This beautiful apartment overlooks the beach & sea, also the pool & large sun terrace. It is fully licenced with the Portuguese authorities, with licence number 21016/AL. The apartment is furnished to a high standard complete with super king-size bed in the bedroom, which unzips to 2 singles if preferred, 2 leather sofa beds in the lounge, fully equipped kitchen including oven/hob, washing machine, microwave, fridge/freezer, dishwasher, bathroom with bath/shower, toilet, sink/bidet. Air-conditioning units which can also be used to heat in winter. There is free WIFI available in the apartment. The large sun terrace, furnished with sun loungers, table & chairs is sheltered from the wind, unlike apartments on higher floors which can be windy. You have amazing beach views and can see Vilamoura along the coast in the distance. The pool is reached by stairs or lift and there is private gated underground parking with lift access. The lift also takes you down to -6 which is street level, making the apartment easily accessible from the resort. The resort has a choice of great bars & restaurants, to suit all tastes.

About Tracey Knott

Our family have been great fans of the Algarve for over 15 years, and have always been particularly fond of the area around Albufeira and Olhos de Agua. The opportunity to buy this property through a friend in the real estate business in Portugal arose and we jumped at the chance. We have taken great pride in furnishing the apartment with brand new good quality furniture, and guests always compliment us on the quality of the apartment and its facilities. My husband, myself our 2 children visit the Algarve 3-4 times a year. The weather is wall to wall sunshine in summer, and lovely and mild in winter with bright blue skies, perfect for golf! It makes a lovely change from the wind and rain at home, so its lovely to sneak off to Portugal for a weekend between November and March.

Why Tracey Knott chose Olhos de Água

We were keen to get a property close to the beach, so when this property was available off plan, we could see from its location it was going to have amazing views of the beach and coastline, and also be in the centre of a beautiful Portuguese village. However it is close enough to the larger resorts of Albufeira and Vilamoura if you fancy a change of scenery one evening. Olhos de Agua, meaning Eyes of the the Water, is still a small fishing village at heart, but has some fantastic restaurants, friendly bars and a beautiful beach.

What makes this apartment unique

Our apartment offers private parking, accessible by lift. The lift also takes you right down to the street in the resort, if walking is too challenging in the sunshine! Our balcony is somewhat larger than many of the others in the complex, and is in the sun all day until approx 5pm, even in winter. It is also sheltered so if it is a bit breezy, in the cooler months, you will still feel the benefit of the warm sunshine. The views of Olhos beach and Falesia beach are breathtaking, we also overlook the pool which does not get crowded, even in high season. I can guarantee you will enjoy your stay at our apartment, and want to visit again. Some of our guests return time and time again, sometimes more than once a year. This apartment was awarded a Local Lodging Licence in 2009.

Notes on accommodation: This apartment will suit couples, families & golfers. Due to its close proximity to the resort it makes it a very stress free location to stay for a holiday. Fantastic beaches within easy reach & close to the busier resorts of Albufeira & Vilamoura. The apartment is only 40 mins from the airport, transfers can be booked for approx 60 euros return. We have reversable air-conditioning throughout which can be used for heating in winter. There are a large number of golf courses close by. We have a very high level of repeat business, many of our guests fell in love with the apartment when they first came & now come back every year. We have furnished it with high quality modern furniture, and our guests comment on how well equipped it is. We have satellite TV with 100's of channels including UK channels and also a DVD Player. The resort has some amazing restaurants and some friendly bars, and there are 2 supermarkets within easy walking distance. Car hire not essential. Outside: The apartment has a 45 sq metre sun terrace, which is one of the largest in the complex and unlike those on higher floors is completely sheltered from wind. You can enjoy the sun all day long, but shade is available if the sun gets too much. There is a table, 4 chairs, parasol, 4 sunloungers on the large terrace, which overlooks the beach and pool area. The pool area has a shower and can be accessed by lift or stairs. The lift in the complex goes down to -6 and -4 which is street level in the resort. Alternatively if you are energetic, you can use the steps that come out right on the beach by La Cigale restaurant. Street parking is available but in high season the area is very busy, so we have the luxury of underground parking, accessible by lift. Cleaning / Towels / Linen / Maid service: Bathroom towels, bed linen & cleaning included. The apartment will be cleaned before & after your stay, If you require linen changed mid-stay there will be a charge of £30. Beach towels can be rented for £20 for 4/£10 for 2, and must be booked in advance. Other: All Algarve rental properties must by law have a Lodging License which means the property achieves Portuguese Health and Safety Standards. It is essential to check this exists before you rent. This apartment has had a Lodging Licence since 2009.

Just about the best…

This was our tenth winter visit to this apartment in as many years. This fact speaks volumes about the apartment. As we return each year it is obvious that the owner, Tracey, and her parents, work hard to ensure that everything is as it should be; worn out items replaced, repairs and decorations carried out as necessary. It is always good to arrive at an apartment to find it pristine and spick and span.

There is little else we can add. The large balcony, with superb views over the ocean, offers a sunny and sheltered spot when ‘the outside world’ is breezy and cool. It would be difficult to source a better one-bedroom apartment in the area, and Olhos d’Água is a perfect base for extensive coastal walks at low tide.

Wonderful Relaxing week in a First Class Apartment

We had a wonderful relaxing stay in the apartment, it was like home from home. It was well decorated, furnished and very clean with beautiful views . We really enjoyed our stay and the owner Tracey dealt with everything first class, would not hesitate to recommend this apartment and would stay again when returning to the lovely resort of Olhos D'agua

Lovely apartment with a wonderful view

My family had the pleasure of staying at this apartment 2 x Adults/ 2 x children aged 10 and 17 years. We found the apartment to be just perfect for our stay of 4 nights. The apartment is lovely and well equipped , in a perfect location, just a short walk away from the beach and with an excellent view!

The nearest beach is a few minutes walk away with many other beaches a short distance away. The beach in Olhos de Agua is in a small bay, there are shops, bars and restaurants close to the beach. Just around the headland is the long beach of Praia Falesia which stretches all the way to Vilamoura, walkable in approx 60 minutes along the shore!


Faro Airport 30km. We recommend transfers are booked with Car hire not essential, but best prices are at airport if you wish to hire a car. Taxi rank 5 minutes walk (taxi to Albufeira centre approx 7 euros). Bus Stop 5 minute walk away. Excursions to tourist attractions available from Olhos de Agua. The nearest railway station is at Ferreiras/Albufeira and you can take a train to Lisbon from here for a reasonable fare. Note: It is called Albufeira station, but it is actually in the village of Ferreiras, which is 6km from Albufeira. There is a taxi rank at the station.

Vilamoura 14km.

Further Details:

The nearest shops, cashpoint and chemist are approx 200m away. A choice of restaurants and bars are within 150m of the apartment complex. Although the apartments are on the hillside overlooking the bay, access is very easy as the lift takes you to the pool area or to street level near the beach. Taxi rank and bus stop 5 minute walk away.

Portugal Tourism Licence: This property has had a tourism licence since 2009. The licences were all renewed in 2015. The licence number is 21016/AL.

In order to obtain the licence the licence the owner needs to satisfy the council that the property is safe and adheres to local legal requirements.

This is really important, as many properties in Portugal are let illegally, without licences and may be in danger of being closed down, without notice by the council (CAMARA).
