Villa Rosa is situated in peaceful surroundings away from the busy Kalamar Road and the bustle of Kalkan town centre. The spacious accommodation is comfortably furnished to a high standard. Both bedrooms open out to a balcony with superb views across Kalkan bay and the mountains beyond. Hot water is provided by the roof top solar panels. The villa has its own private pool which is 6m x 4m with steps at one corner for easy access and a constant depth of 1.8m. Around the pool is a large terrace with sun loungers, parasols and table and chairs for alfresco dining, and a comfortable settee for relaxing. The pool has under water lighting and there is lighting around the terrace. To one side of the villa is a Mediterranean garden. The large roof terrace has a BBQ, table and chairs for roof top dining and two ottoman settees to relax and enjoy the stunning views over the blue Mediterranean and mountains. If you wish to hire a car, private parking is adjacent to the villa. Free Wi-fi.

We fell in love with Kalkan on our first visit, and bought Villa Rosa on our second, having recently retired. We wanted a place for future holidays, to enjoy everything that Kalkan has to offer. We have had our villa now for over 10 years, and have enjoyed making it our second home. We had a busy working life, and we have found that Villa Rosa offers us peace and quiet, and a wonderful opportunity for relaxation. Having run a Bed and Breakfast in Dorset for many years, we realised how much guests enjoyed homely and comfortable accommodation.

Villa Rosa - Kalkan

We have just returned from Villa Rosa, our 2 week annual holiday. It is our 4th year at the Villa and we have enjoyed it year on year.

The Villa is superbly situated with extensive, uninhibited views across the bay of Kalkan. It is within easy walking distance of the town.

The accommodation is very comfortable, with fantastic outdoor space and beautiful pool.

We would not hesitate recommending the Villa and Kalkan is just amazing, the only worry you have is which of the many, many restaurants to choose for your evening meal!

Lovely villa to stay in a beautiful town.

The villa is lovely, with lots of thoughtful little touches. A real home from home. The pool and outside terrace are a particularly lovely place to spend time. Kalkan is a beautiful little town, with lots to do and some lovely restaurants.I'm sure we'll be back!

Fantastic villa and location

The villa was all ready for us on arrival. We were met by Mehmet who looks after the property. He showed us in and gave us some local info which was a great start. The villa was immaculately clean and well equipped with everything we needed. We even had a mid stay clean and linen change as we stayed two weeks. Everything was well maintained inside and out, someone came daily to clean the pool area and water the plants. Mehmet also visited frequently and helped us out with local info when needed.

The pool area was perfect with plenty of space for the sun loungers and a nice table and chairs. The pool was great and the children spent most of the holiday in it. We enjoyed a few evenings on the roof terrace, amazing evening views of Kalkan.

We enjoyed walking to the town, easy to walk back or get a cheap taxi in the evenings. There are many fantastic restaurants and bars, everyone is so welcoming and friendly. We particularly enjoyed the Fenner cafe right on the port. It seemed good value for its location and was great people watching.

We enjoyed a boat trip on Yildiz 2. Lots of swimming from the boat, a visit inside a bat cave and amazing food. Highly recommended. Also visited a couple of the beach parks using the free boat services from the port. The water trampoline at Palm Beach was a favourite. The local market was great too, we especially enjoyed the pancake house half way along the market for a late morning snack.

We look forward to visiting again and would highly recommend Villa Rosa!

Villa Rosa offers you everything you need from a sun holiday. It is in a perfect location just short walk away from the town to allow peace and quiet. When we arrived we were treated to a welcome pack which included a bottle of wine!! It was spotless and seemed more like a home than a holiday villa. All the little touches add to the holiday and make it a very comfortable and happy stay. Everything is catered for but if not Mehmet (who look after the villa) is a star and will always be on hand for any needs. Plenty to see and do in Kalkan with some wonderful restaurants, again all within walking distances. A boat trip is also a must! I would recommend staying at Villa Rosa to my family, as long as they don't steal our space as I am sure we will be returning!

Activity and Interests

Nearest Airport : Dalaman at 120 Kilometres Nearest Beach : Kalkan at 2 Kilometres


The beach at Kalkan is 10 minutes walk from the villa. This is a pebbly beach with loungers and parasols to hire, and has a beach cafe. The superb sandy Patara beach is a 25 minutes drive from the villa and is one of the longest and finest beaches in Turkey and is home to a colony of turtles at egg laying time. The small Kaputas sandy beach is a 15 minute drive from the villa. The latter two are both accessible on the local Dolmus (bus).


Dalaman is the nearest airport and approximately 1 hour 40 minutes from the villa. Antalya is approximately 3 hours away. Airport transfers to either airport in air conditioned taxi or mini bus can be arranged. The fare from Dalaman is £110 return for the taxi (2/3 people plus luggage) or £150 return for the minibus (4 people or more plus luggage). This can be paid in sterling to Mehmet on arrival at the villa.


Kalkan village and beach are a 10 minute walk from the villa. Kalkan market on a Thursday is not to be missed and is barely 5 minutes walk away. Kas is a 30 minutes Dolmus ride away and Fethiye is an hour away on the Dolmus or by car. Shops and restaurants are a 10 minute walk and the harbour is a 15 minute walk. Taxis are always available. Trout farm restaurants ( up in the mountains) are a must, and are about a 20 minute drive from the villa.

Our English speaking agent Mehmet will be available every day to give any assistance or information that you may need to make the most of your holiday, including local knowledge and details of car hire, boat trips and the many day trips available. The old town of Kalkan with its cobbled streets and old balconied houses hung with bougainvillea combines the ambience of its past with sophisticated roof top restaurants adorned with white linen. Eclectic and interesting small shops specialising in leather,silver and hand made clothes add to its charm. In the day, Kalkan is a place to sit at a cafe or bar and watch the world go by, meander around the town or relax at the beach or harbour side. At night, the town takes on a warm orange glow from the lights of over a hundred restaurants. Kalkan has several banks, a post office and several supermarkets all within easy walking distance of the villa.

A £100 deposit is required at the time of booking which is non returnable if you should cancel for any reason, with the balance payable 6 weeks before the commencement of your holiday. This is a Monday to tie in with most flights from the UK. Other days would be considered where possible out of the July and August peak season. Arrival/departures during unsociable hours can usually be accommodated.

Prices are for the property per week and include all utilities, and a welcome pack. Payment to Mrs J M Howes by UK Bank Cheque or Bank Transfer. Please do not make a payment without telephoning the owner.

Both have wardrobes, dressing and bedside tables, and open on to the balcony overlooking the pool, garden and Mediterranean.

  • Notes on accommodation: All rooms have full air conditioning/heating and insect screens on windows and doors. All bed linen and towels are provided but please bring your own beach towels. The pool has steps in one corner for easy access but the remainder is 1.8 m deep and therefore may not be suitable for very young children. A welcome pack of essential food and wine awaits you on your arrival. This is a non smoking villa. Smoke detectors are fitted on the ground floor and the stairwell for your safety. Off the living area we have now enclosed a small room that overlooks the pool terrace which has an Ottoman settee and can convert into a double bed if required. This makes a pleasant room to relax in if the weather is not so good while still enjoying the view. We have tried to provide comfortable accommodation in our lovely villa and hope you will find your stay an enjoyable one. Outside: The pool is 6m x 4m and is 1.8 metres deep with entry steps at one corner for easy access and is a private pool and not shared. We have recently extended the pool terrace to create a larger alfresco dining and sitting area in which to enjoy the late sun and magnificent views across the mountains and the blue Mediterranean. There are five adjustable sun loungers and cushions, three parasols and a dining table, six chairs and settee. There is a small portable BBQ for use on the pool terrace, and a larger brick BBQ, dining table and chairs and two Ottoman settees on the roof terrace. BBQ tools are provided. The lush Mediterranean garden is located at the side of the villa. There is car parking adjacent to the villa. Utility Room: The washing machine is located in the first floor bathroom. A drying rack is provided as well a washing line on the roof, and ironing board and an iron. Cleaning / Towels / Linen / Maid service: A cleaning service is included with a linen and towel change once a week and the pool, terrace and garden maintained daily. All this provided by our friend Mehmet and his wife Arifa. There are towelling sun bed covers. Please bring your own beach towels. Other: Roof terrace with BBQ, table and chairs and Ottoman style settees, for relaxing with evening drink. We have a pool side room with open views and settee which can be converted into extra accommodation if needed. There is Wi-fi access available on request.
