Our luxury 2000sq ft apartment just off Tombs of the Kings Avenue in the centre of Paphos town is only a stroll from bars and restaurants, nightlife, Old Town, markets, archaeological sites, beach and harbour. 20 minutes drive from Paphos airport. Yet it enjoys the seclusion of an exclusive gated development, and lawns, shrubs, fountains, ornamental pools, columns, cupolas, arches and the warm muted colours of its own the piazza provide a uniquely relaxing retreat - perfect for anyone seeking an independent holiday. The shared swimming pool is directly overlooked by one of our 3 balconies. Accommodation includes master en-suite bedroom, 2 twin bedrooms, a second bathroom, additional separate WC and a well equipped kitchen with breakfast bar, all tastefully decorated and furnished to a high standard. One of the 3 settees in the 48ft long living area is a sofa bed if needed. Private underground parking.

I recently stayed at this fabulous home in the heart of Paphos close to every amenity you could imagine shopping mall, bars, restaurants, shops and beach. If you are looking for a place to stay that has everything you can imagine included in the price then look no further Jane's home has the lot, you don't even need a car its that close to everything. Everything worked just perfect. From the first contact with Jane to the end of the holiday everything was fabulous. Jane even assisted us with the taxi from the airport. This is not like staying in a holiday rental you feel as though you are living in someone's home. Thank you Jane.

Clean, well equipped

The apartment was very clean ,well resourced, bright and airy. The complex the apartment was in was very well maintained, clean and bright. We were delighted with the position as it was near the old town and near the harbour. The area was quiet and very peaceful. We all thoroughly enjoyed our stay as we were very comfortable and felt we were getting such value for our holiday.

Excellent Holiday

From booking the apartment to coming home and returning the keys Jane the owner was fantastic, we asked for a late checkout due to our flight times and she made the apartment available at no extra cost. On arrival we had a welcome pack waiting which was a lovely touch, the apartment is better than the pictures , beautifully clean and spacious, and the location is great you are only 10 minute walk to the harbour area and even less to the Lighthouse beach, I travelled with my husband and my son and his fiancée and we found it very spacious and I think even with another 2 or 3 people this apartment would not be cramped, totally recommend it to anyone you will not be disappointed.

Superb Family Apartment

Just returned from a fantastic family holiday in Paphos ( 2 adults and 3 children aged 15,11 and 7). The apartment was lovely. In a great location, very spacious and everything you need for a relaxing holiday in the sun. The complex was well maintained with a very nice pool area. The apartment was well furnished and Jane provided lots of information regarding the property and also details of things to see and do in Paphos. We loved the lighthouse beach only 5 minutes away and the harbour area is about 20 minutes walk away. The shopping mall is handy next door as are the local convenience stores and bakeries, a couple of minutes away. We hired a car and visited Coral Bay, Latchi, Aphrodite's Baths, the market in the old town and the waterpark, however it is not necessary as there are regular buses and a taxi rank outside the complex. Would not hesitate to recommend this property. Jane was very efficient with the booking process and provided a very good service. Would love to return.

Well This is a cracking find of a Holiday Home.

The owner Jane was a godsend to a much needed holiday.

Everything is central to the location.

The house is spotless and immaculate.

I would recomend this place to anyone. You would be a fool if you did not try it.

Excellent communication with Jane was second to none.

Activity and Interests


The nearest beach (blue flag) is less about a 5 minute walk away and the harbour is 10-12 minutes.


Paphos International airport is 20-25 minutes drive away, Larnaca airport about 90 minutes. Car hire is an option not a necessity since our apartment is in the centre of Paphos town. There is a regular bus service down to the harbour and up to the Old Town and also to Coral Bay to the north. Visitors might plan to stay in Paphos town for half of their time and hire a car for the second half to explore the wider Paphos district and beyond.


10 kilometres to Coral Bay (€1.50 by bus - 2013). 35km Polis. 68km Limassol. 134km Larnaca. 150km Nicosia. 1.5km Archaelogical Park, Tombs of the Kings. 0.5km ten-pin bowling, 2-3km water park, karting, mini-golf, aquarium. 5-15km Neophytos' Monastery, Reptile Park, Bird Park, Lemba village (prehistoric), Kathikas, Stoumpi. 15-30km Aphrodite's birthplace, Baths of Aphrodite. 40-70km Kakopetria (old restored village), Kourion Roman theatre, Apollo Sanctuary. 100km Lefkara (lace-making).

Paphos (‘Pafos’ in Greek) is really two towns in one: Kato Paphos has grown out of the ancient fishing harbour with its medieval fort and is home to much of the entertainment infrastructure. On higher ground Ktima, or Pano Paphos, is a maze of streets and older buildings, a piece of old Cyprus that also rubs shoulders with the grander legacy of British rule.

Paphos is also the name to the whole of the administrative district stretching up to Latchi (Latsi) on the north coast. Paphos District has beautiful stretches of coastline as well as some of the wildest countryside, including the Akamas peninsula, a large unspoilt natural wilderness, and the whole area nestles in the lee of the Troodos mountains where ancient villages cling to the foothills or shelter in secluded river valleys, preserving a away of life that goes back centuries.

In 2017 Paphos will be the European Capital of Culture. It was once the capital of Cyprus and because of its cultural and natural treasures, is a UNESCO World Heritage Site and perhaps best known as the legendary birthplace of Aphrodite. The town is named after Paphos, the mythological daughter of Venus (Aphrodite) and Pygmalion.

Today’s Paphos town is a balance of old and new, with all the attractions of an island coastal town alongside an abundance of ancient archaeological treasures - evidence of a history that stretches back thousands of years: remarkable mosaics in Dionysos’ house beautifully preserved after 16 centuries, the mysterious ‘Tombs of the Kings’, the ancient Theatre and catacombs dating back to the early Christian period, the Pillar where St Paul is said to have been given 39 lashes, all near the centre of Paphos town and within a few minutes walk of our apartment just off Tombs of the Kings Avenue.

The Old Town has a cross section of shops and markets and there are supermarkets and mini markets near the apartment. There is a range of excellent restaurants from different traditions, many close to our apartment.

Outside: The apartment is in Queens Gardens, where the architecture evokes the rich history of Cyprus, echoing the period during the 1500’s under the rule of Venetian kings and built around a private landscaped piazza. In one direction, you will overlook the piazza with its fountains, lawns and cupola, and in the other direction the swimming pool. Each of the 3 balconies has patio furniture. Our apartment is in the heart of Paphos, a 10-minute stroll down to the picturesque harbour, ancient mosaics and nearest beach or up to the old town and market area. The Tombs of the Kings are also close by. Frequent buses run from just outside Queens Gardens to both harbour and Old Town and also up the coast to the tourist beaches of Coral Bay (all journeys currently €1.50), so that car hire is an option rather than a necessity. The apartment is a 10/15 minute walk to the Old Town. Cleaning / Towels / Linen / Maid service: Bedlinen and indoor towels provided - additionally sunbed/beach towels. Weekly cleaning and laundry change standard. Free welcome pack. Airport transfers can be arranged. We have a local manager (UK nationals). Other: 3 x 150 sq.ft balconies all have patio furniture. Windows and all patio doors are fitted with blackout blinds and fly screens so they can be left open at night.
