About the property

3 bedrooms in quiet village in heart of Umbria

At nearly 2,000ft above sea level, Casa Preggio enjoys breathtaking views across the Niccone Valley. This 15th century house was built into the hilltop village's perimeter walls with its front door near to the village square and its garden and living rooms facing outwards towards the valley. The house is very tastefully furnished internally whilst retaining its traditional features. The village of Preggio boasts a delightful restaurant called La Castagna, serving Umbrian delicacies, a cafe/bar and delicatessan.The surrounding area has a wealth of fascinating places to visit including the ancient towns of Perugia, Cortona, Gubbio, Montone, Castel Rigone, Assisi, Sienna and slightly further afield, Florence, Pisa and Rome, all easily reached either by car or train for a day trip. Lake Trasimeno is 40 mins away. There are many wonderful places to eat nearby, ranging from local agriturisimos to pizzerias and local restaurants.

Why Tricia Burgess chose Citta di Castello area

When my husband and I first saw this property we fell in love with it straightaway! The view from the terrace is spectacular and we were told the sunsets were magnificent (and they are!). We offered the asking price (something my husband has never done before!) as there was stiff competition from other buyers, and it was accepted. We completed in July 2007 and went out to buy new furniture and fittings.

Sadly my husband passed away in December 2012 but I will continue to visit this wonderful place as it is so peaceful with many happy memories.

What makes this house unique

Preggio is a very small sleepy hilltop village. Although Preggio is fairly remote, it is near to many local attractions so you get the best of both worlds - peace and quiet when you want it and historic sightseeing when you want to explore Italian culture.

The small swimming pool on the terrace is a wonderful bonus when the weather is particularly hot and it is lovely to cool off after a day of sunbathing or sightseeing.

Notes on accommodation: Central heating and wood burning stove in dining room. Bedrooms are arranged on 2 floors, with the main bedroom and bathroom on first floor and the second and third bedrooms on the second floor. The third bedroom is very small, mainly suitable for children or very friendly adults! Stairs are narrow. Families with small children should be aware of this. Outside: Large terrace with private swimming pool 3m x 5m with constant depth of 1.2m. Outside table with 6 chairs under shady vine covered pergola together with plenty of space for sun loungers. The terrace, which is surrounded by wrought iron fencing for safety, is highly suitable for al fresco dining, and enjoys an elevated position to provide outstanding views of the surrounding countryside and filled with terracotta pots providing a glorious display of colourful plants. Outside shower. Gas fired barbecue. Utility Room: Large utility room with upright fridge/freezer, washing machine and dishwasher. Cleaning / Towels / Linen / Maid service: Towels/linen included, changed on a weekly basis if required. Property cleaned weekly. Local housekeeper is happy to cook meals with prior advance notice.
