Villa Iris’ enjoys an elevated position on the picturesque Peyia hillside enjoying views of the Mediterranean Sea and the surrounding countryside. The villa itself is situated in a quiet residential cul-de-sac with gated access which benefits from a feeling of openness with peace and quiet in abundance. The driveway can accommodate 2 cars. There is also a carport. The lovely manicured landscaped gardens with orange, lemon and palm trees and herb garden surround the pool and sun terrace. The village of Peyia is one of the most picturesque and popular villages in the area. It is spread over a large area with the village centre having many good amenities including bars, restaurants, tavernas, a bakery, fishmonger, butchers and various takeaways which also deliver to your villa. Only a 5 minute drive away is the famous Coral Bay resort.

Steve is a credit to you and Sean he was the most polite and helpful person you could ever wish to meet please pass our thanks to him as i didn't have a chance to say good bye he even checked us in online with Cyprus Airways the night prior to our departure

on a more dissappointing subject you seem to be booked up solid for next year if someone dose cancel in July/august please let me know as we will be returning next year again for our summer holidays

Just to let you know we have had a fantastic holiday. Your villa is amazing and none of us wanted to come home after a week. We were hoping for the ash cloud to reappear so that we could stay a bit longer The kids loved the pool and spent most of their time in it.

Great villa

Just got back from Villa Iris, Peyia Cyprus. We arrived on the 20/8/14, and stayed until 3/9/14. the instructions and directions we received from the owners, Sean and Sarah, were exact and guided us directly to the front door of Villa Iris, one of the great things about this villa is the helpful management team, Andy who lives two doors away in this cul de sac of five villas, was a great help during our stay and nothing was to much for him or his wife. Which is very good for someone, on say a first villa holiday, It was a great villa, that had every amenity that you could ask for, bright and airy and spotlessly clean inside and out, the large pool with its crystal clear filtered water was a godsend on those days when the temperatures reached 48 (too hot jump in your own pool, from a sun lounger that you haven't had to search for) great and our time in the villa was spent mostly either lying at the side or in the pool..

We have rented villas in cyprus a couple of times and Villa Iris is exactly how you see it in the photos.

Peyia is a short drive to Pathos where you will find a bustling port resort, Pampos near the castle for boat hire believe me there is no better guy! Pathos water sports for Jet ski hire,

Chris for buggy hire in Pathos centre opposite Daphne apartments, and the famous waterfront Tea for two cafe for breakfast, or snacks Lemon meringue a must!!!

Most locals shop at Papandroniuo supermarket , Coral bay, Latchi, Polis are all a short drive away.

We would recommend Villa Iris to anyone, car hire we feel is essential in the high temperatures, but if it's complete relaxation in luxury and silence that your after then this is the place for you to book

Paphos, UNESCO world heritage site, is the ancient capital of Cyprus and former fishing port the often accredited as the birthplace of Aphrodite. The ancient sites and archaeology preserve this noble past and the harbour area builds on this, mixing old and new, to provide a perfect holiday destination in the sun.


Coral bays award winning blue flag beach is only 5 mins away by car. It has wonderful fine white sand and turquoise sea and caters for all you water sport requirements. It has 2 beach bar cafes catering for light lunches, drinks and ice creams. There are plenty of sun loungers with umbrellas which are rented for a moderate fee.


Paphos airport is approx 30 mins from the villa by car. Renting a car is the easiest way of getting around. Driving is on the same side of the road as England and the roads are generally good and signs are in English as well as Greek.


The village of Peyia is one of the most picturesque and popular villages in the area. It is only 1.5km away and has very good amenities. Paphos main town is 20 mins away where there is also a marina. Places of interest in the area include Paphos Bird Park, Reptile Park, horse riding, Akamas Peninsular and Lara Bay which is a famous breeding ground for turtles. Also hiking, walking, buggy safaris, 4x4 safaris, sea caves area, sailing, water parks and ancient sites such a The Tombs of the Kings.

If you want to get out and explore some fantastic scenery take a trip to the Akamas Peninsula,Polis or the Troodos Mountains. The Akamas is an untouched part of Cyprus with unspoilt coastline and is a traditional seaside location. Troodos is of course the main mountain range in Cyprus. Paphos combines ancient history with a cosmopolitan modern tourist resort. The area by the coast is Kato Paphos and boasts a pretty little harbour and plenty of open air cafes and bars. Legend says that she emerged from the sea at Aphrodite's Rock.

A non-refundable deposit of £200 will be required to secure your booking. The final balance will be due 60 days before holiday starts. A damage deposit of £200 is required with payment of the balance which is refundable providing no damage has occured.

Changeover Day:
Changeover days are flexible. Generally these will be Wednesday or Saturday. Clients are required to vacate the property by 11.00am unless prior arrangements has been made. Arrival time is 15.00hrs unless prior arrangement has been made.

  • Notes on accommodation: Remote control air con/heating is available throughout the villa and ceiling fans have been installed in the lounge, dining area and all the bedrooms.All windows and patio doors have sliding blinds to keep the interior cool. All Patio doors have additional locks for security and some with fly screens. Additional features of the villa include a large flatscreen TV, DVD, CD which has a usb port to plug in your MP3/iPod player so you can listen to your own collection of tunes, security safe in the master bedroom for important documents and coded key safe outside the front door. The villas water supply has a pressured system and the hot water is heated by solar panels on the roof. However there is a back up immersion heater in case of increased demand. In the kitchen there is a supply of fresh drinking water. Smoking is not permitted inside the villa however smoking is allowed on the patios and garden. For winter letting ring us for up to date facilities such as heating etc. Outside: The private swimming pool with mosaic tiling is heated by the sun and is 9x4m wide. It has roman steps with hand rail for easy access and safety for small children and the elderly. This is unique in the Rental market and at no extra cost. There is also a pool shower to cool you down.The outside can be fully illuminated at night with bollards around the pool, solar lights and a underwater light for late swimming. The outside terrace is large enough to accomodate 6 modern sun loungers and has 2 sun umbrella's and cocktail tables to relax and sunbathe and a large patio table with 6 chairs for dining out alfresco. The garden is landscaped with orange, lemon and palm trees and a herb garden which provide wonderful colours and aromas all the year round.Next to the villa is a valley with an oronge plantation and if you ask nicely you normally can get a bag of oronges to make your own fresh oronge juice. There is a gas barbecue on the patio area which comes with a full set of utensils. Cleaning / Towels / Linen / Maid service: All linen and bath towels are provided. Swimming pool cleaned twice a week for cleanliness and hygiene. Gardens maintained. Mid term clean is availiable if staying more than 2 weeks at extra cost Other: All the bedrooms have black out blinds to block the bright morning sunshine. New ceiling fans fitted in all 3 bedrooms.
