Villa in Argaka, - Rural Location, Elevated Position sea & mountain views, 5 Min Walk To Beach

From the villa you can hear the restful sound of the sea breaking onto the beach below. Built on a split level with the 8m x 4m pool and accessed by stairs from the upper patio. The pool level is secluded with an area for sunbeds. The upper patio is shaded by the upstairs balcony and provides an idyllic environment for outdoor dining and barbecues. The upper patio is metal fenced with lockable gated access to the stair acess down to swimming pool level. There is an established garden to the side with a mix of trees and flowers. There is golfing at Tsada, Secret Valley and Elia approx 25 mins by car. The beach is approx 5 mins walk from the villa. 10 min drive to Polis with shops, bars and restaurants & large supermarket. A new modern health spa has opened offering a wide range of competitively priced health & beauty treatments. The spa is 15-20 mins drive from Argaka on main road to Paphos at Sulphur Springs.

Hello we are Hilary and Richard Ryder, we live in Keston Kent. We are both semi retired and enjoy travelling particularly spending time in our lovely home in Cyprus.

Why Hilary & Richard Ryder chose Argaka

We have owned our house for since 2002, 2 years whilst it was a bit of mud being built. We bought it when we were on honeymoon in Cyprus, we had not intended to buy a house although we had always browsed estate agents when on holiday. However on this occasion when we told the estate agent what we were looking for, a 3 bedroom house with sea and mountain views and a swimming pool, she said she thought they had the ideal plot. We went to the site and it was amazing the hills/mountains were behind us and the sea was down below as far as you could see and we could hear the sound of the waves lapping onto the shore. The house took two years to build and we were able to design everything we wanted to have.

What makes this house unique

We believe, and everyone who has stayed at the house agrees that it is the perfect location to chill out and have peaceful time looking at the sea. The large upper patio is a great eating out and entertaining space.

Notes on accommodation: The villa has two air-conditioning units to dining/lounge area and air-conditioning in each bedroom. The units also provide heating in winter months. The use of air-conditioning is included within the rental price (you will note other owners charge per unit) all we ask is for guests to be sensitive to the high electricity operating cost. The water system has been upgraded with a pressure pump, double glazed windows with fly screens throughout. There is wi-fi internet access available throughout the house and pool area, an extensive library of DVD's for guests use as well as a large number of books. there is a mini hi-fi with MP3 docking & CD player. Outside: At the upper level, there is a carport to one side of the villa. There is a garden area to the other side which has trees and flowers. A fixed washing line has been installed to the side of the villa. At the swimming pool level there is an established hedge along the length of the pool and sun bed/boule playing area with hibiscus hedge. The hedging provides privacy. Iron and ironing board. Towels (including pool towels) and bedlinen provided. The house is cleaned prior to arrival and supplementary cleaning available but payable separately. A food/drink welcome pack is provided upon arrival.

My husband and I arrived very late and were a bit worried about sundries however; know need to worry! the owners had purchased bread, butter, milk, juice & everything else that was needed what a really lovely gesture, thank you :)

The villa is beautifully located the views are simply stunning, the design is absolutely impeccable so chic and fantastic attention to detail, the villa is spotless and we really appreciated this, the gardens are delightful & the pool is a relaxing beautiful environment the villa has everything one might need, the owners really have thought of everything.

It was such a perfect holiday quiet and tranquil but not too far to walk to enjoy a good day/night out.

We had such a lovely time that we have booked to go back in September!

This is the one

Fabulous villa in we believe one of the best locations in Argaka. We were delighted on arrival and before the end of the holiday had booked it for the following year - we have never done this before in 9 years of holidaying in Cyprus. The villa was immaculately clean on our arrival and proved to be incredibly well resourced with plenty of spare towels, bed linen, and a very well equipped kitchen.

The villa has wonderful views down to the sea and beach which can be reached in a matter of minutes. There is a good variety of eating places locally and some great areas to explore.

Both the owner and Pat the manager proved to be extremely helpful and helped to make our holiday. They encouraged us to enjoy the villa and to treat it as our home whilst we were there. Communication with them was excellent. A joy from start to finish. Thank you.

wonderful holiday, wonderful house

Got home yesterday from a wonderful holiday at this property. We are a family of 4 with 2 young kids (11 and 8). If you are after a quiet location, away from crowds but near enough from shops and restaurants - then this is the place for you. The house has everything you need to self cater, spacious and very clean. 5 min walk from the beach (superb beach cafe/restaurant/bar, small watersports section and free sunbeds/showers) and a couple of really great, relaxed and attentive restaurants - we couldn't find anywhere to beat them. A load more are few miles drive away at Pomos or Latchi which we tried and loved. Great supermarket with everything you need in Polis and a bakery to die for just down the road from the villa. The local community are wonderful and we were made to feel very welcome. The owner was extremely good at answering all my questions quickly, the lady who managed the house in Cyprus was fabulous and I would absolutely recommend this place to all my friends and family if they were looking for a place to get away from the tourists. Will we come here again - definitely

Lovely villa with magnificent views. Clean and tidy with lots of kitchen paraphernalia so a real home from home. This is our second visit and will certainly return!

Lovely Villa and Location

We had a very relaxing 2 weeks in this well appointed villa. Stunning panoramic views from the terrace, gentle stroll down to Santa Barbara for a beach side meal or drink. We have holidayed in the Argaka area several times and would not hesitate to return to the villa.

Spent 1 week at this villa in our favourite region of Cyprus. This modern accommodation was as expected from the description and had everything we could possibly want. We felt it represented excellent value for money, above all the location was near perfect. If its a peaceful relaxing holiday you want and this villa is available to book, then don't hesitate, BOOK. We certainly intend to return.

The beach is approx 5 mins walk from the villa and is a mix of small shingle and sand. At Latchi, approx 15 mins by car, there are sandy beaches. Large stone wave breaks have been constructed along the beach next to marina. The breaks provide enjoyable calm swimming areas in summer with sloping beach. There are male, female public changing cubicles. Beachside restaurant cafe snack bar. There is a large watersport centre in Latchi where you can hire boats to go to the nearby blue lagoon or go on larger glass bottom boats.


Paphos international airport is approx 45 mins by car. Car hire is essential. Contact details for local car rental can be made available.


The nearest main town of Polis is approx 10 mins by car. It has banking, small shops, supermarket, pharmacies and restaurants. The picturesque harbour of Latchi is approx 15 mins by car and has water sports, glass bottom boats, fish restaurants and cafe facilities.The marina has been recently extended. The large Akamas nature reserve and nature trails and Aphrodites bathing pool are approx 20 mins by car.

Further Details:

Within walking distance from the villa there are fish tavernas. Along the coastal road towards Polis there are a number of small supermarkets and an Irish theme pub which hosts entertainment events and TV sports. In Polis there is a large supermarket that has everything you might need. There is also a go-karting facility 5 mins by car. On the coastal road towards Pomos there are also tavernas. The Argaka area is ideally suited for walkers with accessible walking routes to elevated areas providing stunning panoramic views of the mountains and bay. A new ten pin bowling alley has recently opened in nearby Prodromi. In Paphos there is a water sports leisure park and places of archaeological interest around the picturesque port. Cruises to Egypt, Jersulem and other destinations are available from the port of Limmissol approx 90 mins from Paphos.

Changeover days are flexible. Arrival not before 4pm Departure by 10 am however wherever possible we will try to be flexible on request.

Prices are for the property per week in UK Pounds. A supplementary one off payment for cleaning of £20 for 3-4 people and £40 for 5-6 people is payable Minimum rental period is 5 days. For daily rate divide applicable rental period by 7. A 15% deposit requested to secure booking. Deposit non-refundable if cancelled 3 months or less prior to booked start date.
