Small Estate/ 6 bedroom Villa close to Carcassonne, - Beautiful and Peaceful rural location,15 Minutes from Carcassonne and the Airport, 60m from the sea.
Set in 30 acres of its own land, this exceptionally private small estate exudes tranquility and is renowned as having probably the most breathtaking and panoramic views in the entire region. Although one of the closest properties to Carcassonne, we see unhampered 60 miles over the vines, the valleys and hills to the Pyrenees. No one who has stayed here leaves without a sense of regret (as more than 250 guests have confirmed in our guest book) and the view across to the mountains is unforgettable.
Much work has taken place over the years to bring the house absolutely up to date such as the most innovative commercial ozone and UV water treatment system which has just been installed for the solar heated swimming pool. We have a small gym with a high quality cross trainer and running frame. There are few if any items that one would hope to find in a house of this quality that are not here. And as a guest this year has said. "Staying at Gaubil ... is like being in a James Bond set!"
The Architect for Les Hauts de Gaubil is our nearest neighbour who lives a mile away, and this house was originally built for his brother. The pool was a matter of particular importance as he loved diving and it is for this reason that the pool's deep end is almost 14 feet deep.
Although modern in design,as can be seen the house nestles beautifully into the countryside and from most directions it remains hidden by carefully planted Juniperus Chinensis along with a broad range of Oaks and Pines. The layout of the house which can be seen on our website (www.gaubil.com) shows it has three levels and two conjoined properties. The ground floor in the main house is a wonderfully designed open-plan area which flows beautifully and leads through to the cuisine d'éte and on to the terrace from several directions. There is a cleverly designed walkway connecting the two kitchens directly which works through experience, especially well.
This property was always designed and created with families and parties in mind but despite this, it never feels remotely crowded as it is separated into two conjoined buildings sleeping 6 and 8 respectively so that everyone has their own space.
The huge walk-through patio windows in the living room lead out onto one of the terraces which looks over the pool and the tennis court and then over 60 miles to the Pyrenees. Beneath the terrace at a lower level is a very substantial and cooling Pagoda which has both room to get out of the sun and a table for 14 which sits beside the pool. This is much used for long and relaxing lunches giving relief from the heat of the day and dinners in the evening.
The south facing cuisine d'été is set in to the side of the hill with a cooling effect and this also takes away the heat of the day. There is a very large built in BBQ with a separate pizza/bread oven, a fridge, a separate dishwasher from the main kitchen and a sizable table which easily sits 14. This room lends itself to slow and relaxing lunches and dinners aided by subtle lighting. However because the lighting can be changed in colour and by moving the table out, it turns into a disco!
The house has almost every facility new and old including new bathrooms, a very recently updated kitchen, Wifi, flat screen TVs and satellite TV (including BBC and Sky freesat), and for those more keen to make their own music, there is a grand piano in th sitting room.
There is a very substantial alarmed and solar heated swimming pool (16m by 6m and 4m deep at the deep end) with a new diving board; a quality hard tennis court with a great back wall for single players, table tennis along with a small gym which includes a top specification elliptical cross trainer, a running frame, a lateral bicycle, a range of weights etc.
Despite the absolute tranquility, no cars, planes or trains, the house is only 15/20 minutes from the centre of Carcassonne, the shops and the Cité are a few minutes beyond this. The beautiful town of Limoux, so famous for Blanquette and is only 20/25 minutes away with a fantastic market on Fridays. Carcassonne market (which is not to be missed) takes place on Saturday mornings but end at noon when a party atmosphere then developed in the main square.
The house has been let continuously throughout the summer months since 2001 and continues to delighted our guests as the very many testimonials confirm. Since our first guest in July 2001, we have had more than 250 testimonials.
Many of our guest arrive with extensive plans to spend much of their time out and about exploring, but we have learnt over the years that most succumb to the tranquility of Les Hauts de Gaubil and end up staying put! This said, there is so much to see in the region ranging from the Cathar Chateaux to canoeing and white water rafting on the River Aude. There is excellent trout fishing in many of the streams and rivers coming from the Pyrenees (license required). There is a challenging Adventure Parkland (Accrobranche) close to the walled City of Carcassonne and a lengthy and challenging aerial walkway 30 feet up in the trees with zippiness over the lake. There is in this same parkland a beach with sailing, swimming and canoeing.
Despite being on top of a hill there is excellent cycling from Gaubil heading toward Montreal.

We have owned the house for more than 15 years now and there isn't a waking moment when we have regretted buying it. I have always loved France and have lived here and speak French as well. I am a retired nursery/primary teacher and have taught English to the French and French to the English. John sadly broke his neck and retired early from headhunting as a result. We love the countryside and especially this region with its beautiful vineyards and the rolling countryside which thankfully remains truly unspoilt France.
Walking and cycling in the area is wonderful and the views from our house are frankly spectacular. We greatly enjoy slow outdoor lunches, swimming and playing tennis with our friends. With 2 hours for lunch when the traffic wardens don't work as parking in the towns and villages is free, we think that the locals have got their priorities absolutely right

We were an extended family of 14. We enjoyed a most wonderful holiday: the views are stunning, dinner on the terrace every evening is magical; the property is extremely well appointed, and well looked after, with an exceptional pool ( and barbecue , important for us!); there is just so much to do, both on the property and in the surrounding area, it is ideal for an active group.
The proximity to Carcassonne and Toulouse is also very handy.
We spent a fabulous week with friends in this stunning home which is totally secluded, but yet only a short journey from the magical medieval city of Carcassone. The panoramic views of the distant snow capped Pyrenees are timeless and truly amazing whether at sunrise, midday or sunset. The owners have taken particular care in providing every detail you need for a perfect holiday including the well appointed kitchen and comfortable bedrooms. The covered bbq is a fantastic outdoor eating area where you get a cool breeze after a hot day and enjoy a glass or two of Blanquette de Limoux!
There is much to see and enjoy in this region from the spectacular Cathar castles, to the beautiful medieval villages, country markets, the Mediterranean coast, interesting walks and lots of good food and wine.
However, you can just spend lazy days around the gorgeous pool and maybe an occasional game of tennis and add the most spectacular views you have a piece of heaven! We highly recommend it either with friends or large families as there is plenty of space for everyone, together with a separate annexe. We will return!

We spent 7 relaxing days at this beautful property. Our group comprised of 10 adults,ranging from the ages of 22 - 60.The location is rural and secluded,yet local services are accessed by car ( 15 minutes ). This is an area which has something to offer everybody,from beaches to mountains,castles to fine dining.The property is immaculate and very well equiped,catering for all weathers. You will not find a more spectacular vista,anywhere !! Our hosts were very attentive and welcoming - when the time came,NOBODY wanted to leave........

A Little Piece of Heaven - Yes, Yes, Yes!
This is the most blissful location. We have stayed here, in various combinations, a number of times over the years, and have always found it incomparably relaxing and revivifying. The view is more than spectacular. To sit overlooking the pool on a summer’s evening, glass of something refreshing in hand, watching the sun sink slowly behind row upon row of Pyrenees stretching into the distance, the only evidence of human habitation a picturesque and far-off clocktower, must rank among the most pleasurable of life’s experiences.
For those with a little more action in mind, there are of course the pool and the tennis court, both, like the house, scrupulously maintained; the surrounding countryside also begs to be explored, on foot or bicycle. The famous medieval walled city of Carcassonne is a short drive away, and there are numerous small towns and villages to be investigated. Mirepoix is a favourite; go on Market Day for a taste of local culture. There are also many wonderful restaurants where one can relish the very best of French cuisine. Le Clos des Framboisiers in Carcassonne is fantastic; raspberries inventively insinuated into nearly every dish may sound a bit odd, but it’s delicious!
The house itself has been made exceedingly comfortable without sacrificing any necessary French rustic charm. The large lounge area stretches up a couple of steps into the dining room, with conveniently adjacent, spacious and well-appointed kitchen. Bedrooms are dotted around nooks and crannies of the house and adjoining annexe, allowing everyone a measure of privacy amongst even a large party. Connecting the two sides of the building is a delightful and much-used cuisine d’été (summer kitchen) - a covered dining area, one wall open to the grand outdoors, complete with built-in barbecue.
And everywhere there is the view. From the verandah, the patio, the cuisine d’été, from inside the house through the enormous panoramic sliding windows it beckons, simultaneously soothing and reviving a sense of adventure in spirits perhaps a little jaded from the rigours of everyday life.
It is difficult to describe this wonderful place in anything other than superlatives. Take your family - for good measure, take a couple of other families too - and revel in a week or two away from the cares of the world in this little piece of heaven. Excellent - everything and more
We stayed at this property in August this year for the second time, 3 families (4 adults and 6 children). The views are amazing the photos do not do it justice. The house is clean, well equipments and is very comfortable with lots of seating areas so you do not feel crowded. The location is great, with only 10 minutes drive to the nearest baker, butchers and vineyard!!
The pool is amazing and well looked after by Henry he English Caretaker who is very helpful and cant do more to help you. The owners have updated parts of the property since we last stayed to a high standard. This property or the location will not dissappoint, great for families and couples seeking a relaxing get away from it all. Good Wifi also which was essential for the businessman and teenagers we had in our party.

We had such fun with excellent swimming and tennis facilities
The property was such that you did not always worry that a Ming vase might be knocked over.
It was entirely functional with a very well appointed kitchen ,an excellent new large bathroom attached to the main bedroom.
My only criticism was that some of the other shower rooms perhaps need an update with the shower room in the bedroom next to the main bedroom in the main building being very dark and with no loo but this could be remedied quite easily I believe
The summer kitchen and drinks fridge were very good as was the BBQ
The delivery drive to the kitchen was also most useful
The view from this property was stunning, ever changing and one that never tired and we shall miss it very much
We would undoubtedly consider a return at some point and recommend it to our friends especially if they want space ,facilities but not being worried all the time that some precious item might be broken. We enjoyed the art on the walks as well.

“We bought the beautiful house because of the absolute tranquility and the breathtaking views of which, with the ever changing light, one never tires. The house faces due south and on a clear day we see fully six valleys to the back-drop of the Pyrenees. The wonderful layout of the house was built especially with families and parties in mind. This is true provincial France with it's traditional values which we greatly prefer to the glitzier and much more crowded areas such as the Cote d'Azur. Although close to Carcassonne, the house is off the beaten track, giving it total privacy. The nearest village Roullens is 2 miles away. Preixan which has some shops is 4 miles away, however it is only 15 minutes to the centre of Carcassonne and to the airport. Thus we have the option of being at home and far away from the crowds or alternatively, joining them in Carcassonne.”

The region boasts that one in every ten bottles of wine ever drunk in the world over the last 100 years has come from this region. With the strong influence of Australasia, in recent years there has been a great move away from producing bulk wine to where the money is, at the better end of the market. There is an ever increasing variety of good and great wines produced in the area from the outstanding Rothschild Domaine Baron D'Arques www.domaine-de-baronarques.com at Saint-Polycarpe (definitely worth visiting) Domaine du Météore, Les Léonides Blanc 2009, Faugeres, through to James Kingslake and Domaine Begude www.domainebegude.com and his wonderful Pinot Noir to the many excellent and greatly underestimated sparkling Blanquettes from Limoux. This entire area is an Oenophile's delight!
We have also had a number of artists who have stayed with us over the years because the views form the house are exceptional. The landscape is captivating, spellbinding in reality and provides the widest range of opportunities for landscape artists.
There is excellent white water rafting and canoeing on the river Aude especially higher up the river near Esperaza.
The region is famous for it's walks, horse riding and Randonnée.
The area is also ideal for cycling and there is a fantastic route from here to Monréal. The Tour de France frequently goes through Limoux.
Narbonne which is on the edge of the Mediterranean is an hour's drive away and there are many great beaches such as Narbonne Plage and La Gruissan with its salt marshes and seafood are there. Port Leucate with its pretty port is just over an hour’s drive away and has one of the very best fish restaurants in the entire region, Le Jardin de Filoche (definitely needs booking). Port Leucate has a fine sandy beach with swimming, windsurfing and parasurfing to entertain and occupy everyone. It also sports a nudist beach.
Carcassonne Airport is only 15 mins away whilst Toulouse, Beziers and Perpignan Airports are all an hour to an hour and a half's drive. Calais and other such ports are a 12 hour drive.
Although we are close to Carcassonne, car hire is essential.
10 min drive to Preixan, 15 mins to Carcassonne town and 20 mins to Carcassonne Cite. 20 min to Limoux. Cathar Chateaux are all around the region and at a variety of distances. Rennes le Chateau which is fascinating is only 45 mins away. St Hilaire, a monastry where the local sparkling white wine, Blanquette (the original source of Champagne was discovered) is 15 mins away across wine country.
There is also a small supermarket (Superette) in the village of Preixan. Various small shops in La Valette (great butcher, tabac and grocers). Major supermarkets (Geant and Leclerc) and banks in Carcassonne and Limoux. Restaurants all over but also in Roullens, Preixan, St. Hilaire (Le Clos de St. Hilaire) and Carcassonne (Comte Roger). Various Cathare Chateaux nearby with kayaking on the Aude at Alet les Bains. Riding at the nearby campsite. Wine caves in Arzens and Rouffiac. There is a very good wine school called Vinecole which is only 20 minutes away from the house and is very professionally run. There is a challenging aerial walkway at Carcassonne Plage.
For those interested there are a number of excellent vineyards within easy driving distance of Gaubil who will show visitors around their estates and who of course sell their wines directly. Perhaps best of all these is the Rothschild Estate, Baron Arques, just outside Limoux. Here the most modern techniques have been introduced from Bordeaux to provide the highest level and quality of wine making. Prices match accordingly!

A deposit of 30% is required to secure booking and a deposit of £500 to cover the house contents which will be refunded on departure assuming no breakages. The remainder of rental should be paid 2 months before arrival. We also strongly advise taking out holiday cancellation insurance in case of illness or volcanic activity (as took place in Iceland) and clearly to cover you against any unforeseen eventuality.

“Les Hauts de Gaubil is only 15 minutes from Carcassonne airport which is a Ryanair destination. Flights to the city come from Stansted, Bournemouth, East Midlands, Liverpool, Glasgow, Dublin, Cork. Toulouse airport with its greater reach, is only an hour away. There are very few properties like ours locally that provide such exquisite views from its own land with total privacy and yet such incredibly easy access to Carcassonne and other local towns. The house is exceptionally well equipped and there are few key items that we do not have. We have a new kitchen (which you can see in our photographs) with double ovens, an American sized fridge, a second kitchen (cuisine d'ete), a small gym with a running frame, a cross trainer, a recumbent bicycle and weights. We also have a huge pool where we have just installed the most modern water treatment equipment which enable an almost completely chemical free environment, a beautiful lit tennis court enabling play in the cooler hours of the evening, table tennis and almost all the things that a family might need to keep fit.”

- Notes on accommodation: There are two fridges, a freezer and two cookers and two hobs along with the BBQ and pizza oven. The property is cool and airy ibeing half built into the hillside, and since we recently renewed both roofs over the annex and the main house installing ultra-modern insulation which is cool in summer. There is central heating and large ornate fires in the living room and in the annex. There are 2 pool alarms and we have a substantial fence around the pool. The main house dining room easily seats 14 people. The BBQ area is wonderful because it is always cool, much needed for summer eating and there is a large open BBQ, pizza oven, cooker and fridge. It is the ideal place to have all meals in summer. We have a mini gym with a running frame, a cross-trainer, a lateral bike and weights for those keen to keep fit. This quintessentially is a wonderful family house which has given great pleasure to our guests as our lengthy guest books with more than 250 entries prove. Outside: Outside the dining room on the patio, is a sheltered breakfast table with 14 chairs. There is a very large farmhouse table in the summer kitchen where it is always cool in summer. There is a large dining table seating 14 around the pool and 12 sun loungers with 3 covered pergolas for shade. The fenced pool measures 16m x 7m and 4 mts deep at the diving end and has Safety Turtle individual alarms and 2 further alarms. There is a hard tennis court with a great practice wall. The 5 acre garden is terraced around the house and is filled with many trees and a recently planted orchard. Wild flowers, orchids, thyme, lavender and Spanish gorse grow in abundance. Spring is fabulous here with wild flowers and a great number and variety of wild orchids. There are lovely walks throughout the property itself and the area and you can walk to the Preixan through the vineyards and woods. Most of the surrounding area is hilly but with exquisite views. The local wine region is called the Côte de la Malpere. Utility Room: Everything necessary and more in a well equipped house. Ironing board, hoover and every cleaning material possible. Heating and hot water controls are here and it also acts as a very well equipped larder. There are spare bulbs, tool kits, brooms, etc. Cleaning / Towels / Linen / Maid service: Towels and linen are included with the letting. It is advisable to bring swimming towels but they are available. Cleaning takes place between lets and is included in the rental. Extra cleaning can be arranged privately (at the tenants expense). Other: The views from the main bedroom and bedrooms 1, 2 and 4 are breathtaking. The summer kitchen is wonderful for cool outdoor eating with a fitted BBQ and pizza oven and fantastic views.
