3 bedroom converted farmhouse in secluded position on wooded hillside with stunning view over valley. Swimming pool and large garden. House is reached by its own private 'white' road (0.7km) through the woods and is a haven of peace and tranquility. Wonderful place to relax and forget the pressures of everyday life. Also a good place from which to visit superb towns, such as Assisi, Gubbio, Arezzo, Sansepolcro, Citta di Castello and Perugia

Outside: Large garden surrounded by woodland. Large (12 metre) pool with lights. 4 sun loungers and ample sitting area around pool. Utility Room: Utility room contains washing machine and tumble dryer. It doubles as shower room with basin and wc. Cleaning / Towels / Linen / Maid service: Bedlinen and towels for up to 6 people can be provided. Property is cleaned and linen washed when there is a changeover of guests. Other: First floor landing (ie former entrance hall) contains large fireplace and ample sitting area.

Stunning private farmhouse with large pool

Rancione is an excellent base from which to explore Eastern Tuscany (Cortona etc) and Western Umbria (Lago Trasimeno, Assisi, Gubbio etc). We were also able to do a short city break with kids to Rome from here (get the train from Foligno for a good direct service at less than E10 per adult each way).

Rancione itself is stunning, a tastefully renovated 3 bed stone farmhouse with exposed beams over 3 floors, with large private pool (ideal for families beyond toddler age, or adults of course), and beautiful views across the valley towards Petrelle. San Leo Bastia is in the valley behind, and has basic amenities, two bars with little shops, one of which is also a friendly, popular and very good pizzeria (Bar Bucci), but the Conad in Trestina is best for your big food and wine shops. Access is not for the faint-hearted (up winding dirt tracks), but follow the (good) instructions and you will be fine, with easier access from the Petrelle side once you have familiarised yourself.

The reward is complete privacy and tranquility amidst the beautiful wooded hillsides. The outdoor area is great for BBQs (just take plenty of insect repellent), while the kitchen is well equipped for cooking, with large fridge freezer and dishwasher. The wifi is efficient, and we managed to get Sky News on the telly. The beds (a double, a twin and and a single, with extra space / bed for someone on the landing) are surprisingly comfortable, and there are ample bathroom facilities (two en suites and a third loo and shower on the ground floor which also houses the washing machine).

All in all, a genuinely lovely place, and we hope to return one day – the photographs on the website do not do it justice!

A great place to truly get away from it all

The house Rancione is located in a wonderful rural location with real peace, quiet and nature around. There are no immediate neighbors and the house really sits in the middle of the forest. The pool is quite big and the surrounding terrace has spectacular views of the valley below and soaks up the sun from early morning until early evening but with some shading from the big trees.

The house is well equipped and had everything we needed for a relaxing holiday: well equipped kitchen with a good fridge and dishwasher, the beds are really good quality, the book shelf has a nice selection of guidebooks and maps for the area, there’s even DVD for a rainy day. The top floor does get quite hot but there is a fan and the downstairs remained cool throughout our visit.

As the house is in the rural parts, a car is needed. The local services within a short ride are more than adequate with great restaurants in every direction and so many places to visit from mountain top villages to the Lake Trasimento nearby.

The flexibility, guidance and information provided by the owners before our trip were top quality and really covered all we needed to know, both on the house and the area.

Pure Tranquillity

We have just returned from Rancione, it was our second visit, we thoroughly enjoyed it again, it is a very comfortable and convenient villa, well equipped and in a beautiful setting, there are fantastic views over the hills,and an excellent swimming pool.

It is in a wonderful situation far from "the madding crowd"!

It is lovely to sit on the patio in the evening and watch the fireflies.

There are supermarkets nearby and good restaurants, and in the village of Leo Bastia a great little taverna which serve good basic food and is family run and is great fun.

Also there are some good walks only 5 minutes by car from the villa.

We hope to visit again.
