About Ann Dedman

We are both retired after having professional careers for many years in the consultancy & engineering sectors. We have always lived in southern England but travelled extensively around the world enabling us to experience top class renting in many countries.

This we have tried to repeat in villa Cukur which we stay in for several month each year resulting in limited rental periods. Our calendar is however always up to date showing our summer vacancies.

We believe that spending long periods in Turkey you should learn the language so we practice our Turkish when we are in the country.

Why Ann Dedman chose Kalkan

We first saw our villa in May 2003, when it was being built, and after requesting some modifications we bought it the next day. This is the magic of Kalkan and many people we know have bought property in Kalkan in a similar way.

Villa Cukur has regularly returning guests and we have updated the property regularly to offer a high quality holiday.

Kalkan is special because of its beautiful setting, easy going atmosphere, its friendly people and most certainly its high quality restaurants.

What makes this villa unique

As our detached spacious villa is our home from home we have regularly updated it so that on arrival we slot into our relaxed Turkish lifestyle with no effort and these stays in the villa are lengthy.

The views from villa Cukur are breathtaking and we have a high degree of privacy. As the large pool has step entry it is very suitable for guests who are not very confident entering the water.

Villa Cukur has several areas for al fesco dining/relaxing drinking depending on the time of day.

Cukur now has a modern kitchen, secluded large mature garden which offers a pleasant alternative to the pool & terrace all of which is very much appreciated by all our guests.

We have more equipment in our villa than is normally expected by two week stay guests and both us and our guests are very lucky to have an agent working with us who was born in the village, speaks English and has many contacts for trips and advice.

The website does not does not show you how lovely Villa Cukur is .We have stayed in other villas in the village this one is spotless and the pool is cleaned every morning by the agent, who will take the time to talk to you an help you to arrange any site seeing trips. Notes on accommodation: Air-conditioning is provided throughout. The open tread staircase (from lounge to the roof) may not be suitable for very young children or for the elderly. The pool has step entry, everyone finds this much easier as the pool has no shallow end and is 2m deep. Insect screens have been added to all opening outside doors and windows. A medium size key operated safe is provided. Outside: At road level there is a shared covered car port for those who hire a car with steps leading down to the villa. The terrace area under the main balcony has a dining table and chairs for alfresco dining. The sunbeds have towelling covers which are changed and the sun umbrellas can be grouped as required. In addition to the sunbeds there is a settee and Ottoman type bed on the secluded terrace. The pool has step entry and is 2m deep and approx. 8m long x 6m wide with an outside shower . The pebbled garden has a hammock in the shade of olive tree and fruit trees grow in the lower garden. The BBQ is sited in the lower garden adjacent to the vine covered pergola with table & chairs under. Utility Room: Iron and ironing board on upper landing. Cleaning / Towels / Linen / Maid service: Linen & towels are included in the price. Villa is cleaned & linen changed once a week, you may ask for more cleans if you wish but this will be charged as extra. A free welcome pack is provided at the being of the stay. Pool is cleaned daily. Other: The roof terrace has a table & chairs ideal for an evening drink while enjoying the views across Kalkan bay.

We first visited this Villa 8 years ago and we loved it then, so when we wanted to return for the second time, we were really pleased to find that we could go back. It was everything and more what we remembered and reminded us why we loved this Villa, the pool and views are outstanding. Ann before we went was great along with Mehmet who was always on hand to makesure our stay went without any problems, so once again we could layback and enjoy our holiday and that is exactly what we did. Kalkan itself is lovely with lots off restaurants and the boat trip on the Yildiz 2 or 3 is a must and we would recommend. We would recommend this Villa with no hesitation.

We first visited villa Cukur 9 years ago , whilst we have returned to this beautiful country 4 times , twice to Kalkan, we have never been quick enough to book villa Cukur until this last visit. On arriving we soon realised what we had been missing on our other visits. All the home comforts, the view, and the very fine air conditioning which did come in very useful at the end of our holiday. We had contact with Mehmet in advance and he organised an all day boat trip on Yildiz 2 for us.

Thank you for allowing us to share your little bit of paradise, we can`t wait to return and sample the cheerful and friendly Turkish peple and your exquisite villa.

A Fabulous Holiday Enjoyed by All

We had the most wonderful holiday in Kalkan and Villa Cukur. I have to admit I was nervous before we travelled to Turkey given the recent coup and ongoing political events but my fears were unfounded - the resort was beautiful and seemingly untouched by troubles elsewhere in the country.

Villa Cukur is a wonderful villa - it is exactly as seen in the pictures but the outstanding features are the gardens and views. I loved the roof terrace where the breeze was cool and the views spectacular day and night. The villa is the best equipped accommodation we have ever stayed in - and as mentioned in other reviews there is everything from ice cube trays and packs through to baking trays and cake tins. The grounds and villa are kept immaculately clean with Mehmet on hand to provide assistance whenever required. We hired our own car and travelled independently - again we found this easy and without problems. We have been to Turkey before but never to Kalkan. We had a fabulous time - the restaurants are excellent value for money and were enjoyed by even the pickiest members of the family! We will definitely be back and we would thoroughly recommend both the property and the area to anyone. There are lots of excursions to be had in the area and we would recommend visits to Kaputas Beach, Saklikent Gorge, Kekova, Patara Beach, Islamlar or simply pottering around Kalkan itself which is extremely pretty. We would also recommend the wonderful boat trips in Yildiz which can be arranged via Mehmet. If you are still unsure on whether Kalkan is right for you; I would recommend the EnjoyKalkan.com travel forum or KTLN which give lots of information on the area and full and frank holiday reviews! All in all this was one of the best holidays we have ever had!

We know that guests like the little touches we put in the villa, like the items we put in the kitchen. Our pool is cleaned every day and the garden attended to. A boat trip is an enjoyable day out for all the family with swims in the bays and very good food on Yildiz. We hope to see you again at Villa Cukur, we have bookings for 2017 under way already.

Lovely Villa!

Beautiful views and a lovely private pool and garden. Suited 6 of us comfortably. The kitchen has most things you need and the bedrooms are nice and large. Supermarkets are very close, and the walk into town is no more than 20 mins to the harbour!

Perfect family accommodation, everything we needed and more...

Choosing a holiday rental can be a daunting experience if you've not stayed in the area before. As a family, we have travelled to Kalkan many times and even considered buying a home there, so we knew the area extremely well. Having said that, making a villa choice is still hard if all you have to go by is the online pics and reviews.

We decided on Villa Cukur for its location and the online pictures. Its location is close enough to town to walk in for shopping and/or dinner, far enough away to have a peaceful time away from lots of neighbours/pool overlookers and the hustle and bustle.

We were thrilled with our accommodation at Villa Cukur. It had everything we needed as a family, everything from BBQ equipment to plastic food storage pots to a sewing and first aid kit.

The kitchen is extremely well equipped and we ate in almost every night, it was a pleasure to be just 'at home' and be comfortable.

The bedrooms are clean and fresh, bathrooms were just as they should be.

The pool was fantastic, our youngest child is 4yrs and not confident in water so the gradual steps down into the pool was a good send. A real benefit when compared to the metal side steps in most other pools in Kalkan.

The owners are based in the UK and are extremely friendly, booking contact etc was excellent. As was the owners agent in Kalkan, just an email or call away and readily available to help with anything.

I wouldn't hesitate to recommend this property to anyone and I would defiantly stay again.

We are always pleased to receive reviews from all our guests, but getting a review from a family who have been many times to Kalkan is very special. Our villa is not a place we come to one or two weeks a year we spend a large part of the year in Kalkan and put very little away when guests use the villa. What you get is what you see, we put items in the kitchen that we use and hope that our guests will look after them the same as they would in their own home. Hope to see you again in villa Cukur Alison like so many of our returning guests.

From villa 20mins walk to village beach. There are several beach clubs in Kalkan some of which are reached by free water taxi across the bay.

Boat tours to neighbouring coves last all day with freshly prepared lunch and being very popular are not to be missed.

Kapitas is a small white sand beach 4 miles/6.5km from Kalkan.

Patara has an 18km long sand beach and impressive archaeological site being 30mins by bus and 15mins by car.


Airport is Dalaman 1hour 30mins.

The owners are happy to arrange via our villa Cukur agent your transfer from the airport in private car to the villa. Car hire can be arrange directly by the villa agent. If required the hired car can be collected at the airport.


Kalkan village is 15 mins walk the streets leading to the harbour sell jewellery, porcelain and gifts. A dozen restautants front the harbour with many more on terraces providing stunning views during roof top dining. Kas is 30mins by bus, a cosmopolitan town with ancient threatre and rock tombs.

Kekova is a roman settlement forced under the sea by an earthquake.

Xanthos was the ancient capital of Lycia.

Saklikent Gorge has been carved out of the rock by the Xanthos river allowing entry.

Further Details:

Kalkan offers banks with cash machines, post office, English speaking doctors, supermarkets and notably many good quality restaurants.

Local activities: diving, boat trips, fishing, walking and horse riding in the mountains or canoeing down the Xanthos river.

Money changing facilities at several shops.

Final payment must be within 6 weeks of departure there is also a bond deposit of £200 required at the same time as the final balance. Changeover Day:
Monday is the preferred changeover day but we can sometime be flexible.
