particularly at sun rise and early morning. Jill from London.

Dear Christina,

Once again, thank you so much for letting the kids and I stay at your lovely villa last week. You have an absolutely blissful spot, and of course we were very lucky indeed with the weather.

very best wishes and thanks,

Perfect for relaxing, swimming and sometimes work

  • 5 of 5

We stayed in Villa Quercia May this year 2016 and just loved the whole experience. The pool was bliss, very large and even in May with the solar panels warm enough for us to be in, even with a couple of young children. We also loved the fact that each bedroom has its own bathroom. I was unfortunately having to do some work over the weeks holiday but the Wi-Fi was good enough for that and sitting on the fabulous covered terrace whilst working really made it that much easier to bear. On the whole a great location for relaxing, sightseeing eating out and even for working if you have to.

Spacious, airy, fab pool, ideal base to see Umbria

  • 5 of 5

The villa suited us perfectly - ideal for large family groups. The pool is wonderful. You can play but you can exercise properly too. The location easy for day trips to Asissi, Perugia etc- lots of wonderful places to see within an hour and a half drive. We were there mid September and the temperatures perfect for us- certainly warm enough for swimming. For us flying in to Bologna and hiring a car from there worked well- we extended our week away with a night at each end in the city and it made a very nice balance. The house was very easy to be in, and the bedlinen really lovely. It is especially nice to have all the bathrooms of course, but also the various living areas. Wifi was ok to check emails etc but not consistent enough if you wanted to work or to skype. We had a wonderful week and would certainly recommend this villa as a base for exploring Umbria and parts of Tuscany. Cortona is a gem, and not far over in to Tuscany- less than an hour. Christina was a very helpful and flexible host.

Ridiculously lovely

  • 5 of 5

We loved this property in particular the stunning pool, in fact the best pool we have ever had. No frills, just really big, in fact big enough that we had 8 adults and 1 child in with lilos all at the same time, brilliant!

The property is great too, pretty and airy, lots of space and a bathroom for each of the bedrooms which was much appreciated with lots of young adults.

We also loved the fact that although the villa is immersed in beautiful countryside with stunning views, it is up a relatively short white road (not hours of bumping around) and within 30 minutes you can be in a lot of lovely places. And the little shop in the village itself was great for bread in the morning and if we had forgotten something.

We can highly recommend this villa!

well located, great neighborhood, what a pool

  • 5 of 5

We chose this Villa because of the bright and airy rooms, the spaciousness of the property, the fantastic views and the great pool. We arrived and were pleasently surprised as the property was even better than we had anticipated. Having a bathroom (and a very nice one at that) per bedroom was a real treat and meant that no one was on top of one another. All the bedrooms were spacious and lovely. We loved the terracotta tiles everywhere keeping the house cool, the blend of traditional and modern worked really well. And the views are just amazing, we loved sitting on the covered terrace during the day time to play chess and in the evenings with a drink. The dining terrace was great too with a very large table, sunshade and barbecue and then from lunchtime on the table was in the shade. And the pool was the best we have ever had, really large so you can go for a proper swim, plenty of shade and sun and it being saline rather than chlorine was fantastic. We loved this property and will be back.

Great house in lovely countryside

  • 5 of 5

A great family holiday in a spacious and very attractive house. Off the beaten track but within a short drive of several nice restaurants and not far from the famous sights of both Tuscany and Umbria. The pool is terrific and we particularly liked the fact that all bedrooms have en suite facilities. Christina was a very helpful owner.

Terrific villa and a great time

  • 5 of 5

We loved this Villa. The perfect combination of everything we like. Good sized pretty and airy bedrooms, lovely bathrooms, one per room which was ideal with teen aged kids. Our bedroom had its own terrace with just the most amazing views - bliss. The pool was ideal, really large so that you can do actual lengths and saline so much nicer than chlorine. Immersed in superb countryside yet not too far away from the sights, we loved Cortona, Monte St. Maria Tiberina and many more. The local restaurants were lovely and very inexpensive. We had a brilliant time and would definitely consider coming again.

MAEC - Museo dell'Accademia Etrusca e della Città di Cortona

From the Owner

With superb, panoramic views, Villa Quercia provides the perfect balance between relaxation, peace and tranquility and seeing the sights in a most wonderful and yet very traditional setting. The ideal setting for your holiday yet within 30 minutes you can take in some of the bests sights of the area. The property is situated on the border of Umbria and Tuscany and provides the perfect location for exploring both of these regions. The pool is really amazing, very large 16m x 6m so you can do some real lengths and saline water is just so much nicer than chlorine and we have now also made it into a heated pool which will make it one of the best pools in the area, everyone loves it! The layout of the property is ideal for friends and family wanting to spend time together yet at times be apart as there is enough space here to do this with 3 lounging areas not to mention the various terraces and the fact that each bedroom has its own private bathroom is just bliss. And not to forget there are some great family run restaurants only a short distance away several 5-10 minutes away. A great place from where to experience this wonderful part of Italy.

Activity and Interests

Nearest Barpub : 2 bars in the village both at walking distance at 1.5 Kilometres Nearest Train : Trestina 10mins by car small regional train. at 12 Kilometres Nearest Motorway : E45 15 min and main artery south to north at 14 Kilometres Car: necessary

Trestina (10 minutes away) is situated in an agricultural area made wealthy from the Tobacco plant and is a very lively small town hosting its own festival in June every year. It has several bars and restaurants, 2 supermarkets, post-office, banks and other amenities together with the best place for ice-cream in the area.

The village where the villa is situated is still very much a working and very alive village with a small shop and two bars. A small van comes in the mornings to deliver bread to the shop and guests may buy fresh bread there should they wish to. There is also a van selling fresh fruit and vegetables which comes into the village every Friday morning.

You may enjoy that one of the bars is a walking distance away and you may like to take a walk down for a prosecco or an ice cream and to soak in the local atmosphere.

The area is truly stunning with breathtaking countryside and yet very close to many wonderful places to visit. The local villages and towns (often being hilltop towns) are lovely and very picturesque and over the period of April to November many wonderful festivals take place such as the Calendimaggio in Assisi in the month of May, the Ceri in Gubbio also in May, and the truffel fair in Citta' di Castello which usually takes place in November.

During the summer months there are more festivals, predominantly music than you can wish for, with the most famous one of course being Umbria Jazz in Perugia always in July with many international and local guests. A wonderful event where the entire city is taken over by musicians for the week, many street artists participate and you can either pay to see one of the better known artists or just walk around the city and listen to some wonderful music. A must for music lovers.

Not to forget Trasimeno Blues by lake Trasimeno, and the Festival delle Nazione in Citta di Castello at the end of August which is a wonderful classical music event hosting many internationally known musicians.

These are only a few of the wonderful festivals that take place in the region, there are just too many to list. If there is anything in particular that would interest you please let me know and I will be happy to provide more information.

Citta di Castello is a very pretty medieval walled city with some lovely sites. A great piazza, a wonderful cathedral and some spectacular churches, one hosting a Raphael, and lots of events happening during the summer months as well as very good market twice a week not to mention the numerous bars and restaurants. Every Thursday shops stay open till midnight during the summer months and the town is buzzing with musical events in the piazza .

The area called the Upper Tiber Valley is very beautiful and still very unspoiled. Being right on the Umbrian / Tuscan border you are able to easily visit both of these areas. With Arezzo close by, Perugia to the south, Lake Trasimeno 30 minutes away, Montone (said to be one of the most beautiful hilltop villages in Italy close by), Cortona made famous through the book and film (Under the Tuscan sun) and Castiglion Fiorentino both approx. 30 minutes away and a spectacular drive through the hills.

The area is ideal for those of you who wish to just relax by a beautiful pool, but also equally suited to the more active visitor with many wonderful areas to discover.

And if you or the children are more into sports there is a tennis court for hire in Trestina (10min.), a large tennis club in Umbertide (25min) where you can have lessons or the kids may wish to participate in the kids club run during the summer months. Canoeing in Citta di Castello (again they run kids clubs), sailing on lake Trasimeno, horse-riding near buy, fishing in the local lakes and rivers, cookery classes or winery tours.

All of these and more can be arranged and we would be happy to help you with any of these, just ask..

Villa Quercia is your perfect base providing relaxation or sightseeing or perhaps a combination of both.

Villa Quercia is the perfect location from where to experience this wonderful part of Italy from.

Special interest holidays:

Should guests wish to undertake cookery classes, Italian language classes, walking, horse riding excursions, canoeing, tennis lessons, fishing or wine tasting evenings, any of these can be arranged should you so wish and we would be happy to help with any of these.

We are also able to provide babysitting should you so wish.

Or to organize cooking lessons or someone to come and cook for you at the Villa.

The villa is mid way between the coasts. Both the Adriatic as well as the Mediterranean is about 1.5 hours drive away. Nearest beach is Fano. Just south of Ancona are some very lovely beaches approx. 1hr 40 minutes away.

Above average sized 16m x 5m, saline (very small amount of chlorine) pool. Big enough for some real swimming as well as playing (we have also had guests play water polo in the pool as large enough). We have now also made this wonderful pool into a heated pool, heated with solar panels and thereby taking the "edge" off during the shoulder months and at times when the weather is not perfect. Each bedroom has its own bathroom (4 bedrooms and 4 bathrooms) and they are all of a good standard with lovely sanitary wear. The property is large enough (very spacious) so that you may spend time together, however, with a downstairs lounge, an upstairs lounge, the covered terrace and outside seating on the lower level, there is plenty of space to also be apart when you want to be. The layout of the villa is such that the upstairs bedrooms are very separate from the downstairs bedrooms, and hence is ideal also for families or friends who have slightly different timings, since occupants of the downstairs bedrooms will not disturb those upstairs. Being situated on the Tuscan-Umbrian border Villa Quercia is ideal for visiting both of these wonderful parts of Italy. You can walk into Tuscany withing 15 minutes and hence this truly provides the perfect location for you to explore the Umbrian hill top towns and villages and at the same time take in some of the Tuscan gems such as Cortona (only 25 minutes drive away) and Arezzo. The owners live close by and are at hand in case of any problems and advice. Should you wish to take cookery lessons, go on a winery tour, have a massage, play tennis, go horse-riding and much more we are able to help you with any of these. Last but not least the unique covered terrace from which to enjoy truly wonderful views. The perfect place to avoid the sun during the day and to relax in the evenings with a glass of wine or two. Just heavenly!!

  • Notes on accommodation: Wi fi internet access available. The entire property has been restored to a very high standard using local craftsmanship and materials. All the ceilings have been restored in the traditional umbrian style with terracotta tiles and chestnut beams and all floors are terracotta keeping it cool in the summer months. The entire property has central heating and therefore may also be used in the winter months. The property has several sitting rooms, one downstairs and two upstairs (one of which is a covered terrace outside) and is very adaptable to groups who may not wish to spend every moment together. Although the property is situated in wonderful tranquil countryside within a radius of 1/2 hour you can reach a number of lovely small towns and villages. The pool area is very visible from most of the house as it is situated one terrace below the property, hence you can keep an eye on children also from the property itself. Naturally very young children need to be supervised at all times. Outside: The property is surrounded by private gardens landscaped with mediterranean herbs such as Rosemary, Thyme, Sage and Camomile. There are several terraces landscaped into the hillside. Directly outside the property and outside the kitchen is a large terrace for dining and relaxing with the barbecue and a large table seating up to 10 with a huge umbrella to give shade on this suntrap. One level down surrounded by terracotta tiles, lavender, hibiscus and a lawned area is the wonderful above average sized saline pool (no chlorine) which is 16x6m and is great for swimming and playing alike. And another level down is a grassed area where we have set up a badminton net and then beyond is the oak wood which is private to the villa. Most of the villa and patios overlook the pool which means that it is also safe for children. Although the property is right in the middle of the countryside it is close to a good road with easy access to many lovely places to visit. Utility Room: Table tennis, swimming pool furniture and some toys, we also provide pool towels so that you don't have to bring bulky towels with you, above average sized barbecue for those summer evenings. In downstairs sittingroom CD player and upstairs satellite TV. Cleaning / Towels / Linen / Maid service: All towels and linen included, villa cleaned and linen changed on a weekly basis usually Saturday or Sunday. The outside of the property is cleaned on a regular basis. Other: There is a fabulous, large, roofed terrace next to the upstairs lounge with sofa and armchairs and which can be used as an outside sitting room. Lovely for shaded drinks enjoying the views over pool and the spectacular far reaching countryside.
