About the property

This property can sleep up to 10 people with lovely views, free fibre WiFi access & only 5 minutes from Burriana Beach.

The villa is available for up to 6 people throughout the year at the rates quoted, with the exception of the months of July and August when the prices reflect the rate for an occupancy of up to10 people for the villa and apartment.

Outside of July and August the separate self contained apartment is available that will sleep up to an additional four people, and if this is required there is a 35% surcharge to the prices quoted. The two bedroom apartment can only be rented in conjunction with the villa and will not be rented out separately if not required.

Built to a luxury specification, this 3/5 bed property has lovely views to mountains and down to the sea. It is situated on the favoured east side of town – a quiet residential area - just 5 minutes walk from the beautiful Burriana Beach (blue flag), and 15 minutes walk to the town centre with lots of quaint streets and terrific choice of restaurants and bars. The villa has been designed to take advantage of its south-westerly aspect with good sized terraces on four levels – the roof with sun beds, a table and 4 chairs, and panoramic views of the entire area, the living area terrace (with large table and six chairs for alfresco dining), bedroom terraces, and the pool area (with 10 sun-beds, 2 umbrellas and small side tables).

This recently extended pool area now has shaded terrace with kitchenette, gas BBQ & bathroom facilities. The 6.5 x 3.5m pool can be heated for £65 per week. The Hot Tub (spa) is situated in the shaded area and is available heated to 36 degrees for £40 per week.

The lounge is modern and very spacious with air conditioning and a 50" Smart TV, showing all UK channels through the fibre-optic broadband, with also a Sky box which includes Sky Sports, etc.

There are 2 x double sized patio doors leading onto a large terrace with table & 6 chairs and retractable sun awning.

There us also a fully fitted gymnasium for your use.

There is a separate apartment that sleeps up to 4 people, which is available only to renters of Villa Miramar and comprises of: 2 bedrooms (one with king sized bed and one with twin beds), lounge, kitchen area and a shower room/wc. The lounge has seating for 4 and there is a 40 inch Smart TV showing all UK channels through the fibre-optic broadband. The kitchen is well fitted out with breakfast bar and 4 stools. The apartment has ceiling fans to lounge and bedrooms and has air conditioning throughout.

In July & August the cost reflects the full occupancy rate for 10 people. However, should there be less than 10 people in a reservation, the rate will remain the same and is non-negotiable.

If the apartment is required .out of high season, (i.e. not in July & August), there will be 35% surcharge on the normal villa rate.

Underfloor heating throughout the house in the winter months. Because of the multi-level terraces and marble staircase, we advise care to be taken by families with very young children. We do not accept bookings for stag/hen parties. Outside: The villa has good sized terraces on 4 levels providing shade as required. The living area terrace has a retractable awning, dining table and 6 chairs. The enlarged pool area has ample sunbeds, umbrellas and side tables, as well as a kitchenette and bathroom/wc. The roof terrace has a table, 4 chairs. and two sun-beds. For morning sun, there is a breakfast area to the front of the property with a beautiful pergola planted with bougainvillea. Utility Room: The cloakroom includes a washing machine. Cleaning / Towels / Linen: Bath towels and bedlinen are all supplied within the rental, providing sufficient quantities for your party numbers. For stays of more than one week, fresh linen and towels will be replaced weekly. Beach towels are available to hire for 5 Euros each per stay from Chris & Ann Burns.

Positive experience overall

The villa was very much as advertised. Spacious and well maintained with all the mod cons you could wish for. The heated pool was great and the outdoor jacuzzi a real treat. Negatives were few and didn't detract from the overall experience, i.e., access to the pool and separate apartment is via the bedrooms in the main house or a side gate. This can be a little inconvenient. The walk to the beach is short but, as others have observed, you need to be fit to walk back up the steep hill. The gym is impressive and well epuipped but we didn't use it and didn't see much need for it. The pool and the steep hill were more than enough for us! Your own transport is a major help if you have kids or elderly in your group. If you are happy to just chill out and go no further than 'The Balcon' you could get by using taxis which are quite cheap.

Would we recommend this accommodation? Absolutely!

Lovely, well-equipped villa, in convenient location

The villa works well for families or groups of friends. You enter on the top floor (with the living area & kitchen) then work your way down to the bedrooms, pool (& hot tub), then separate apartment & gym. As well as the main kitchen, there is a small kitchen area by the pool (for BBQ'ing) and a kitchen in the apartment. The kitchen is pretty well-equipped, and there are some basics there (salt, pepper, sugar, oil, vinegar, cloths, tea towels, dishwasher tablets, washing liquid, etc) so you don't really need to take anything with you. We did order a welcome pack (since we had children & a diabetic) but there are food shops open every day until 10pm (in high season at least), so you could manage without. There are 3 bathrooms & 5 toilets in total, so you don't have to share between too many!

The property is managed by Chris & Ann who were extremely helpful and responsive, both prior to our stay, and during the week. Everything was kept clean and well-maintained. The apartment and gym are brand new this year (although the gym equipment is not new, it's fine for the purpose - my husband used it every day).

We travelled with a 2-year old & a 4-year old; in general, this was fine - we hired a cot/high chair, there are safety gates on most of the steps, and there were buckets & spades, inflatables for the pool, etc. The pool has steps in and gradually slopes, so it is possible for kids to paddle a little at the shallow end. However, the villa is technically over 6 floors (including the roof) and we did have to watch the 2-year old quite carefully (he's rather adventurous!), so it's probably more suited to school-age children & above.

Walking to the beach was pretty quick - probably about 5 minutes - and there were some nice restaurants along the front. Walking back took longer (up hill!) but if you took it slowly was doable. We also walked into the centre of Nerja a couple of times - probably took an hour (or longer) with the kids, but only 20 mins with adults - there was one hilly bit, but then the rest was fine.

We had a lovely holiday and would definitely recommend this villa.

Home from Home with added Luxury

This is our 3rd visit to Linda and Alan's fabulous place and its been amazing to see the place change over the years. The addition of the self contained 2 bed apartment (under the pool) meant that additional members of our family could join us without it feeling cramped.

The pool area, which has been extended, is very spacious with good quality sun loungers and parasols to provide shade. The pool side kitchen is really useful for keeping much needed drinks ice cold and its great to have a bathroom down there to avoid having to trail back into the house. My boys loved the poolside hot tub, especially in the evenings when the tub lights up!

All of the bedrooms are equipped with air con units which makes for a comfortable nights sleep for everyone and the beds and linen are all of high quality.

The brand new kitchen has everything you need to make a 3 course meal or just a snack and with a great value new Mercadona open within walking distance, we found ourselves cooking quite a fe meals and enjoying chilled out family dining on the terrace.

And finally! Ann and Chris, who look after the property, are just fantastic. From the minute you book the property they are on hand to organise as much or as little as of your break as you need!

Fantastic villa - great location

We had a fantastic stay in this villa, everything we could have wished for. Great location for the beach even though a steep hill but that's Nerja and taxis are available, great pool space, wonderful hot tub with outstanding views. Air con and fans available, great showers, lovely bedrooms, we ate in most of the time, but near everything if you wanted to go out. No complaints at all x would definitely recommend.

Fabulous villa, highly recommended

Just returned from fabulous holiday in this stunning villa. Everything included in the villa for the perfect stay. Lovely pool and living areas and fantastic location. Steep hill climb back to the villa from the beach though! We would certainly stay again. We thoroughly enjoyed our holiday in Nerja, thanks Linda and Alan.

Great winter break

We stayed for three weeks over Xmas and New Year with our family joining us for part of the time, including two young granddaughters. We all loved the pool and hot tub, and we were very lucky with the weather. The villa is beautiful with great views, and is well equipped with everything needed for a comfortable stay, and we look forward to returning one day.

The villa is 5 minutes walk to the beautiful Burriana Beach (blue flag). Here, there are many restaurants providing Spanish, English and Continental cuisine, the most famous being Ayo's where '1 metre wide paella' is cooked on the beach daily.


The villa is only 45 minutes easy drive from Malaga Airport. Car hire is recommended for access to surrounding villages and beauty spots.


Unlike many of the towns on the western side of Malaga, Nerja has developed slowly and avoided dense high-rise development, preserving the character of the old town. It is a 15 minute walk to the town centre, where there is a terrific choice of restaurants and bars. Local villages worth visiting are Maro, where the Nerja Caves are located and Frigiliana, a restored Roman town.

Further Details:

Shopping is easy with good supermarkets and banks close by, and many stylish boutiques in and around the town centre. Activities in the area include fishing, scuba-diving and sailing, horse-riding, paragliding and mountain biking.

Changeover Day:
Sunday is preferred changeover day during the summer months. In busy Summer periods check in would be at 4pm and check out by 10am. However, we aim to be flexible on these times. if possible.

Prices are per week in UK pounds and are calculated at a daily rate when periods cross over. 20% discount for winter lets of 4 weeks plus. Pool heating is charged at £65 per week. Use of Hot Tub is charged at £40 per week.
