Villa in Fitou, Aude, France - Home away from Home in Renowned Wine Village near the Sea

Please note - we will not be letting the villa from 1st January, 2018 onwards.

Modern 4-bedroom luxury villa with central air-conditioning/reverse heating in all rooms. Sleeps up to 11 adults, with two bathrooms, two cloakrooms, very large living area, fully equipped kitchen, balcony, private pool and decked area. Situated in Fitou, wine-making village with restaurants, wine caves/tastings, small supermarket, and delicatessen. Very conveniently located for the sandy Mediterranean beaches, sea lagoons, Cathar castles, the Pyrenees and northern Spain.

About Caroline Moyes Matheou

We are British but are currently living in New York City where my husband works as a lawyer. We bought the villa in 2006 (it became ours in 2007) after a couple of wonderful family holidays in Fitou with our four sons. We all enjoy history and this combined with sun, great food and good wine makes Fitou perfect. My husband is a keen windsurfer and having the lagoons with easy reach is fantastic. We both also enjoy music of all genres, and have attended marvellous concerts through the Pablo Casals Festival in Prades, and free concerts in Fitou and neighbouring villages. In recent years we have heard such diverse music as a scat band, a female a cappella band singing in the Occitan language, chamber orchestras and jazz flamenco.

We all enjoy cooking and one of our joys is to visit local markets, whether in Leucate or Les Halles in Narbonne, and specialist food shops. Even the supermarkets seem more exotic when you're not at home. We try to go with no particular goal in mind, and to be inspired by what we find. We would recommend that you try the local goats cheeses and olives - yummmm! Equally we enjoy eating out and much enjoy the local restaurants in Fitou as well as further afield in Narbonne, Fontjoncouse or Carcassonne, for example. With the food we love drinking the full-bodied reds or the lighter whites and roses of the region, and are now accustomed to drinking chilled sweet wines as aperitifs, something that seemed quite strange to us at first! The photo above was taken at the Fete de Fitou in 2014 when all the local wine-makers gather together to provide tastings against a background of entertainment.

Most of us enjoy rugby union and have been to see USAP play in Perpignan. We've also been to Perpignan to see the Catalan Dragons play rugby league. This is a very strong rugby area, and we've had many spirited discussions with our neighbours about the various possible outcomes of the Six Nations!

Why Caroline Moyes Matheou chose Narbonne area

We first visited the Languedoc in 1984 after reading Holy Blood, Holy Grail - we both love history and wanted to visit the Cathar castles and Rennes le Chateau as mentioned in that book. On that occasion we stayed in Gruissan, near Narbonne. When we returned to the UK from living abroad, we spent many family holidays in France and finally returned to the Languedoc in 2004, this time to Fit - we immediately loved the village and the area. The following year we were unable to rent a property in Fitou itself and so stayed in Cers, near Beziers, which only confirmed our belief that Fitou was the place for us. Having stayed in the village in 2004 we had a very clear idea about the type of property we wanted and where it had to be. In 2006, we returned with a definite plan to buy, and bought our villa. As we turned into the road to go to our rented villa, I spotted a for sale sign on the villa opposite. Later when I talked to our estate agent, I realised that I had already asked him many questions about this particular villa when I had seen it on-line. The vagaries of rules when selling/buying properties in France had meant that I had never known its actual address. When I walked inside, I knew that the large living space was perfect for us, and we immediately made an offer to buy it. I still feel an enormous sense of peace and happiness when I walk through the front door, and I hope you will too.

What makes this villa unique

We knew that we wanted convenience with our property and chose to live in a very specific part of Fitou. We love the maisons de village in the main village but wanted a swimming pool, and, having stayed in a new development in 2004, we knew that we were quite happy to have a restricted view of the lagoons in order to have the convenience of an easy stroll to and from the village. We chose this house because it has a very large living/dining area together with four double bedrooms with a lot of storage space - very necessary with four sons! I wanted to make sure that we could invite friends to stay and always have plenty of room at the table, or outside, or indeed simply to sit and talk.

The road is quiet and the neighbours have been welcoming and friendly. We didn't want a garden that requires a lot of maintenance, but I love the olive trees and the oleanders - two things that have never grown successfully in our London garden!

Notes on accommodation: There are steps down from the decked area to the pool area - very small children would need to be supervised. Pool has safety cover. Please note that this is a non-smoking villa. The villa also has two cots and two high chairs available. Outside: Private 8m x 4m swimming pool with safety cover (for sole use of guests). 2 decked areas, 1 next to pool with loungers provided; the other outside the kitchen with sun awning and umbrella, table with 8 chairs (can seat 10), and seating and small table. Small table and 2 chairs on the balcony outside bedroom 1. Secure parking for up to 3 cars, and extra parking on the road. Spacious garage with inflatable lilos/toys for pool and body boards for guests' use. Utility Room: Washing machine/tumble dryer, iron and ironing board and clothes dryer in utility room. There is also a rotary dryer. Cleaning / Towels / Linen / Maid service: Linen and towels supplied (not beach towels). Property cleaned after each let. Linen and towels changed weekly. For stays of over a week, there is a change of linen and towels. Other: Two cots and two high chairs available. Two decking areas, one with another dining table with retractable awning, and armchairs. Sun loungers next to pool. Barbecue. Private parking.

Stylish comfortable villa in a beautiful part of france

We had a fantastic experience staying in this lovely villa. Ian met us on arrival and gave some helpful info about the area. The villa is very comfortable, nicely decorated and more than adequately equipped with everything we needed for a great week including things you often have to buy like herbs&spices, oils & vinegar and beach & pool equipment. Great wifi and loads of charging points including uk adaptors. Dvd player with loads of dvd's and boardgames

The local area is lovely. Great beaches (bit windy when we were there leading to some sandblasting). Loads of local wine caves. Boulangerie and Spar in walking distance. Carrefour & beaches 15 min drive

We ate in The Moulin (food lovely, owner a bit resistant to altering menu for kids. No mayonaise allowed with frites!) Domaine de l'Epicurien (lovely meal & service). Le Relais St Roche Routier (terrible) and another Routier on other side of traffic lights (lovely meal, v good value, great friends service)

Altogether a fantastic weekend. Thanks for letting us use your lovely home

This is a wonderfully spacious villa and everything is as described, if not better. It is situated in the lower part of the village on a quiet road with little traffic. The views across the étang are delightful and on a clear day you can see the Pyrenees too. Fitou is ideally situated for wine-tasting and it boasts some excellent restaurants - 'Le Toit Vert' being a particular favourite of ours. The cities of Perpignan and Narbonne are relatively close and well worth a visit. Trips up into the mountains are always worth the 30/40 minute drive and the scenery is spectacular. On the other side of the étang is the beautiful village of Leucate which boasts the best oysters in the area. There is a lovely local market there on Tuesdays and Fridays with superb local fare. A coffee in the square in Leucate is always a treat and 'La Perle Marine' is worth a visit. The beach is about ten minutes drive at Leucate Plage and is clean and safety is paramount with beach guards posted at regular intervals.

The property is clean, well maintained and stylishly furnished. We are both avid cooks and the open-plan nature of the living area and kitchen provides excellent opportunity to cook and be social at the same time. There is also a local English couple who manage the day-to-day running of the place and the pool is maintained on a weekly basis. In fact, he came to open it during our first few days and whilst we had very good weather in April, it wasn't quite hot enough to tempt us in! It will be a must in the hot summer months though! I have been delighted by the standard of personal care from both the owners and the manager.

I would warmly recommend this spacious accommodation to anyone.

Delightful property in a perfect location

This house is beautifully spacious and airy and very tastefully decorated. We enjoy cooking and so were pleased to find that the kitchen was well-equipped, and that on the terrace outside the sliding glass doors there was a large granite table perfect for outdoor meals. The property was clean and well maintained including the lovely swimming pool which was a pleasure to use in the hot weather. The air conditioning was fast and effective when needed which was a huge plus. It was wonderful to be just 50 yards from a fabulous cave called Champ des Soeurs where we bought our wine for the holiday (and to take home!), and just a five minute walk from a friendly and relaxed restaurant called Le Moulin. Fitou is a great base from which to explore the region. We loved Collioure, Sete and Meze in particular. Indeed we enjoyed staying in this lovely house so much that we are returning this year!

Loved my stay. Very spacious villa, providing everything we could possibly need to make our holiday amazing!

The villa’s in a very quiet town but only a short drive away from the bigger cities with all the tourist attractions and the beach is near too. The center of Fitou’s just a short walk away which was very convenient for visiting the wine festival. The deck was perfect for when we decided to eat in and it was great we had a view of the ocean in the distance.

listing description was informative and accurate and the villa in and outside were all very clean and well maintained. The owner was very friendly and helpful in answering all our questions.

If I were to go back to Fitou, I would definitely want to stay here again.

Une maison tres confortable et très agréable

Belle villa très bien équipée

Vraiment très bonne semaine dans une belle villa moderne joliement décorée et très bien équipée.. toutes les pièces sont spacieuses et lumineuses.. suffisamment d'eau chaude pour 10 douches par jour !! Le quartier est très calme et une supérette ultra bien fournie est à 1 min à pieds.. seulement 10 min de voiture pour se baigner dans la mer ou visiter un château.. un gros classeur des visites à faire nous attendait sur la table en plus d' un joli cadeau de bienvenue.. objectivement, aucun point négatif à formuler !

This area is fantastic for wind-surfing and kite-surfing. There are shallow salt-water lagoons for the learners to experts, and World Cup standard on the Mediterrranean itself.

For the wine lover, Fitou is a renowned red-wine appellation with many wine-makers in the village. The Corbieres, Cotes du Roussillon, Banyuls, Maury and Muscat de Rivesaltes appellations are short drives away.


The nearest Mediterranean beaches are La Franqui and Leucate which are 10 mins drive away. There are beaches on the sea lagoons which are also 10 mins drive away. Slightly further afield are the Roussillon beaches of Barcares and Argeles (25 mins), and Banyuls and Collioure (35 mins). There is good windsurfing, kitesurfing and sailing at La Franqui and Leucate, and waterskiing at Port Barcares.


The villa is 10 mins drive from the A9 (La Languedocienne). The nearest airports are Perpignan (15 mins), Carcassone (40 mins), Montpellier (1 hour), Girona (1 hour), Toulouse (1.5 hours) and Barcelona (2 hours).


It is a 10 minute walk into historic Fitou village. The nearest large towns are Perpignan (20 mins) and Narbonne (25 mins). Carcassonne is 40 mins away, Toulouse 1.5 hours and Barcelona 2 hours.

Further Details:

Fitou has a small supermarket which is two mins walk from the villa, a cafe/bar, a bakery (both about 10 mins walk) and a selection of very good restaurants. There are many wine producers and sellers in the village and surrounding area, most of whom provide tastings and direct sales. An award-winning cave is 2 mins walk away. The nearest hypermarket is a 15 mins drive in Perpignan, although there is a wide choice of hypermarkets in both Perpignan and Narbonne. The area heaves with history and don't-miss trips include Carcassonne (UNESCO World Heritage Site), the Cathar castles (Queribus, Puylaurens, Montsegur, Peyrepetuse, Puivert), Salses-le-Chateau, Narbonne (Roman capital of the Languedoc), Perpignan (capital of French Catalonia) and, slightly further afield, Toulouse. There is a huge choice of beach towns from Gruissan (near Narbonne) stretching down to Collioure on the Spanish border. The Little Yellow Train takes passengers into the Pyrenees, where you can enjoy fantastic views and medieval towns like Villefranche-de-Conflent. For the more adventurous, you can climb Canigou, the Pyrennean mountain sacred to the Catalans, or cycle alongside the Canal du Midi or Canal de la Robine. Cross the border into Spain and visit the Dali Museum at Figueres (45 mins drive) or Barcelona (2 hours by car). Windsurfing, sailing and kite surfing at Leucate, waterskiing at Port Barcares, diving facilities at Collioure and go-karting at Claira/Perpignan.
